Basic
FHA
Home LoanRequirements
By Ed Wohlfeil
Part 1 An FHA loan is frequently a
perfect match for those new tothe housing market. These oftendo not have liquid funds with
which to make a down payment. If you are in a similar position asa first time home buyer and canqualify under the current FHA home loan requirements, youmay well dramatically help out
your financial situation. FHA loans require down payments of as low as 3.5% of the value of thecollateral, a requirement thatcan be satisfied with gift fundsas well as personal assets.
CreditCurrently, your credit is a very
important issue for FHA homeloan requirements. Lenders con-sider your credit history as veri-fication of how responsible youhave been with money in thepast.
First of all, you need twoforms of credit for FHA homeloan requirements. However if
you do not have any credit (thisdoes not make your credit bad),the underwriters will usually accept other types of credit doc-umentation.
Bankruptcy or ForeclosureEven after having been
through bankruptcy proceed-ings under Chapter 13, if youhave been making timely pay-ments for 12 consecutivemonths or more, you mightqualify for one of the FHA loans.
You will need to obtain approvalin writing from the bankruptcy trustee. If your bankruptcy action was under Chapter 7, youmay be eligible if your discharge
was two years ago, you currently have steady employment, andhave successfully establishedand maintained new creditlines.
FHA home loan requirementsare nearly impossible to get if
you have had a home foreclosedon in the past. But, if things hadreally been beyond your controland you can show that, theunderwriters might look at yourapplication.
Possible Late Payments orOpen Collections
An occasional late paymentdoes not automatically make
you ineligible. Underwriters of FHA loans look at the big picture
when it comes to your paymenthistory. They are not likely tofocus on some isolated inci-dents. A few late paymentsshowing up on your creditreport does not equal bad credit, and good credit is not absolutely necessary for meeting the loanrequirements.
Here are a few other things you must consider. First, beassured that FHA will overlook unresolved collection mattersthat involve minor amounts, but
you will have to pay any final judgments against you before you can apply for such a loan. Moreover, you will not be enti-tled to apply for an FHA loan if there are federal judgments ortax liens imposed against you.

Located just far enough off the beatenpath to embrace a gorgeous, peaceful wooded setting, yet only about ten min-utes from downtown Gaylord, Michaywe’Inn the Woods restaurant provides theperfect setting to enjoy a delicious dining experience that is both comfortably casual, and memorably elegant.
The menu offers a moderately pricedand nicely varied selection of traditional American cuisine, highlighted by freshly prepared soups and salads, specialty sandwiches and burgers, house favoritesincluding New York Strip steak, hearty Beef Pot Roast, Baby Back Ribs, GreatLakes Perch, and Whitefish. Homemadepizza’s and a selection of tasty appetizerssuch as Bacon Wrapped Scallops,Flatbread Bruschetta and BonelessBuffalo Wings are also available.
Chef John Kaye, who learned his culi-nary craft at Oakland Community College and apprenticed at the presti-gious Orchard Lake Country Club, over-sees the kitchen at Michaywe’ Inn the Woods, and has accumulated nearly 20
years of experience as a chef in leading area resorts.
He states, “We take a ‘food-first’approach here at Michaywe’ Inn the Woods. Flavors, textures, seasonings andfreshness are our priorities. We purchaseas many of our ingredients locally as pos-sible, and we even have our own herbgarden right here on the grounds. Webelieve that the little details make thedifference for our guests.”
The Michaywe’ Inn the Woods setting is simply superb, with a wall of windowsalong two sides of the main dining areabeautifully capturing the views of thesurrounding woodlands, the graceful walking bridge arching over LakeMichaywe, and the open fairways of thePines Golf Course. Outside dining is
available, as are two large banquet roomsthat are regularly utilized for wedding receptions, rehearsal dinners and busi-ness or organizational meetings andgatherings. Michaywe’ Inn the Woodsalso features a separate lounge area witha full selection of wines, beers and spiritsand flat screen televisions strategically placed for optimal guest viewing.
The facility is open year round with the
exception of a two-week period in early
April for spring-cleaning. Summer hoursof operation are Monday throughThursday, 4 pm until 9 pm, Friday 4 pmuntil 10 pm, Saturday noon until 10 pm,and Sunday from noon until 9 pm.
“We offer monthly menu specialsthroughout the summer season,” notesJeff Schneider, Food & Beverage Director.“We also offer half-orders on most of ourmenu selections for those who prefer
downsized portions.”
“Michaywe’ Inn the Woods offers atruly unique dining experience in abeautiful northern Michigan setting,” headds. “We firmly believe that after visit-ing us the first time, guests will returnagain and again.”

