KÉSZ Holding Inc. is the leading company of KÉSZ Group, which holds together the

resources of the member companies, and offers complex services – construction with

design, property development and management – to the investors with them. The great

advantage and virtue of our Holding is, as opposed to most of our competitors, that we

can implement various types of facilities on our own properties, with own machines,

equipments, through own innovations and we provide the experience and tools for de-

veloping and operating them. The Holding is also active in the neighboring countries.

Professional history of

KÉSZ GROUP1981: Establishing the KOMPLEX working party, the predecessor of KÉSZ Ltd.

In the early 1980s the government acts allowed the Hungarian residents to take part in economic

operation. Mihály Varga established the Komplex working party with part-time workers. The firm

specialized in engineering and structure installation, was located in Kiskunhalas. With the intention

of reflecting the company name they wanted to provide complex services.

1991: KÉSZ Ltd. was set up

Political and economic changes enabled to form KÉSZ, an acronym for

the full name: Light Structure Building and Servicing Ltd. by converting

Komplex cooperation into limited. The head office was in Szeged.

Issued capital amounted to 31 million HUF. KÉSZ delivered increasing

performance with its yearly turnover of 300 million HUF. Its services em-

braced a wider range of activities. The number of employees and mem-

bers showed increase.

1996 – The turning point

In 1996 KÉSZ was facing a turning point. The company achieved an im-

portant role in the Hungarian construction market. Its income presented

marvelous increase to 7 bn HUF.

We succeeded in winning several

projects of international investors

(e.g. REWE warehouse in Alsónémedi

and Suoftec plant of 40.000 m2 in

Tatabánya). From that point KÉSZ

pursued continuous growth. We en-

tered new markets, our income and

number of successful projects per-

formed increase.

1998 – Industrial parks

By buying the assets and properties of Traverz Inc. in 1998 KÉSZ got involved in steel structure

manufacturing. We started KÉSZ Industrial Park in Kecskemét operating as an architectural logisti-

cal center and the First Industrial Park of Szeged.

1999 - KÉSZ Group was established:

KÉSZ Group was formed. In the Saint Stephen 2000 Program

KÉSZ established an innovative and modern plant of 3 bn HUF

with a capacity of 25,000 tons steel per year. The most significant

project of the year was Jabil Circuit in Tiszaújváros.

2000 - KÉSZ Mester Office Building

The project of building the office house-parking lot of 24.000 m2 in Budapest was

financed on our own.

2001 - KÉSZ Romania

We achieved 2nd place in the Hungarian construction market regarding our yearly

turnover. We started the Centre for Processing Structure Steel and the production of

electric switchboards and moved the Centre for Architectural Products in Kecskemét.

We entered the international market by setting up the first KÉSZ subsidiary in Ruma-

nia, namely the S. C. KESZ S.R.L.

2003: KÉSZ Ltd. – Central-European Building and

Construction Ltd.

As the company opened up to the Eastern European markets, its name was

changed to Central-European Building and Construction Ltd.

2004 – KÉSZ Ukraine

To keep the tendency of improvement we set up our second subsidiary in

Ukraine under the name of KESZ UA.

2007 – KÉSZ HOLDING

The KÉSZ Group, celebrating its 25th anniversary of establishment, arrived

at a milestone in 2007: the parent company KÉSZ Ltd. and its subsidiaries

established a Holding organisation in order to clean up their profiles and

increase their efficiency. KÉSZ Holding Inc. is the leading company of KÉSZ

Group, which holds together the resources of the member companies, and

offers complex services – construction with design, property development

and management – to the investors with them. KÉSZ Holding Property De-

velopment and Asset Management Inc. were established and will manage

the company group in the future.

2008 – KÉSZ Bulgaria

The market situation make setting up possible our third subsidiary in Bul-

garia. The name of the company is KESZ BG.

Technical engineeringOur design offices are able to offer solutions to the customer’s

needs with sort deadlines, at any stage of the design process. Some

references of Technical Design Board: complex planning of office

buildings, halls, shopping centers, education and sport facilities,

industrial and residential buildings.

Product manufacturing in the

KESZ Industrial Park:

Our Company has established its manufacturing base in Kecskemét,

KÉSZ Industrial Zone. At our premises, we manufacture steel construc-

tions, constructional steel semi-manufactured elements, metal cov-

ers, roofing sheets, panels of suspended ceilings and shielding, electric

switchboards and distribution centers. The own production ensures

great flexibility for the realization of our construction projects and we

can serve our customers’ requirements more effectively.

