Conduct accompanied viewings to ensure the property is presented in the best possible light
Thoroughly credit check and reference
potential tenants through our comprehensive and centralised service, thus minimising the risk of defaulting tenants
Take a thorough statement of condition, or inventory, of the property to avoid differences of opinion at the end of the tenancy
The Lettings Process
> Prepare a tenancy agreement, which complies with current legislation, to protect the landlords rights and interests
> Collect the first month's rent and a security deposit prior to the tenant moving in
> Conduct the move-in to the property -
A detailed and thorough handover of the property will set the scene for a smooth and trouble-free tenancy
The Lettings Process
> Ensure that any maintenance issues are dealt with in an efficient and timely manner
This will ensure that the obligations of the landlord are fully met and that the fabric of your property is protected
> Collect the rent on the landlords behalf, deduct any necessary expenses and forward the balance to a nominated account on a monthly basis
This means that if the tenant is late in paying the rent we will be able to take prompt and corrective action
Managing Properties
> Inspect the property on a regular basis to ensure that the tenant is undertaking their responsibilities in accordance with the tenancy agreement, and to report on the condition of the property
This will help to ensure that the tenancy
is trouble free
> Respond to any queries or concerns from the tenant to ensure that the tenancy proceeds smoothly and that the property, in general is looked after
Managing Properties
> Renew the fixed term of the tenancy, if you so wish, thereby ensuring a further guaranteed period of tenancy
> On instructions, allow the tenant to stay on a periodic tenancy thus giving you the flexibility of re-possessing the property with 2 months notice
> If the landlord wishes the tenancy to end, we issue the appropriate notice to the tenant
> Prepare a final statement of condition or inventory so the property is either ready for your re-occupation or ready for the next tenant, if required