The Health Department of Northwest Michigan was award-ed $141,853 in grant funding from the U.S. Health Resources
& Services Administration (HRSA) to improve access to basic
primary health care for school-aged children, many of whomhave no other sources of care. The School-Based Health
Centers Capital (SBHCC) Program (HRSA-11-127) is the first-
ever source of federal funding to uniquely support school-
based health centers. The SBHCC Program awards funds made available under
the Patient Protection & Affordable Care Act to support
expanded capacity of school-based health centers and
increase the availability, efficiency, and quality of care for chil-dren and adolescents. The funds are available for construc-
tion, renovation, and equipment needs. The Health Department requested funding to: 1) renovate
the Hornet Health Center, adding a small group room and asecond exam room in the clinic in the Pellston Middle/HighSchool; 2) purchase new equipment to replace outdatedequipment at the Ironmen Health Center in Mancelona; and3) purchase electronic medical record software for use at bothstudent health centers. The total cost of the project is coveredby the federal SBHCC Program.
“This is great news,” said Patricia Fralick, Director of Family & Community Health Services for the Health Department.“With this funding from HRSA, we’re able to make upgrades atour student health centers we could never afford with our cur-rent funding. Now, we’re able to build on our ‘bare bones’operations to provide state-of-the-art primary care to stu-dents for many years to come.”
“We are thrilled that HRSA awarded grants to 12 school-based and school-linked health centers in Michigan. We con-gratulate the Health Department of Northwest Michigan forits hard work and outstanding grant proposal,” said MicheleStrasz, Executive Director for the School-Community Health
Alliance of Michigan. “These new projects will not only improve and increase quality health care services for childrenand adolescents in our state, but will bring jobs and econom-ic activity to local communities.”
The School-Community Health Alliance of Michigan(SCHA-MI) supports a network of over 100 school-based andschool-linked health centers and health education programsacross Michigan. The centers annually provide over 300,000health encounters/services. The centers are located in com-
munities where the majority of children lack access toconsistent, primary healthcare and as a result are at-risk of chronic health conditions
and school failure. For more informationabout Michigan’s school-based and school-linkedhealth programs, please con-tact Michele Strasz at 517-908-0847, ext. 229 [email protected] or visit

Last month State Representative Greg MacMaster present-ed Tom Lemon, CEO, Otsego Memorial Hospital, with a Stateof Michigan Special Tribute Certificate, signed by GovernorRick Snyder, recognizing the hospital’s 60 years of exemplary service. Founded in 1951, the hospital has gone under numer-ous renovations and additions in order to maintain its ability to serve the public, and has also received several accolades forthe organization’s hard work and dedication.
In 60 years, Otsego Memorial Hospital has grown from acounty hospital, to a small health system comprised of themain hospital, the OMH Medical Group, Oncolgy & InfusionTherapy Center, N’Orthopedics, MedCare Walk-In Clinic, andthe Montomorency Medical Clinic which serves patientslocated in and around Lewiston. OMH also operates theSpecialty Center located in Gaylord that houses offices forproviders making regular visits to the Gaylord area, and worksin cooperation with several other healthcare organizations toprovide dialysis services through Dialysis Services of Gaylord.
Otsego Memorial Hospital continues to work hard to bring the latest and greatest to the communities within its servicearea. Renovations have taken place over the past decade tomeet the demands of the patient population, including acomplete reconfiguration of the obstetrics department, renamed the Birthing Center in 2001 to reflect a family-cen-tered approach to childbirth, and in 2002, the ProfessionalMedical Building was constructed to provide office space formultiple physician specialties.
Between 2005 and 2006 the Hospital underwent more ren-ovations to provide more space for its growing outpatientservices population. Most recently, in 2010, the OMH
Radiology Department underwent a technology upgrade, andnow provides digital mammography services and a 64-sliceCT scanner with low-dose radiology technology.

By Mark Lakewood, RelationshipSpecialist, Author, and Motivational Speaker
Part 2 of 3
As human beings, our behavior, thoughts, and feelings are never dictated or controlledby others, situations, and events unless weallow this to occur. Simply said, others, situa-tions, and events can trigger a reaction basedon what we are thinking. In other words, if Ireally didn't want to go to work today and my car has a flat tire, I might experience happi-
ness because I didn't want to go to work. Onthe other hand given the same event (flattire), I might want to go to work today to takecare of some undone business. Because theflat tire might delay or eliminate my chancesof getting to work, this situation might causeme anger. How could the same event in bothsituations cause two different feelings? It was-n't the event at all that triggered the feelings. It was what I was thinking about the eventthat triggered my feelings. Therefore, manip-ulating the way we think can alter how wefeel. We all have the ability to take ownershipand control over our thoughts. We howeverhave limited or no control over specificevents, situations, and the behavior of others.Sometimes, we attempt to control events, sit-uations, and others but become frustrated
when our attempts fail.
Now, how does the paragraph above apply to the issue of bullying? The main goal of bul-lies is to attempt to get their victims to expe-rience fear, anger, or sadness. Once their vic-tim demonstrates signs of these emotions viathe words he or she uses and/or their body language, the bully has complete and totalcontrol over them. The bully will continue tobully their victim until the victim no longerverbally and/or physically displays fear, anger, or sadness in responseto the bullying. The bullying
will end once the victimresponds the opposite of
what the bully expects. How do we get children to
react the opposite of what thebully expects? This is whererole-playing comes in handy.Parents should regularly sit
down with their children helping them learn
to react the opposite of what bullies expect.
Often times, this task is much easier when the
parent knows what hurtful words or phrases
bullies say that makes their children feel fear-
ful, angry, or sad. Using these hurtful words
and/or phrases in role-plays will emotionally
prepare children when they are approached
by bullies.
It is also important to teach children that
they have the power to change or affect the
agenda of bullies by the words they use. For
instance, if a bully calls a child 'stupid', thechild could defuse the bullying by stating to
the bully, “That's nice”, “How about that”,
“Oh, well”, and so forth. The worst thing that
the child could do is respond by telling the
bully that he or she is stupid or make any
other negative statement. A negative
response will only inflame the situation
encouraging further bullying.
In addition, parents should teach and role-
play with their children specified forms of
body language that reflects a child with high
self-esteem from a child with low self-esteem.
Body language communicates feelings more
so than spoken words. If a child yells at a bully
that he or she is not bothered by their behav-
ior, the bully knows that the child is bothered
because of the yelling. Lack of eye contact,
looking down, slouched posture, lack of
hygiene, and low tone of voice can be viewed
as symptoms of low self-esteem.
Parents need to teach their children that
bullies rarely get angry with them. Bullies are
typically angry at themselves and/or events
that are or have occurred in their own life for
which they have limited or no control. Bullies
indirectly take out their anger on the ones
they could easily control.
