Ozway Realty has opened its doors in Penrith and has a plan to shake up the local real estate market

O zway Realty, Penrith is open for business and having sold their fi rst home before they even

opened their doors earlier this month, the team is already hard at work.

Directors Marie Barclay and Chris Barclay, with years of expe-rience in real estate in western Sydney, are heading the team at what is the fi rst Ozway real estate agency in Penrith.

Before opening their doors on October 13, the agency already had one sale on the books – a sign,

according to Ms Barclay, of what is to come.

“We’re off ering a very diff erent marketing strategy, which is one of the reasons we have gone with Ozway Realty, that has been tried, tested and proven as successful. Ozway has a completely diff erent slant on marketing and with my background in that area, I was impressed – I saw it as a fresh, new approach,” she said.

“We saw this success with our fi rst property, where we launched it on a Wednesday, had the fi rst inspection on Thursday and had

a contract signed the following day. In addition, we sold it for $140,000 more than other agents were promising.”

The agency is specialising in sell-ing the homes that other agents could not and are determined to deliver a better result.

“We end up achieving between three and 11 per cent more than other agents promise,” Ms Barclay said.

The team hope that with their ‘new way, simple way, real way’ tag line, they will be known as the one-stop shop for local people

with all their property and real estate needs, whether they be buyers, sellers, renters, landlords, business owners or property developers.

Just wait until they discover Penrith

I had the pleasure of being invited by one of Castle Hill’s top agents, Trisha Saiani from Belle Properties Castle

Hill, to attend an in room auction night they were having at Castle Hill RSL Club recently. They had planned to put eight properties up, but three sold prior, so fi ve properties were auctioned on the night.

Approximately 250 people attended the night with around 100 registered bidders for the fi ve

properties to be auctioned. One by one I watched as the throng of hopeful buyers did their best to be the last buyer with their card held aloft as one of Sydney’s best auctioneers Charles Baynie brought the hammer down.

Red brick four bedda, one garage $975k.

Approximately 50-year-old rendered brick veneer, four beds, double garage $1.11 million.

The next one almost made me choke on my Mentos (kindly supplied by Belle Properties Castle Hill). Wait for it... three bed townhouse, double garage and ensuite, my guess about 15-20 years old in Castle Hill, $865,000!

Penrith would sell for $410,000.The last property of the night

was a knockdown on 695sqm of land on Windsor Rd, Baulkham Hills, with the fi nal crash of the hammer for the night falling at a whopping $845,000.

As I stood back and admired the mass of disappointed under bidders leave the room, I franti-cally tried to come up with a way to gather them together and have them follow me on the 35 minute drive along the M7 and M4 back to Penrith. Why? Well beside from the potential commissions avail-able from 95 cashed up buyers, I wondered what these buyers would think if they could see

what we had to off er in Penrith, and that they could buy the same three bed townhouse for low 400’s rather than the high 800’s, or the same rendered brick veneer renovated four bedda that just sold for $1.1 million in Castle Hill, in South Penrith for $550,000. Or maybe they spend that $1.1 million and buy a 40sqm mansion overlooking the majestic Nepean River, or even an acre in Orchard Hills, Cranebrook or Mulgoa.

Of Course I couldn’t convince the 95 under bidders to follow me, to be honest, I didn’t even try (logistical nightmare).

So what is it? What makes a buyer pay at least double for a property in Castle Hill, than what they could pay for the same prop-erty in Penrith?

Is it the travel, my understand-ing is it’s about a 45 minute trip from Castle Hill to Parramatta in peak hour. Penrith to Parramatta in peak hour is about an hour, Penrith to the Sydney CBD an hour and a half, it would be a minimum hour from Castle Hill at the same time.

Fast train from Penrith to Central, one hour! You still can’t catch a train from Castle Hill to the City.

Is it lifestyle? I’ve lived in Penrith my whole life, so maybe I’m bias, or ignorant, but it can’t be twice as good living in Castle Hill than it is in Penrith.

Sure Castle Towers would prob-ably has our Westfi eld covered, and they do have Gold Class cinemas, but really?

We live on the Nepean River, at the foot of the world heritage listed Blue Mountains, we have great schools that cater for all abilities and budgets, plenty of open space, parks, mountain bike tracks, rowing courses, rafting courses, our own National Rugby League team, restaurants, cafes, quality golf courses, Panthers entertainment precinct, an abun-dance of shopping options and the list goes on… all this within a one hour train ride to the Sydney CBD.

So what’s this mean for the Penrith real estate market?

The greater Penrith area, like most of Sydney is currently going through a boom, house prices are up about 10 per cent on this time last year, and I keep getting asked the same question, how long will this hot market last?

Well based on what I saw at Castle Hill, we’ve still got a way to go yet.

Property in Castle Hill can’t be worth double that of a comparable property in Penrith, and although I didn’t manage to bring any of those 95 buyers that missed out back to Penrith, it can only be a matter of time before they and the rest of Sydney realise that Penrith is no longer in the sticks.

The voice of Australia’s residential building industry, the Housing Industry Asso-ciation (HIA), has welcomed the current federal round of red tape removal, particularly reforms to tendering processes for Australian government funded construction projects. “The removal of the requirement for builders to be accredited under the federal Building and Construction Work Health and Safety Accreditation Scheme when constructing single dwell-ings is welcomed,” said HIA Chief Executive – Industry Policy and Media, Graham Wolfe.

The birthplace of the late Prime Minister Gough Whitlam has been given an Interim Protection Order by the independent Herit-age Council of Victoria. Planning Minister Matthew Guy applied for the Interim Protection Order, under section 56(1) of the Herit-age Act.

Sydney residential rental accommodation availability has slipped backwards, according to data released by the Real Estate Institute of New South Wales. The September 2014 REINSW Vacancy Rate Survey saw the

number of properties for rent across Sydney fall 0.1 per cent to 1.7 per cent.

Glebe’s fl agship hotel, The Haven Inn, is set to close its doors and reopen in early 2015. Since being sold for $13.5 million in July this year, the hotel’s new owners, a private Chinese group, have signalled their intent to reinvigorate the iconic local hotel and unveil it early in the New Year as a fully renovated, 4-star Best Western-affi liated hotel. Low vacancy rates in Penrith’s

rental market can be attributed to a shortage of investor driven developments according to one leading real estate expert.

Malcolm Gunning is President of the Real Estate Institute of NSW (REINSW) and says that the number of vacant rental properties is very low in Penrith because demand is outstripping supply.
