I’m a non-Canadian resident (Foreign Buyer) Can I purchase property in Whistler? Yes! A large percentage of our Whistler home buyers and investors live around the world. A real estate purchase by a non-resident can be simple and stress-free by using the services of a Canadian accountant or lawyer specializing in British Columbia real estate.
Mortgage LendingMortgage financing for all types of Whistler investments can be arranged quickly by phone or online through our affiliate mortgage broker. Conventional mortgages usually require a 25% down payment. In some cases, high ration financing requiring as little as 10% down is available. For most out-of-country buyers, a 40% down payment is required, but many of our clients have been approved for as little as 25% down. First time buyers may be eligible for a property purchase tax exemption.
Property Transfer Tax (PTT)This provincial tax applies to all of real estate and it is payable by the purchaser on the completion date. The tax is 1% on the first $200,000 of the purchase price and 2% on the balance.
Property TaxesProperty taxes and municipal utilities (water, sewer, etc.) are due on or about July 1st each year. The tax notice will be mailed to you in June at your address as it is shown on title to the property.
GST (Goods and Services Tax)Effective April 1, 2013 HST of 12% was changed to GST of 5% in British Columbia. As this tax applies to certain real estate transactions, the rate reduction is a strong positive! Condominium properties that are zoned for and rented on a nightly/weekly basis are GST taxable. In the sale of condominium properties of this type, the ITC (Input Tax Credit rules apply to offset all or part of the GST that is payable by the Buyer. However, if the sale results in a change of use from short term rental to personal use only, the full GST is payable by the Buyer. In the case of new construction with 10% or more of the construction completed before April 1, 2013, a British Columbia transition tax of 2% is payable by the Buyer. In all circumstances it is recommended that professional GST advice is obtained from a qualified accountant or lawyer.
Legal InfoFor any property purchase in British Columbia, a purchaser is required to retain the services of a lawyer or notary to perform the purchase conveyance. You should budget approximately $1,500 for this service.
InsurancePurchasers are required to arrange insurance on a single-family residences. Banks in BC or lenders providing a mortgage on a property require this insurance on the completion date of purchase. The strata corporation insures strata titled (condo) properties. The strata lot purchasers should consider obtaining liability and contents insurance.
Strata Titled Properties (Condominiums, Townhomes, Duplexes & Fractional Interests)Purchasers of strata titled homes are responsible for paying monthly maintenance charges. The strata corporation is also entitled to levy special assessments for extraordinary expenses should there not be sufficient money in the contingency reserve fund. Prior to committing to your purchase, strata minutes should be reviewed carefully to determine weather the strata corporation anticipates any extraordinary expenditure.
I want to buy a chalet and rent it out for vacation rentals. Can I do that?Unless you purchase a house that is specifically zoned for nightly rentals TA (Tourist Accommodated) zoned, you cannot rent your chalet on a nightly or weekly basis. Most chalets, cabins and homes are in residential zones. You can only rent these on a monthly, seasonal or yearly basis. However there are a few areas in Whistler where homes are zoned for nightly rentals. You will find more condominiums that have TA zoning allowing for flexibility of nightly rentals.
“Phase I ” & “Phase II” CovenantsThese covenants are only found in TA zoned areas and mainly found on condos. Properties covered by the “Phase One” covenant have the flexibility of being rented out as much or as little as the owner desires or you can live in these properties full time. “Phase Two” covenant restricts the owner’s personal use of the property to 28 days in the summer and 28 days in the winter and defines how these periods may be booked. The property must be available for rent through a property manager for the remaining days of the year.
Tourism Whistler FeesProperties located on Resort land (generally Tourist Zoned properties close to the mountains) are subject to a bed tax. This bed tax is a quarterly fee based on the number of bed units in the property (one bedroom equals two bed units). If the property is for personal use only and is not available for rent more than 14 days per year, you may file a Declaration with Tourism Whistler to pay a lower rate of fees. This tax goes towards the budget of Tourism Whistler, which markets the resort around the globe.

