Arvada Urban Renewal Authority Olde Town Arvada Wadsworth Boulevard East & 56 th Avenue Parcel Description The 20-acre site is located at the northeast corner of Wadsworth Boulevard and West 56th Avenue in Arvada and is bounded to the north by Grandview Avenue. The entire site is within 0.5 miles of the future Olde Town Station to be built as part of the Gold Line transit project. The western edge of the site is approximately 0.25 miles from the station. Existing Uses There are fourteen (14) buildings located on the site. Each is supported by its own parking and onsite infrastructure. Redevelopment of the site would likely require relocation of the current owners or tenants, demolition of the existing buildings, and possible reconfiguration of the onsite infrastructure. Zoning and Land Use The site is currently zoned PUD-BPR and I-2. PUD-BPR is the Planned Unit Development – Business, Professional, Residential designation which allows a range of these approved uses. I-2 is Arvada’s heavy industrial zone district which allows more intensive industrial, commer- cial, and business uses. The City of Arvada is in the process of rezoning the Olde Town area to new zone districts to implement goals of the Arvada Transit Station Plan and Olde Town Design Guidelines. The City supports updating the zoning and land use requirements to facilitate redevelopment efforts. Entitlements are in place for the existing uses and zoning. Other Information This is a prime redevelopment site that is uniquely located on the heavily trafficked Wadsworth Boulevard corridor and in close proximity to the fully funded Olde Town light rail station that will open in 2016. The site is also part of the Olde Town Station Urban Renewal Area. As a result, financial assistance and incentives may be available to support projects that redevelop the area and bear the burden of these costs. The site is connected to Olde Town Arvada by the recently enhanced Grandview Avenue. Olde Town Arvada is a thriving and charming down- town environment which is on the National Register of Historic Places. Market Information Strong multi-family and retail demand in the local market.
