the number of homeowners remortgaging their property has fallen dramatically since the onset of the financial crisis in 2007. Some 1.2million people remortgaged in 2007, but by 2010 this number had fallen to 350,000, and even last year the number had only recovered slightly to 399,000.

Experts put the drop down to three main factors: so-called ‘mortgage prisoners’ who haven’t had enough equity to remortgage or who have been restricted by tighter lending

criteria; borrowers on base rate tracker deals or on variable rates below 3% who have no incentive to remortgage to a less favourable rate; and as many as 4.4million homeowners who could benefit from remortgaging but simply have not done so.

The improving economy could be set to help thousands of homeowners to switch their mortgage. As house prices increase, homeowners will find that they have more equity

in their property, making it easier to mortgage with a better deal and draw some equity from their home if they wish. As loan-to-value ratios fall, borrowers will find a bigger choice of

deals available and more advantageous rates, increasing their likelihood to remortgage.

There’s a vast fortune tied up in property – each 1% rise in house prices makes an additional £23bn of housing equity available.

Rising interest rates are also likely to encourage borrowers into remortgaging. Higher rates will make many of the current tracker deals less attractive, so many borrowers are likely to

remortgage into a fixed-rate deal in order to protect themselves against further base rate rises. With the base rate set to rise slowly over the next two to three years, a fixed rate will provide peace-of-mind and guarantee monthly mortgage outgoings.

Could you please begin by telling us a bit about your company?Fox & Sons has been in existence in the Brighton area for over 140 years, and has ten offices dotted around the city. Our Western Road branch has been in operation at our current location for around 65 years. We have a great local reputation and work across the whole property buying process, with divisions dealing with sales, lettings, mortgages and surveys.

What do properties typically sell for in Brighton and hove? Around The Lanes shopping area, a studio can cost £165,000 and a one bedroom apartment £175,000, with exceptional properties achieving as much as £300,000. We work in lots of conversation areas, including Adelaide Crescent, where prices begin at around £200,000 and can range up to £625,000 for a two-bedroom property, depending on location and sea view. Clifton Hill,

where the architecture is akin to London areas such as Holland Park or South Kensington, is very desirable. Although an entry-level property here may cost around £300,000, the equivalent home would be around £2.5m in London!

Who buys properties in Brighton?Because of our history and seaside location, Brighton has always been popular with London buyers looking to purchase a second home or relocate entirely. The market here has three distinctive segments: local buyers, buy-to-let buyers and London buyers. The latter segment focuses largely on the Seven Dials area, where there are lots of Regency-style properties within easy reach of the train station.

What are market conditions currently like in the Brighton area?The market is phenomenally busy here, with enquiries up 22% compared to this time last year. This is reflected in price

increases – just this week we have sold a one-bedroom property for £209,000 that we sold a little under two years ago for £173,000.

has the help to Buy scheme attracted first-time buyers to Brighton? The Help to Buy scheme has not had a huge effect in Brighton, although we have seen first-time buyers getting on to the ladder. Help to Buy is focused on new build homes, of which there are very few in the area. When developments do pop up, they are very popular and we often see a lot of interest from second-home buyers and investors. We have seen some impact from the ‘Bank of Mum and Dad’, with parents helping their children with deposits, but all in all, the average age of a first-time buyer here has increased to around 37 or 38.

What do you expect to see happen over the next 12 months?

We have been starting to see price increases calm down a little, and I expect that will continue over the next five or six years, as we simply can’t build houses quickly enough and demand is consistently outstripping supply. I expect interest rates to increase by a quarter or half of one percent, but there are still plenty of lenders who are keen to lend money and are offering some great deals. around 500 house-hunters made their way to the Hilton Brighton Metropole last weekend for The WhatHouse? Show, our first consumer property exhibition.

With 35 exhibitors, the Show gave buyers and investors plenty of choice of properties to look at and an array of companies to speak with one-to-one about their offerings. Two seminar theatres provided a wealth of information for homebuyers over the weekend, with advice for first-time buyers, investors, retirees and those looking for a home overseas.

The Show attracted a wide range of buyers, including young people looking for their first property, families looking for a larger home and experienced investors looking to put their cash into a buy-to-let property.

“The opportunity to speak to so many different agents and developers under one roof is pretty rare these days, especially if you don’t live in a big city such as London or Birmingham,” says WhatHouse? editor Keith Osborne. “It’s been a great opportunity for house-hunters to spend time with people building and selling homes – to dig into the detail and really find out about the homes on offer.

“First-timers were able to find out about great government assistance schemes such as Help to Buy and Shared Ownership while homeowners currently living in a large, older property could find out about a range of developments being built specifically for older buyers. We also saw a lot of people looking to spend their money on a second home abroad – quite a few even booked inspection trips at the Show to go and visit these developments for themselves.”
