Beaches Catherine Hill Bay is in the early stages of growing a new coastal neighbourhood. Our purpose is to evolve along with your family, maintaining the timeless traditions of sustainability and the highest standards of design. In recognition of the strong draw of the ocean and beach the intimate design of streets, nestled by homes and softened by landscapes of native and ornamental plants makes walking and cycling to the beach a pleasant and welcomed part of your daily life.
Go for a swim, catch that perfect wave, stroll along Moonee Beach, and stop to watch the whales swim by, play with the kids in the Village Park or enjoy the fabulous coffee at the Village Café. Beaches Catherine Hill Bay is a place brimming with cherished moments just waiting to become lifetime memories.
Rose believes the best place maker is Mother Nature and Catherine Hill Bay has provided the ideal seaside canvas as the backdrop for our newest creation.

Life at Beaches Catherine Hill Bay is much more than a day at the beach. As a dynamic place where land meets sea, the coast is an amazing spot to experience the change of seasons and here, at Beaches, life is greatly influenced by the natural surroundings.
Behind the dunes unfolds 1500 hectares of National Parks and conservation lands concealing a network of walking trails, and varied habitats. Wetlands and streams gently flow to the sea, supporting an abundance of bird and wildlife. The perfection of the Egret as it stands guard, waiting for the first treasured fish of the morning, or the soaring presence of the White-breasted Sea Eagle as it surveys it’s domain from above.
Life defined.

Spend the morning exploring the rock pools whilst contemplating your next activity - horse riding, hiking, scuba diving or snorkelling, beach fishing or paragliding, or simply soaking up the sun. Did we forget to mention surfing, body-boarding or finally having a go at stand-up paddle boarding?
moonEE RocKpool
If you want to be on the water, not in it, then Lake Macquarie, the largest tidal salt water lake in the world is only a 10 minute drive away. Sailing, boating, fishing, kayaking (and swimming) spots abound in the bays, mangroves and inlets of this magnificent waterway.
No matter what you choose, at Beaches Catherine Hill Bay you’ll find a life of balance, a life of simplicity Wand activity, of nature and beauty – a life well lived.

Not only is Beaches Catherine Hill Bay surrounded by 1500 hectares of National Parks, conservation lands, and three beaches, it also includes seven new parks and reserves providing open space just a little closer to home.
At Beaches Catherine Hill Bay open space is an integral feature of the Village Plan. The Village sets aside another 8 hectares across seven parks offering central points of connectivity and recreation. The largest, Village Park, hosts a wide range of passive and active zones including barbeque pavilion, children’s playground and it is adjacent to the Village Shops, Middle Camp Beach and the famous surf club. Find that frisbee or kite and have a great picnic in the sun.
At Rose one of our guiding design and lifestyle principles is “The landscaping is the cover on the book”. If your Beaches home is the book then the landscaping around it is the cover that binds the whole together and presents it as your masterpiece.
At Beaches our dedicated landscape architects have selected a palette of native and exotic trees, shrubs, ground covers, vines, succulents, palms, ferns, hedges and grasses to help you articulate your home and express it’s individuality while creating a welcome sense of privacy.
Open space, landscape and parks.

Classic coastal elements such as hip and gable roofs, broad eaves with exposed white rafter tails, expansive porches, white trimmed windows and weatherboards painted in traditional coastal palettes create an architectural style instantly unique and recognisable as a Beaches Catherine Hill Bay home.

A traditional coastal architectural style has been thoughtfully selected for Beaches to preserve and enhance the unique sense of place and to create a distinctive visual character for the village.
Design and build.

Creating a new village in such a special place carries a high responsibility. Our vision for Beaches Catherine Hill Bay recognises the importance of the natural place. While establishing and maintaining its timeless traditions and firm adherence to architectural style Beaches Catherine Hill Bay looks to sustainability to ensure the natural jewels that draw us to the coast are protected for your future generations.
Sustainability means meeting the needs of the present without jeopardizing the ability of future generations to meet their needs. Whilst we encourage design thoughtful of solar aspect, sea breezes and sustainable materials it will come as no surprise to you that we have chosen water conservation as our pet sustainability initiative.
We have sourced best-practice water recycling systems and technology from Europe to harvest the water used in the kitchens, bathrooms and laundries of homes at Beaches Catherine Hill Bay. This most precious of resources is recovered, purified and recycled for re-use in laundries and toilets, and for irrigating lawns, gardens and parks.
Not only will this initiative save millions of litres of water the homeowners in Beaches Catherine Hill Bay who connect to the recycled water system will save the $6,000 to $10,000 cost of installing a rainwater tank as required under the BASIX regulations. Also, the recycled water for irrigation, washing cars, laundry and flushing toilets is 10 cents per kilolitre cheaper than drinking water and is not subject to water restrictions. This gives households in Beaches Catherine Hill Bay a secure, year round water supply particularly for irrigation and car washing which can be affected by water restrictions in areas without recycled water.
By significantly reducing drinking water use, our recycled water system allows more water to be returned to the natural ecosystems keeping them healthy and creating a sustainable future.
Sustainable living.
