Commissioning is the process of ensuring that systems are designed, installed, tested, and capable
of being operated and maintained according to the owner’s operational requirements. It is a
continuous process that identifies, prevents, and resolves problems as early as possible, since
problems that are addressed early nearly always cost less to fix.
Our experienced commissioning managers specialise in ensuring M&E building services are
strategically planned, commissioned and signed off to ensure stringent compliance with the project
specification and the client’s requirements.
This involves managing, witnessing and verifying on and off site testing to ensure building/project
performance is compliant with the project requirements as well as CIBSE codes, BSRIA guidelines
and Part L building regulations and any specialist system requirements.
Our processes and systems are ISO 9001 and 14001 accredited and we are members of both
Constructionline and CHAS, in recognition of our commitment to ensuring we have robust levels of
heath and safety in place.
We are also a member of the Commissioning Specialists Association (CSA), the only body in the UK
aimed specifically at developing and improving the commissioning function to provide building
users, consultant engineers, main contractors and installation companies with a professional,
quality service carried out by trained and experienced staff.
COMMISSIONING MANAGEMENT
Planned refurbishments, change of use, fit out works and the purchase of property often results in
the requirement for existing plant and services to be validated. This provides assurance that the
plant and equipment is capable of achieving required performance criteria and establishes a
valuable ‘line in the sand’ between contractual responsibilities.
We can provide a full validation and verification service to ensure the appropriate checks and
reports are prepared, saving you from costly mistakes and potential disputes.
Our services include the preparation, processing and execution of validation plans, functional
specifications, installation qualifications and operational qualifications.
We can also provide specialist verification services for clean rooms, operating theatres, licensed
drug production facilities, data centres, cold stores, food production facilities and high care
environments.
VALIDATION AND VERIFICATION
Water Treatment and Legionella Risk Assessments
In conjunction with our specialist partners we can arrange, co-ordinate, witness and report on the
complete system. In addition, we can undertake legionella risk assessments and reviews for our
clients to ensure the requirement to comply with L8 is met.
Surveys
We carry out a bespoke survey service for clients on M & E systems. These vary from small
operational issues to the building-wide analysis of system design, previous commissioning and maintenance reviews.
Thermographic Surveys
We are equipped to undertake thermographic surveys of buildings, cold stores, electrical systems
and pipework systems for fault finding and validation.
Training Videos
We have an established working relationship with an experienced video production company to
offer a specialist training video service.
Fault Finding and Trouble Shooting
Along with our sister companies Silcock Leedham Consulting Engineers and Zero Energy Design,
we have many years experience of building construction and specialist systems and we offer a fault
finding service including ‘hands on’ testing, calculation verification and computer analysis.

Our other group company, Zero Energy Design (ZED), specialise in building physics, simulation and
sustainability. Working within the built environment ZED use thermal simulation and modelling
techniques to add value to your construction project. Their work covers the entire building
lifecycle, from the first drop of the architect's ink to maintaining buildings after decades of use.
We are also licensed BREEAM assessors and accredited professionals. We can deliver even the most
challenging schemes and have many years of experience hitting target ratings, time after time.
Our ‘end to end’ engineering service can be fully BIM integrated via our in house Autodesk certified
BIM and Revit team.

COMMISSIONS
Rol l s Royce Advanced Blade Cast ing Faci l i ty
Rolls Royce commissioned the
construction of a state of the art
advanced blade casting facility in
Rotherham.
Verisys was appointed to provide
commissioning management, hands on
commissioning and water treatment
testing.
In addit ion to completing full
commissioning management duties,
after the project had been handed over
and fitted out with the client’s specialist
equipment, we checked and verified
the previously commissioned plant.
We also produced training videos for
the staff to familiarise them with the
key systems and interfaces.
AIREDALE INTERNAL AIR CONDITIONING
This project consisted of the
construction of a new manufacturing
and production facility, built on the
footprint of the previous factory which was demolished following extensive fire
damage.
In addition to the new production shop
floor and office accommodation, the
proposed facility incorporated extensive
state of the art product testing facilities
and a research and development test
centre.
Airedale appointed the services of
Verisys as approved independent commissioning managers responsible
for developing and witnessing the
whole commissioning process on their
behalf prior to handover, including full
point to point and cause and effect
testing of the complete mechanical and
electrical services installations.
HARIBO
The c l ien t commiss ioned the
construction of a new 24,000m2
manufacturing and production facility,
including packing area and all central
plant and associated services. The
phase 1 development also included a
14,12m2 high bay (23m+) automated
storage and retrieval (ASR) warehouse.
Verisys was appointed to oversee all
aspects of commissioning and to verify
the commissioning results issued by
others.
We also completed snagging and
defects works and over saw the sign off
and completion of these works to
ensure the items were closed out
correctly.
HESLINGTON EAST CAMPUS, UNIVERISTY OF YORK
The award winning £55m Heslington
East Campus includes a new hub
building, theatre, film and television
building, law and commerce building
and computer sciences building.
Verisys provided a detailed study on
the supply air performance of fan coil
units relative to extract provision from
luminaires.
In the early stage of the appointment
we reviewed in detail the methodology
to be adopted during the water
treatment of the district heating system. This included advising the
designers on the valve separation and
by-pass arrangements so that the
system could be correctly flushed and
chemically cleaned.
Bradford Col lege David Hokney Campus
The city centre located David Hokney
campus was phase 2 of an ambitious
development strategy at Bradford
College.
The 23,000m2 new campus building is
an innovative and technology rich
learning environment spread over 6
storeys.
In addition to providing commissioning
management, hands on commissioning
and water treatment testing, Verisys
also provided load banks and thermal
mapping of the space in the data room
to enable testing of this area to be
completed.
DERBY HOSPITAL
Skanska appointed Verisys to complete
an annual review of operating theatres
(circa 20) and clean rooms at Derby
Hospital.
This required a high level of accuracy to
ensure strict standards were being
adhered to.
In addition, Verisys was asked to
validate verification defect reports
provided by external consultants.
Some of the reported defects were
found to be unsubstantiated and were
therefore disregarded, resulting in cost
savings for the client.
AXA INSURANCE,THE GHERKIN, LONDON
As part of AXA Insurance’s expansion
and rationalisation of their corporate
insurance and global identity, they took
a lease out on Level 20 of the landmark Gherkin building at 30 St Mary Axe,
London, to give them a city corporate
office of 2000m.
Verisys was appointed to complete a
pre-start survey prior to the fit-out, to
establish the condition of the existing
mechanical and electrical services.
Over a two week period we completed
a full chemical and micro-biological analysis of all water systems, reporting
against BSRIA Guidelines.