Steel constructions:

With 25.000 square meters area, our Steel Construction Manufac-

turing Center is one of the most modern institutions of the kind in

Hungary and Europe; production capacity exceeds 18.000 tons an-

nually. Its main profile is: technological steel construction and frame-

work of heavy industries, energetic, building material, chemical and

environmental establishments. Besides, a decisive part of the others of

our factory is respected by the steel frameworks of buildings with di-

verse functions (manufacturing halls and warehouses, logistics centers,

hangars, sport halls, shopping centers). Our factory puts great empha-

sis on the quality surface protection which, thanks to an investment of

ours, is realized in a totally closed system. We sell our steel productions

in Hungary and all over the world.

Architectural sheet products:

Our Architectural Product Manufacturing Center has made ar-

rangements to produce and distribute architectural sheet elements

and metal covers. The plant manufactures trapezoidal sheets, half

stuff and reinforcement connections for construction of reinforced

concrete frames. Also, the production lines of our sheet center

issue Luxalon metal covers for outdoor and indoor use, and sus-

pended ceiling elements and shielding aluminum panels. One pro-

duction line – which can be mobilized – is producing Rib-Roof roof

covering sheets with sliding ribs, in plane and bent forms. We also

manufacture fine sheet-panels with bent edge, for closing building

covers and for individual shapes. Our Product Manufacturing Cent-

er distributes Mitsubishi Chemical’s special paneled layered sheet

product, which is manufactured in various colors with aluminum

or metal alloy cover. Assembly, sales and installation of the product

are also arranged by the colleagues from our Architectural Product

Manufacturing Center.

Product of building electricity:

Our Electrical Product Manufacturing Center assemblies the most

diverse electric distributing switchboards, main distributors, sub

distributors, building installation distributors, distributors for me-

chanics, phase compensators and bunk-house distributors from the

elements of the biggest producers of components. The plant quali-

fied equipment supplier for Schneider Electric and Moeller Electric,

besides Siemens by now. The center numerous references such as

shaping electrics for industrial plants, trade and cultural centers,

educational institutions and hospitals, and it has entered into the

market segment of industrial investors (heavy industry, energetic,

chemical industry) as well. Thanks to former orders, we managed to

purchase the newest license from Siemens, which means that our

plant manufactures the so-called Sivacon drawer-system electric

cabinets of the German firm, up to a range of 6300A. The employ-

ees of the center have experience with the assembly of Schrack,

General Electric and Legland equipment as well. Our colleagues, be-

sides installing electrical site networks of buildings constructed by

KÉSZ Ltd. are ready to grant servicing and maintenance work for

outside partners as well.

General Contracting:

As a main contractor we are able to realize the most diverse build-

ings, from planning to turnkey delivery. Following planning building

and obtaining permits, we ensure necessary building elements in-

struments and skilled people of the realization; we tune the execu-

tion recruitment and participation of sub-contractors. Construction

is done by our skilled professional teams, executing construction of

steel and iron framing, crusting, light construction assembly, tech-

nological assembly and doing building electrical and mechanical

constructions. The job of a main contractor has been the main pro-‡

file of our company from the very beginning; we

can be proud of realizing numerous buildings and

building complexes. The most significant referenc-

es of ours are from the field of industry: we have

realized several production and assembly halls and

plants acting as an investor as well. Significant

part of our orders comprises trade buildings: we

have obtained outstanding experience with con-

struction of hypermarkets, shopping and leisure

centers, warehouses, logistics centers and special

shops. In our reference list, you will find the color

palette of public buildings: construction of office

buildings, hotels, civil, educational and cultural

centers, health and service centers, traffic objects

and church facilities; ordered mainly by state or-

gans and municipalities. We have significant expe-

rience in the field of residential park construction,

and in doing building restoration and renovation – planning and ex-

ecution. In the field of municipal engineering, we do construction of

various monolith foundations, machine foundation, industrial floor,

roads, junctions, railway tracks, environmental reservoirs, treatment

plans and canals.

Assembly of steel constructions:

The steel constructions assembly department belongs to the

Assembly Board of the firm; it coordinates our steel construc-

tion assembling units. Our company does execution and assem-

bling works of frameworks and heavy- medium and light steel

constructions for building of machine, food and building material

industry, agriculture, energetic, environmental and sport facilities,

and construction of bridges and conveyors. Steel constructions of

the projects are delivered by our production center in Kecskemét.

