What it takes to be a TOBY winner!From Local to International

Why are you here?• This information session will assist you in preparing

your building for TOBY and telling your building’s story.

• You’ll learn how to prepare a TOBY® entry, prepare for a site inspection and effectively communicate and highlight your buildings features, programs and management practices.

• Existing tenant and potential tenants now look for TOBY winners when looking to renew a lease or sign a new lease.

• Whether at the local, regional or national level, you have the opportunity to be recognized for your accomplishments.

• Regional– Apply online

• International– One building per category, per region moves on

– Sit back, relax and pray!

– Hold your breath at the awards dinner



Eligibility• You must win locally to advance to regional, and

regional to advance to international.

• The building, building manager or owner must be a member in good standing of BOMA

• The building may not have won in the same category during the last 5 years. (May be a local requirement)

• The building must be occupied for at least one full year prior to competition

• At least 50% of a building’s space must be used as office space to be considered for all categories except as specified in Retail and Industrial.

• All categories must be at least 50% occupied.

• Each building may enter in only one TOBY category.

• All U.S. Entrants with the exception of industrial and retail buildings, are required to be ENERGY STAR benchmarked.

• An entrant may choose to enter multiple buildings as a single entry only if the buildings are owned by the same company, managed by the same company and the buildings are managed as a single entity



Why Categories Matter• Your building might fit into several

categories• Picking your category means

picking your competition• Pick the category you are most

likely to win, you can always apply for the other category next year



Choose The Right Category• Under 100,000 Square Feet

– Greater than 50% office area required

• 100,000 - 249,999 Square Feet– Greater than 50% office area required

• 250,000 – 499,999 Square Feet– Greater than 50% office area required

• 500,000 – 1 Million Square Feet– Greater than 50% office area required

• Over 1 Million Square Feet– Greater than 50% office area required

• Renovated Building– Older than 15 years– Maintained a minimum of 50% occup.– Minimum 5 projects

• Historical Building– Older than 50 years

• Corporate Facility– Single-use facility at least 50% owner

occupied

• Medical Office Building– Minimum of 75% medical use



Choose The Right Category• Government Building

– Minimum of 50% government owned and occupied

• Suburban Office Park (Low-Rise)– 2 or more buildings, less than 5 floors– Greater than 5 acres of land

• Suburban Office Park (Mid-Rise) – 2 or more buildings, 6-10 floors– Greater than 5 acres of land

• Industrial Office Building(s)– 1 – 2 floors, between 5% and 50%

office space– Must have a loading dock, no lobby

• Retail– Must be managed as a single property

with a minimum 50% occupancy– Anchor ratio must be at least 25%

• Earth– Greater than 50% office area required– Focused on sustainability

The Pictures Tell A Story• Your pictures should look like

they belong in a magazine• Just because your building

isn’t perfect, doesn’t mean your pictures can’t be.– Can you see the smudges on the

cooling tower? Me neither!

• Take pictures of areas you are particularly proud of.



On-Site Presentation• Reserve parking and post signage

• Setup the room• Involve all members of your team

• Illustrate anything that’s hard to see in person including– Owner information– Industry associations– Previous awards– Training records– Campus policies

• SHARE INFORMATION THAT CANNOT BE EASILY SEEN ON THE TOUR

Building Inspection• Be prepared and dress the campus

to impress– Freshen and paint curbs around the

building if possible– Patch and paint areas of concern– Bring janitorial in to make the place

shine– Involve all members of the team and

allow them to shine in their core areas– Keep an eye on the clock, only go over

time if you’ve checked with the judges first



Regional• BE PREPARED TO WRITE!!!• The regional web site limits character count. Make every word count• Use notepad on windows computer to remove all formatting so you see

your submittal the same way the judges will• Spread the work out among your team, but have a single editor• Remember, these judges will never see your property, so paint a picture for

them



International• If you win locally and regionally,

you will be automatically entered in international

• Come to the BOMA Convention and Expo

• Don’t be the schmuck in the grey suit in case you in!!!

• TOBY participants at the regional level will be recognized as having achieved the minimum points required in as many of 6 of the 6 sections of the BOMA 360 application

• Regional winners will receive a discount on BOMA 360 application fees– This waiver and discount are valid up to one

year after the TOBY award is earned.
