    Some Facts You ShouldKnow About Radon ...

    • Radon is a cancer-causing radioactive gas. Infact, according to the Surgeon General, it is thesecond leading cause of lung cancer in theUnited States. Only smoking causes more lungcancer.

    • Radon is a naturally occurring gas produced bythe breakdown of uranium in soil, rock, andwater. You cannot see, smell, or taste radon.There is no scientific doubt that radon gas causeslung cancer.

    • According to EPAestimates, nearly 1 outof every 15 homes inthe u.s. have elevatedlevels of radon.

    • Elevated levels of ra-don have been foundin every state. New homes, old homes, homeswith basements, slabs or crawl spaces canhave elevated radon levels.

    • The only way to know about the radon level inyour home is to test for it.

    • The average indoor level of radon is approxi-mately 1.3 pCi/L (picocuries per liter). The aver-age outdoor level is approximately 0.4 pCi/L.

    • Any radon exposure has some risk of causinglung cancer. No one knows for sure if there iseven a safe level of radon.

    • Radon may be present in well water. Considertesting well water if indoor radon results arehigh.

  • RADON SURVEY AGREEMENT

    In consideration of the fee and limitation of liability hereby specified by this agreement, the Testing Company and/or VESCO agree toconduct for the Client a professional short-term indoor air radon "screening test measurement" at the survey property listed below.

    Right of Entry: I warrant that I or my agent have made all necessary arrangements with the selling party(ies) for VESCO to enter theproperty listed below for services rendered as outlined in ,this agreement.

    Placement of test devices will be performed in accordance with the Test Protocols established by the U.S. Environmental ProtectionAgency (USEPA) in effect at the time of placement. Accordingly, short-term screening tests will last from 2 to 7 days and will consistof two professional EPA approved radon test devices placed side by side at the lowest potentially livable area of the house suitable foroccupancy. Test results will be available as soon as possible at the conclusion of the test.

    Short-term screening tests are intended to indicate the potential for long term exposure to high levels of radon. It is understood that(a) the test results are representative of the levels measured during the test period only, (b) radon concentrations within the house maychange from area to area, and (c) radon levels are affected by weather, barometric pressure and/or other variable conditions. Theradon levels detected will be reported to the Client, as well as USEPA recommendations and guidelines for subsequent action. Itremains the responsibility of the client to interpret these guidelines and determine the course of action to be taken, if any. The partiesexpressly agree that under no-circumstances will the Testing Company and/or VESCO be responsible for the cost of follow-up testingor radon mitigation.

    USEPA test protocols call for maintaining "Closed Building Conditions" beginning 12 hours prior to commencement and the entireduration of the test. Our test personnel will make reasonable efforts while on-site to see that appropriate conditions exist and measureswill be taken so that conditions are known and observed. Compliance with these conditions has a direct effect on the results of thescreening test and is beyond the control of the Testing Company and/or VESCO. Accordingly, it is understood and agreed that neitherthe Testing Company nor VESCO can assume any liability or accuracy of the results.

    Indication of tampering with the test devices or violation of "Closed Building Conditions" will invalidate the test results. Testing feeswill not be reimbursed if it is determined that devices have been tampered with in any way or test conditions have been violated.

    Analysis of test devices and reporting of test results are performed by USEPA Radon Proficiency Program Listed Participants, inaccordance with USEP A established and/or approved procedures. All test devices remain the property of VESCO and will beretrieved at the conclusion of the test.

    In no case will any financial responsibilities due to negligence or breach of contract exceed any amount of money that was paidfor services provided in this Radon Survey Agreement. Therefore, all parties expressly agree that under no circumstances willthe Testing Company or Virginia Environmental Services Company (VESCO) be held responsible for the cost of long termfollow-up testing, and/or remediation. Acceptance of this agreement is hereby acknowledged between Virginia EnvironmentalServices Company (VESCO) and the following party(ies):

    In order for a short term radon test to be valid, the US EPA requires that closed-house conditions be maintainedduring the test period, and for twelve (12) hours beforehand when the testing period is less than four (4) days. Asummary of the EPA's definition of closed-house conditions is as follows: All external doors and windows mustbe kept closed. Doors may be opened only for the time-required going in and out of the house. External-internal air exchange systems (other than a furnace or central air conditioning) must not be operated. Exhaustfans and window air conditioners should not be operated. Fireplaces or wood stoves should not be operated andthe dampers should be kept closed. (Fireplaces and wood stoves can be operated only when they are the primaryheat source.)

    In addition, the detectors should not be touched, moved, or manipulated in any way as to interfere with theirperformance. Tamper indicating controls may have been installed, and the test results may be ruled invalid ifclosed-house conditions were not maintained or the detectors were disturbed during the testing period.

    We are required to explain these closed-house conditions to a responsible occupant of the house to be tested ortheir designated representative prior to a short term screening test. If this measurement is being conducted forreal estate purposes, your signature is requested below to verify that we have met this obligation, and that theconditions listed above were maintained during the test period.   • These test results should be interpreted in accordance with the EPA's guidance as published in EPA Publication"Home Buyer's and Sellers Guide to Radon" and EPA Publication "Citizens Guide to Radon". Also available fromyour state radon office are the "Consumers Guide to Radon Reduction" and" Citizen's Guide to Radon Reduction".

    Radon is a radioactive gas that has been found in homes throughout the U.S. Nearly 1 in 15 homes in the U. S. isestimated to have elevated radon levels. The average indoor radon level is estimated by the US EnvironmentalProtection Agency (EPA) to be about 1.3 pei/l, and about 0.4 pCill of radon is normally found in the outside air.

    Because radon is the second leading cause of lung cancer, the Surgeon General and the US EnvironmentalProtection Agency (EPA) recommend testing all homes for radon and mitigating those with confirmedconcentrations of 4picoCuries per liter (4pCill) or higher. Even if your test result is below 4pCill, EPA suggeststesting again every two years. EPA also believes radon levels of below 4 pC ill still pose some risk and in manycases can be reduced. State radon offices have been included to aid in the selection of qualified State and EPAlisted mitigation companies.

    Radon reduction systems work! Professionally installed radon mitigation systems can reduce the radon levels inyour home by up to 90%. Thousands of people have reduced radon levels in their homes. Maintaining a radonreduction system takes little effort to keep the system working properly and the radon levels low. EPArecommends that you have a qualified contractor (EP A Listed or State Certified) fix your home if radon levels areconfirmed to be 4pCilI or higher.     The test, which has been performed, is a short-term radon-screening test. Short term radon screening testsare representative of levels measured during the test period only. Radon levels may change from room toroom, day to day and season to season.

    This short-term radon -screening test has been performed in accordance with EPA testing protocols that call formaintaining "Closed Building Conditions" for a period prior to, and during the test. If the home is being occupiedduring the test, the tester has explained these requirements to the occupants of the home, or a seller's representativeand requested their cooperation. While certain precautions and quality controls have been taken to ensure that theseconditions have been met, VESCO cannot guarantee circumstances beyond its control that may affect the outcomeof the test.

    Should occupants' living patterns change or renovations be made to the home to use a lower level as a living area, anew test should be conducted on that level.