The quality of our steel construction assembling activity and

through grounding of our experts is proven by national and inter-

national professional acknowledgements.

Building of reinforced

concrete constructions:

Our Company has outstanding references in production of mono-

lith reinforced concrete constructions and prefabricated reinforced

concrete constructions, besides constructing buildings wilt steel

frameworks. Our profile contains: construction of deep foundations

and industrial floors, buildings of carrier assemblies, processing and

assembly of concrete steel, sheeting and concrete work-in. Our ex-

perts have delivered high volume others for building of sewage pu-

rifications plants, bulkheads, walls, ceilings and grandstands.

Technological assembling:

Our Technological mechanics are specialized in assembling and

installing machine equipment, appliance of the constructed indus-

trial complex and technological lines. We do technological assem-

bling of buildings for the construction, energetic, oil, chemical, ma-

chine industry, agriculture and environmental objects.

Assembly of the electrical works of building:

The building electrical department of our Assembling Board en-

sures the complete electrical assembly work for buildings, starting

with transport through mounting, installation, ending with meas-

urement and maintenance. Our special team participates in the

main contractor’s tasks of KÉSZ, and fulfills own separate assem-

bling projects. Outstanding project of our building electrical team

are constructing and assembling building electrical systems of in-

dustrial and trade buildings, cultural centers and public buildings.

Assembly of building service engineering:

The building services engineering department of our Assembling

Board does the assembly, installation and maintenance works of wa-

ter systems, heating systems, air conditioning and kitchen technological

systems. The special team contributes to the main contractor’s tasks of

KÉSZ and fulfills own separate assembling projects. The most significant

references of our building services engineering department are repre-

sented by the mechanical construction of industrial, trade buildings, sta-

diums, office buildings, public buildings, health and recreational centers.

company began its activity in Hungary in 1982, and since that time it has been widening its field of construction activities continuously to meet the demands of the market. On account of the dynamic growth in the last quarter of a century, now KÉSZ is the most dominant company of above ground constructions in Hungary. Перший філіал групи „КЕС” в Україні було від-крито в 2002 році в м. Запоріжжя під назвою „КЕС Україна”. Ми отримали вседержавний до-звіл фірмової діяльності на головні профілі ком-панії - проектування, виконання та торгівлю. По-тім наше місцезнаходження було перенесено в м. Калуш.

Серед зарубіжних компаній ми були першими на українському ринку, які купили завод, як не-рухомість: в 2002 році ми купили завод по ви-робництву збірних залізобетонних елементів „KALUS HORS” загальною площею в 24 тисячі квадратних метрів. Для функціонування даного заводу ми разом з двома іншими угорськими фірмами (ТзОВ „ASA” та ЗАТ „Ferrobeton”) ство-рили товариство з обмеженою відповідальністю „3 Бетони”, та ще в рік покупки провели повну реконструкцію та модернізацію заводу.

В цей же час було побудовано апартамент брожнівського товариства „Nova-Osmaloda”.

На початку наша Калушська компанія в першу чергу приймала участь в будівництві конструк-цій торгівельних центрів „Metro”, наприклад в Києві, Харькові, або Одесі. В 2003 році на Крим-ському півострові, в місті Алушта компанія „КЕС Україна” купила та відновила Готель „Оріґо”, й цим ми влилися в інотуризм в курортній зоні Чорномор’я.

KÉSZ in uKraine

The first subsidiary company of the KÉSZ group in Ukraine was established in Zaporizhia in 2002 with the name “KÉSZ Ukraine”. We obtained the national permits of operation for the main field of activity of making designs, construction and trade. Later the Ukrainian site was moved to Kalush.

We were among the first foreign companies to purchase a real estate of a factory on the Ukrainian market: in 2002 we bought the KALUSH HORS plant of prefabricated reinforced concrete elements on the area of 24 thousand square metres. Together with two other Hungarian companies (ASA Ltd. and Ferrobeton Co.) we founded 3Beton Ltd. for the op-eration of the plant, and already in the year of pur-chase we began the renewal and reconstruction of the factory. This was the time when we constructed the apartment building of the company Nova-Os-maloda in Brozhniv, as well.