History of The Tyrol Lodge
Travelling along Whistler’s Westside, properly known as the Alta Lake Road, is a bit like travelling back in time. The arrival of mechanized
skiing in the 1960s caused the pace of life in our valley to shift gears completely. While gondolas and condos, followed by full neighbourhoods and villages grew around the flanks of Whis-tler Mountain, across the valley the sliver of railway-accessed waterfront that formed the backbone of the community of Alta Lake was left to develop at a gentler pace. As such, despite the glitz, hustle and bustle of our modern resort, much of the Westside’s nostalgic charm has persisted to this day.
The property that best epitomizes this throwback appeal has managed this in large part because it has been continuously held and operated for more than a half century by a tight-knit group of mountain lovers from the alpine motherland. The Tyrol Ski & Mountain Club was formed in 1952 by a handful of Vancouver skiing and hiking en-thusiasts, most of whom were recent immigrants from German-speaking Europe. From the start, the Tyrol Club’s main purpose was to encourage people to get outside and take advantage of the beautiful mountains surrounding Vancouver. Many were North Shore ski instructors, and they were big promoters of the sport during the post-WW2 boom days of skiing.
Even though the Tyrol club’s membership has always been centered in Vancouver their Whistler roots run deep, and the club and its members have played a surprisingly important role in Whistler’s rise as a ski resort. Members of the club first visited Alta Lake in 1959 and instantly
began exploring the surrounding mountains, winter and summer. The club was so impressed by the spectacular landscape that in 1963 the club bought some land near Nita Lake and con-structed a small, one-room cabin to temporarily house club members. By 1966 construction was complete on the much larger Tyrol Lodge, which stands on that spot to this day.
Since setting down those local roots, the Tyrol Club has quietly played a major role in our community. Many Whistler icons were also Tyrol Club members or lodge custodians over the years, including Stefan Ples, Peter & Trudy Alder, and the Vogler family, to name just a few. The Tyrol Club organized the first ski races on Whistler Mountain in the 1960s, and remained major contributors to the local racing community for decades. They were also avid mountaineers, and have undoubtedly added to every summit cairn around.
Tucked away on the west shore of Nita Lake, Ty-rol Lodge has managed to survive through vastly different eras as well as any other property. When members of the Tyrol Ski & Mountain Club first purchased the lot, the gorgeous view across Nita Lake to Whistler Mountain (still officially named London Mountain at the time) didn’t include any ski lifts. The Tyrol Club envisioned their cabin according to the traditional ski lodges of their Alpine motherland. It was simply to provide a comfortable if modest base from which club members and their guests could explore the surrounding mountains on foot and on skis.
While outdoor play was an obvious draw, maintaining a vibrant social life was just as
important. Long-term Whistlerite Trudy Alder worked as the lodge’s caretaker, along with her first husband Helmut, from 1968 to 1970. At the time, she considered entertaining lodge guests with spirited après-ski full to be as important a duty as clean linens and stacked firewood. What the lodge lacked in luxury, it made up with rustic charm and a sense of community.
The simple, rustic décor remains largely un-changed, and to this day there is no television in the lodge to distract from socialization. Strategic upgrades like energy-efficient windows were deemed higher priority upgrades than other modern conveniences. In fact, once on the Tyrol Lodge grounds, there is very little to indicate that you haven’t been carried back to the 1960s. One of the main reasons the Tyrol Club continues to thrive, whereas most cabins have long-since disappeared is that they never swayed from their traditional values of camaraderie and sociability. Perhaps counter-intuitively, bucking the trends of the modern ski industry has been central to their winning strategy.
Earlier this year the RMOW and Tyrol Club hosted a modest ceremony and reunion, in which a plaque was unveiled by RMOW councilor Roger McCarthy, recognizing the club’s 50-year anniversary in the Whistler Valley milestone, and the many contributions they’ve made to our com-munity over the past five decades. Tyrol Lodge and the club culture it hosts represents a living heritage, harkening back to our mountain culture roots. No pretense, just a passion for mountains and a genuine appreciation for those who share the sentiment.

