DESCRIPTIONWenbans occupies a tucked away, semi-rural, setting bordering Wadhurst Park. This outstanding country house is listed as Grade II*; the original building on the site is said to have been a hunting lodge, possibly for King John. The surviving property is largely a substantial timber framed building on sandstone walls, dating from the 15th Century and added to in 1612, and has undergone a number of alterations and amalgamations over the following years. The elevations are mainly a mixture of weatherboarding and tiles and the roofing is a massive series of pitches with peg tiles.

To the South East of the house is a 16th century timber framed great hall with vaulted ceiling which has been incorporated into the residential accommodation, joined by a Rear Hall. To the North of the house is an addition built in brick with hanging tiles and believed to date from the 1920s. The present owners have made further additions and alterations, including restoration to some parts of the house following a fire. In all, the house makes for a very spacious family home with a wealth of character and impressive features throughout. Outside, there are fine grounds and the stunning walled swimming pool with pool house and secondary detached coach house completes the feel of a small country estate.

As with many houses of this age, there are a number of historic references. In more recent times it has been reported that Wenbans was visited by Edward VIII and Mrs Simpson whilst the house was under the ownership of Lord Cholmondeley in the 1920s. Features of the property include:

• A striking reception hall, open to the sloping roof line with exposed timbers.

• An array of character reception rooms including a drawing room with heavily beamed ceiling and superb inglenook fireplace.

• Dining room, study and the library, with an impressive arched stone fireplace and handcrafted bookshelves.

• Attached to the main body of the accommodation connected by an oak beamed walkway is the Great Hall which currently houses the snooker table. This room is open full height to the eaves with a massive inglenook fireplace and minstrels gallery. In addition, there are two more intimate rooms beyond here, at first and ground floor levels, with a cloakroom.

• Spacious kitchen / breakfast room with extensive work surfaces, cupboards, drawers and a central island with breakfast bar. Built-in hob, oven, Belfast sinks and recessed Aga. The spacious breakfast area has a glazed canopy above (previously an outside courtyard area, now enclosed).

• Master bedroom with stunning wall panelling and attractive fireplace, plus individually designed en suite bathroom with built-in wardrobe cupboards and unique carving.

• Newly renovated au pair, or housekeeper’s, accommodation to one end by the secondary staircase, providing bedroom, sitting room and spacious shower room.

Externally• A separate coach house of brick and tile elevations under a

pitched tiled roof was formerly a garage on the ground floor with a flat above and now provides additional accommodation with two bedrooms, sitting room, family room, kitchen and bathroom.

• Swimming pool complex with pool house, kitchen and shower facilities. The walled swimming pool area encompasses a huge pool with electric cover, English sandstone paving and a jacuzzi.

• Tennis court in need of repair.

• Delightful gardens and grounds with lawned garden, flower and shrub borders, vegetable garden, orchard and greenhouses.

• Private drive leading to Wenbans from the main entry drive, which also gives access to the Oast and Wadhurst Park (where there is planning permission for two estate properties) and a public footpath up the main entry drive leading onto Wadhurst Park.