In its first years of operation our company in Ka-lush was mainly active in the construction of struc-tures for “Metro” department stores, for example in Kiev, Kharkiv or Odessa. In 2003 we purchased and renewed Hotel Origo in Alusta on the Crimean Pe-ninsula, with which move KÉSZ Ukraine joined the field of tourism on the Black Sea area of recrea-tion.

2005 was the year when the second subsidi - ary company of the KÉSZ Group, KÉSZ UA was set up in

In the beginning we built a WestLine storage hall of 8,300 square metres in the Ukrainian capital then submitted successful proposals to construct the plants of Jabil, Flextronics, Kronospan and ICT. In order to complete the mounting activities of the projects, in 2006 we established our own company of mounting with the name “KÉSZ Montage”.

Товариство „KÉSZ UA” разом з двома іншими угорськими компаніями функціонують завод по виробництву залізобетонних елементів. Завод збірних елементів „3 Бетони” виготовляє еле-менти перекриття попередньої натяжки та бал-ки. Поряд з цим завод має відповідні шаблони для виробництва залізобетонних колон, шару-ватих (сендвіч) стін та шийки чаш, а також розпо-ряджається засобами обробки арматурної сталі. Необхідний для виробництва елементів свіжий бетон постачає наш бетонний завод.

Калушський виробничий завод спроможний для виготовлення елементів для одно- або бага-топоверхової залізобетонної конструкції, з яких можна будувати промислові, торгівельні, кому-нальні об’єкти загальною площею від 1.000 до 100.000 м2.

Two other Hungarian companies and KÉSZ UA have a factory of reinforced concrete slabs in Ka-lush. 3Beton is making prefabricated ceilings and beams of strained reinforced concrete. Apart from this, the factory also has the forms required for making reinforced concrete pillars, walls of several layers and connection outlets, together with the machines needed for work with reinforced con-crete. It is our factory of concrete production which provides concrete for making the slabs.

The Kalush plant is capable of making elements for reinforced concrete structures of one level or several ones to construct industrial, trade and communal buildings with ground-spaces of 1,000-100,000 m2.

Apart from the above, a significant proportion of the orders placed at the company are for making steel structures for buildings with all types of functions (production and storage halls, hangars, sports halls shopping centres). KÉSZ Ltd. exports considerable quantities of its steel products to several countries of Europe, mainly to Ukraine.

Dunapack plant of corrugated paper – Zhidachev

Reconstruction and extension of an out-of-use hall of 2,000 square metres, together with mak-ing the designs. The complex of altogether 4,000 square metres also houses the offices of produc-tion control. For the work of construction a part of the construction elements have been supplied from the KÉSZ Ltd. Kecskemét plant of steel struc-tures and plates.

Завод по виготовленню гофрового паперу „Dunapack” – Жидачів

Перебудова та розширення завода в неробо-чому стані разом з його проектуванням загаль-ною площею на 2000 м2. В новому комплексі

площею в 4000 м2 був розміщений й адміністра-тивний корпус для організації виробництва. Для побудови об’єкта частина будівельних елементів була доставлена з кечкеметського заводу по ви-робництву сталевих конструкцій та виробничо-го залу листових матеріалів ТзОВ „КЕС”.

Торгівельні центри „Metro” – Київ, Харьків, Оде-са, Кишинів

Ми були поставщиками залізобетонних еле-ментів для будівництва торгівельних центрів „Метро” в містах Київ, Харьків, Одеса та Кишинів, Молдова.

Складські зали „WestLine” – Київ

Це будівництво залу площею в 8300 м2 в столи-ці України. Окрім побудови конструкції об’єкту ми проводили монтаж вікон, дверей та стельо-вих вікон, а також ми виготвляли фасадне обли-цювання будівлі.

Складальний цех „Flextronics” – Мукачево

Під час здійснення проекту ми в загальному створили промисловий цех загальною площею 24.000 м2. Монтажний цех з фасадним адміністра-тивним корпусом був побудований в промисло-вій зоні закарпатського міста. Під час виконання будівельних робіт конструкції було використано майже 1300 тонн сталевої конструкції.

We have supplied reinforced concrete slabs for the construction of Metro depart ment stores in Kiev, Kharkiv, Odessa and Chişinău in Moldova.