W hen I was a child, laundry rooms belonged to the scary world of basements. Dank and dark, almost certainly populated by
creepy things--not the kind of place you wanted to spend time. And so the act of doing laundry, no cinch itself, was made insufferable by its environment.
I was no stranger to doing laundry, growing up. This is why every home we design at KDD has a beautiful space for scrubbing, washing and folding.
It takes some convincing to get clients to invest money in such spaces. My thought is this: the laundry room is second only to the kitchen as a site for interior work. Give it a bit of love. It should be beautiful and work well.
With this in mind we recently undertook the design of a second-floor laundry room. The goal was to transform an awkwardly triangular room, accessed from a narrow hallway, into an inviting laundry room. Here’s what we did.
THE BIG IDEALooking at the floor plan, we knew we needed to do two things: build in as much cabinetry and counter space as possible, and create the inviting focal point you’d see on entering the room. The latter point--controlling the gaze-- is a crucial design consideration in difficult spaces.
It’s no mean feat with a triangular room. The acute angles of the walls tightened two of the three corners and limited the design space to two walls. One had a window; the other, shorter one, backed onto a bathroom.
We didn’t want the washer and dryer as the focal point. Their 38 inches of depth prevented us from putting them under the window. (It could have crowded the floor space.) Instead, we tucked
them side by side on the shortest arm of the room and enclosed them within a hanging cabinet.
Placing the appliances on the short wall allowed us to draw attention to the space beneath the window. For it, we designed a long run of cabine-try around a sink. It makes a romantic focal point, dressed in pretty tile and light.
To open the room up, we put double French doors at the entry. The glass panes allow light from the hallway windows to spill into the laun-dry room, which goes some length to relieving the claustrophobia of the narrow access hallway.
THE TWO BIG SPENDSIn any utility room--kitchen, mudroom, or laun-dry--it’s the cabinetry that costs you. And in this one, everything was custom built. We designed a hanging cabinet over the washing machines, a bank of drawers for crafting items and tools, upper cabinets that go to the ceiling, and a tall cabinet for storing mops, brooms and buckets.
The total millwork bill was north of $14,000. We could have used a modular system or lower-grade cabinetry, it’s true, but the shape of the room and the need to capture attention argued for custom cabinetry. It was the best fit (literally) and the best choice for longevity and resale.
At around $5,000, the countertops were also a splurge. Many people save money in a laundry by using laminate, but we decided early to go with engineered stone. It’s beautiful and durable, and it allowed us to install an under mount sink with a deck-mounted faucet. The effect is one of polish and elegance.
THE BIG SAVETile can get into your wallet if you’re not careful--it’s easy to overspend. The market’s many exqui-site porcelains and glass mosaics have undeniable charm. But I’d rather use luxurious finishes in areas where the luxury will have greater impact--the public areas of the home, say, or the master bath. The laundry doesn’t need it. We kept the floor tiles and backsplash to under $5 a square foot.
On the floor, it was a large-format (12 by 24 inches) porcelain tile in soft grey. The size means fewer grout lines, and the texture of the tile hides dust. On the backsplash we laid a simple 4-by-4-inch glazed ceramic tile, the kind often seen in pools and public bathrooms, where it looks bland. But here, in a brick pattern in soft green, the inexpensive tiles appear fresh and charming.
THE SPECIAL TOUCHESWe couldn’t resist adding a pretty light fixture into the mix. In truth, there was no need for it--we could have put a simple pot light over the sink--but the contrast of its embellished form and crystal sparkle was worth the effort. It draws your eye, making the room inviting.
One fixture we’ve been including in all laundry and mudrooms lately is a pull-down-style faucet. It’s a miniature version of a professional kitchen unit. The sprayer is perfect for scrubbing out stains, cleaning plant pots, or a hundred other things. Our clients love them.
In the end, it’s not escaping work that gives us relief. After all, that’s impossible. It’s making the work bearable. When you renovate your laundry room, consider fully its look, feel, and function.
