INVESTMENT HIGHLIGHTS

PROMINENT WAIKIKI CORNER PROPERTY The property is at the busy corner of Kuhio Avenue and Royal Hawaiian Avenue. Royal Hawaiian is one of the primary mauka-makai streets in Waikiki and includes the main shuttle stop for Duty Free Shops. While Kalakaua Avenue is viewed as the face of Waikiki, Kuhio Avenue is the often referred to as the spine. Kuhio runs parallel to Kalakaua Avenue and has significant hotel and apartment density on both sides. This development cycle has seen the repositioning of several hotels in this corridor including the Hilton Garden Inn, The Laylow, Hyatt Centric, Surfjack Hotel, the White Sands Hotel, The Holiday Inn Exrpess Waikiki and The Ritz-Carlton Residences. RARE WAIKIKI RESORT ZONED POTENTIAL ASSEMBLAGE OPPORTUNITY There are very few unassembled parcels within the Waikiki Resort precinct and it is extremely rare for these properties to trade on the open market. STRONG HAWAII VISITOR MARKET GREW STRONGER IN 2019Hawaii is projected to reach 10 million annual visitor arrivals for the first time at the end of 2019. Total visitor arrivals increased 5.5% in the first three quarters of 2019. Airlift capicity has been expanding over several years and increased again in 2019. Southwest Airlines entered the Hawaii market in March 2019 and has announced up to five daily non-stop flights to the Islands with additional flight routes expected to be unveiled. Other airlines added routes from the mainland and Japan. Visitors to hawaii spent a total of $13.35 billion in the first three quarters of 2019. The majority of visitor days are spent on Oahu, and Waikiki is the heart of Hawaii’s visitor industry. The property is centrally located in Waikiki of a prominent corner.