WestLine storage hall – Kiev

A hall of 8,300 square metres has been completed in the Ukrainian capital. Apart from the construc-tion of the structure, we got an order for the instal-lation of doors, windows and the top windows, and making the front cover of the hall, as well.

Flextronics assembly hall – Muka che vo

The project was for the construction of an industrial plant of altogether 24,000 square metres in Mukachevo. The assembly hall was built together with the office building in the industrial zone of the town next to the Carpathi-an Mountains.

Kronospan hall – Novovolynsk

The company Kronospan gave KÉSZ UA an order to make the designs and construction of a mixed structure hall of 4,000 square metres in Novo-volynsk. In the project our company

Завод „Fornetti” – Сваля-ва

ТзОВ „Fornetti”, яке займається виготовленням заморожених булочних виробів та їх торгівлею,

замовило від нашої компанії будівни-цтво нового заводу в закарпатському містечку Свалява. Цей проект містив в собі облицювання заводу площею 330 м2 та виробництво і доставку ста-левої контсрукції.

Зали „ICT” – Київ

За дорученням товариства „ICT” нами було побудовано в Києві 3 складських зали (площею 5.000 м2, 3.400 м2 та 5.200 м2). Для втілення проекту сталеву конструкцію загаль-ною кількістю 700 тон було доставле-но до Києва з угорської центральної

Fornetti production hall – Svalyava

Fornetti Ltd., a company to make and sell frozen bakery products, gave us an order to construct a new production hall in Svalyava, the Zakarpattya Oblast. The project included the cover

for a hall of 330 square metres, together with the making and supply of steel structures.

ICT halls – Kiev

ICT placed an order to construct 3 storage halls (with ground-spaces of 5,000; 3,400 and 5,200 square metres, respectively) in the Ukrainian capi-tal. It was the Hungarian site of the parent compa-ny to supply the steel structures of altogether 700 tons, required for the work, to Kiev.

Jabil plant – Uzhhorod

KÉSZ UA has built a Jabil plant of 26 thou-sand square metres as a general per-former. It includes a production hall for making motherboards, and two warehouses, as well. KÉSZ Ltd. supplied almost 1,000 tons of steel structures from its Kecs kemét plant to Ukraine for the work.

Ghelamco park of logistics – Kopilov

Our company got the order from Ghelamco to complete their park of logistics on 27 thousand square metres in Kopilov, next to Kiev. We made a contract to construct the facility with two build-ings and complete structures. 3Beton made the prefabricated reinforced concrete columns for the buildings, and KÉSZ Ltd. produced the grated sup-porting elements.

Olimp storage hall – Malinovka

Olimp has placed an order at our company to con-struct a warehouse building of 15 thousand square metres in Malinovka. Apart from making the struc-ture, the order also included the installation of a complete shell.

OTP bank office – Kiev

OTP, the largest network of Hungarian banks, gave us an order to construct an office of 150 square me-tres in downtown Kiev. KÉSZ UA has offered making a complete project (making designs, demolition and construction).

Завод мікроелектроніки „Jabil” – Ужгород

„КЕС UA” в якості генерального підрядника по-будувало ужгородський завод „Jabil” загальною площею 26 тисяч квадратних метрів, який скла-дається із виробничого залу для складання ма-теринських плат та двох складських приміщень. Для будівельного комплексу ТзОВ „КЕС” з Кечке-метського заводу доставило на місце будівни-цтва майже 1.000 тон сталевої конструкції.

Логістичний парк „Ghelamco” – Копілов

Наша компанія виграла тендер компанії „Ghelamco” на будівництво логістичного парку загальною площею 27 тисяч метрів квадратних в Копілові біля міста Київ. Відповідно контракту ми взяли на себе побудову двох об’ектів до повної готовності їх конструкцій. Збірні залізобетонні колони будівель виготовляла фірма „3 Бетони”, а ґратчасту ферму – ТзОВ „КЕС”.

Складський зал „Олімп” – Малиновка

Компанія „Олімп” замовила від нашої фірми по-будову складського залу площею 15 тисяч метрів квадратних в місті Малиновка. Наше починання поряд з побудовою конструкції будівлі брало на себе й комплексне його опалублення.

Банківський філіал „OTP” – Київ

Провідна банківська мережа ОТР довірила на-шій компанії будівництво банківського філіалу в центрі міста Києва загальною площею 150 м2. „КЕС UA” зобов’язилося на комплексне здіснення проекту – проектування, знесення, будівництво.
