Moving Out Procedures 1. Please contact the office via telephone or email and let us know ahead of time what date you will be completely out of the apartment. The deadline date is on or before July 31st,. This is the very last date you can be in the unit. All of the items in your unit must be removed on or before that date. We are not responsible to move or dump any items left in the unit. You will be charged extra if items are left in the unit that we have to trash. Please note that you must vacate the unit NO LATER than July 31st. **NOTE: PLEASE MAKE SURE TO CLEAN OUT THE REFRIGERATOR BEFORE YOU LEAVE. SPOILED FOOD WILL ROT AND DESTROY THE REFRIGERATOR. PLEASE REMEMBER TO CLEAN EVERYTHING OUT**

2. When you have fully vacated the unit, please contact us as soon as possible to schedule a walk-through of the apartment. You can be there if you would like but you do not have to be present when we conduct the walk-through. We take pictures and do an assessment of the condition of the unit at that time. If you would like a walk-through prior to move out, please contact our office in advance. All repairs will be itemized and a copy of the work done will be sent to you with your refunded security deposit balance.

3. Upon move out, you MUST return your keys and garage remote to our office, and sign out in person. If you do not return the keys and remote, you will not be considered vacated. Until all items are returned to the office, you will continue to be accountable for rent, which will be deducted from your security deposit. In short PLEASE SUBMIT YOUR KEYS DIRECTLY TO THE OFFICE. 4. Utilities Shutdown: Please make sure that prior to turning over the keys that you call the Department of Water and Power as well as The Gas Company to shut off your service. Please make sure that you tell them the date you would like service to be shutoff is July 31st. (If you live at The Mirage or The Pointe, there is no gas bill so you don’t have to call The Gas Co. to cancel, only DWP)

5. Time Warner Cable Shutdown: Please make sure to call and cancel your cable about a week prior to move out. They will give you a date that they will be coming to pick up the cable and modem boxes. You are responsible to meet the cable guy at your apartment so they can come pick up the cable box from you and issue you a receipt. You must have your receipt in order to get your deposit back. We are not responsible for the cable boxes and we are not available to open the doors for the cable people. It is your responsibility if you leave the cable boxes in the apartment.

6. Forwarding your mail: Please make sure to forward your mail to your new mailing address. You can do so by picking up a mail forwarding card in our office, or visit any post office and fill out a card that indicates where to forward mail to. Then simply drop the card into any mailbox or return to any post office.

7. Security Deposits: Within 21 days from the end of the lease term, we will issue back your security deposits. The addresses that we have on file from the Parental Guarantee Form are the addresses we will be sending them back to unless you provide us with a different address. The security deposits will be returned to those who we have received deposits from. If there are specific details or changes in addresses that we need to know about, please contact us. 8. Furniture: Please make sure to remove ALL furniture from the unit. There should be nothing left in your unit at all when you leave. You will be charged for the removal of any furniture left in your unit.

Once you are a member of PayLease, you can go to www.uscspots.com and make payments to your property manager with either a credit card or a debit from your checking account. Standard processing takes 2-3 business days for a payment to process to your Property Manager. If you select ExpressPay, your payment will be processed for next business day deposit. Your Property Management Company is notified of your payment initiation date and time. Business days include Monday-Friday excluding weekends and holidays. It is important to remember these processing times when making a payment ON TIME.
