I t’sFallandthecommunityispleasedtoannounceseveralnewhomebuildersarecomingtoVistancia!TheVillageatVistanciaandBlackstoneatVistanciawillwelcomethreenewbuildersto

thecommunityandfournewhomeneighborhoodstothemasterplanwithinthenextyear.

TheVillageatVistanciawelcomesGehanHomes,WoodsideHomesandMattamyHomestothefamily-friendlycommunity.BothGehanHomesandMattamyHomesarerelativelynewbuilderstotheValley,soweareencouragedthattheywilldrawinarenewedinterestinourcommunitytoseetheirfloorplansandmodels.GehanHomescomestotheValleyfromTexasandwillbebuilding51homesintheparceltotheWestoftheMountainGateneighborhood.MattamyHomes,Canada’s largest new home builder will be building 105 homes intheparceltotheNorthwestofTaylorMorrison’snewIronwoodRidgeneighborhood,alocationwhichoffersdesertscenicviewsandeasyaccess to the Foothills Center, Westland Park and Lake PleasantElementary. Woodside Homes, a builder who currently has sixcommunitiesthroughoutthegreaterPhoenixareawillbebuilding50homesintheparcelWestoftheEagleRidgeneighborhood.Allthree

You’veheardusanumberoftimesthisyearreferbacktoour2012 Resident Satisfaction Survey and the strategic planthatwascreatedwiththehelpoftheNeighborhoodAdvisory

Committeebasedontheresults.Everyonewasinagreementthatmanyof theunderlying issueswesawcouldbe resolved throughbettercommunication.

We jumped to immediate action and set out to improve thequality and quantity of communication from the association. Onething that was apparent was that our community website was avery underutilized means of communication and we needed tochangethat.

Weoverhauledthecontentdesignofthewebsitebyrestructuringthemenubarsocontentiseasiertofind.Wealsoaddedasignificantamountofdocumentstothesiteandbeganpostingnew,regularinformationsuchasmonthlyfinancialsandviolationreportssothatresidentscantracktheassociation’sefforts.Wecreatedmanynewonlineformssothatresidentscancommunicatetousconveniently.We’realsoupdatingthewebsitemuchmoreoftenwithnewsstoriesfeaturedonthefrontpage.

Thisworkshaspaidoff.Currently,1317residenceshaveloginsforthewebsite.Thismeans65.2%ofhomesintheVillagearereceivingourmessage.Thisisupdrasticallyfromlastyear.Todate,wehavehad296 login requestsandhadmore requests in thefirsthalfof2012thaninallof2011.Weaverage1115uniquevisitorstothewebsiteeachmonth,withtheaveragelengthofthevisitaround3minutesand40seconds.53.4%ofthosearereturnvisitors.

Still,wecandobetter.Weneedtocontinuetomakethewebsitethego-tosourceofinformationforresidents.Inordertodothat,weunderstandweneedtomakesurethatwegiveyouareasontogothere.Weplantoincreasetheamountofnewsstoriesonthehomepage.OnNovember1,twonewfeatureswillbelaunched.Onewillbeaclassifiedadssectionsothatresidentssellingorseekingitemsorinsearchofalostpetcanconnectwithneighbors.ThesecondwillbeanewrealestatesectionthatwillallowresidentstonotonlyfindoutinfoaboutnewhomesbeingsoldbuttoperuselistingsforresalehomesthatarecurrentlyonthemarketinVistancia.Thiswillallowresidentstoseewhatishappeningintherealestatemarketinthecommunityandtheirneighborhood!

Within Blackstone at Vistancia, the private gated community atVistancia,wewelcomeT.W.LewisbyDavidWeekleyHomes’sixthneighborhood at Vistancia. T hanksgivingisaspecialholidaywhoseoriginscanbetracedbacktothetimewhenthefirstcolonistswerebeginningtosettleinNorthAmericaandwerehelpedbythenativesto

survivethecoldwintersduringthefirstfewyears.Thepurposeoftheholiday,“Thanksgiving”istogivethanksforwhatwehaveandwhatwehavebeengiven.Duringthistime,familymembersoftencome together to eat a traditional Thanksgiving meal and manypeopleevendonate foodandmonetarycontributions tohelp thelessfortunate.

Aswithallholidays,itisimportanttonotfocussolelyontheday’sfestivities,butalsotogatherandreflectuponthe ideasrelatedtotheholiday.Althoughthename“Thanksgiving”clearlyremindsusof“givingthanks,”thisisfrequentlyforgotten.

Asmostofyouknow,ayardinspectionwascompletedinAugustand many homes were faced with the task of adding additionalplant materials to their yards. We were overwhelmed with phonecalls from residents needing help, time, and funds to be able totakeonsuchatask.Thankstotheoutpouringofvolunteersfromourcommunity,wewereabletohelpanyonewhoneededit.Thisistheverydefinitionofwhatgivingisallabout.Throughtheamazingwork of The Helping Hands project that is run by our very ownresidentAdrienneVetter,manyof the residents in thecommunityhavedonatedclothes,appliances,toys,food,yardwork,andevenpaidbillstohelpotherresidentsinthecommunityduringhardtimes.Theseactsofkindnesshavegivenhopeandhelptomany in thecommunity. In thespiritof theholiday, letus remember thatasacommunitywemustneverstophelpingothersandgivingthanks.

LivinginVistanciaVillagehastrulybeenagreatexperienceforus—wedidnothavefamilytorelyonforwatchingourkidsfromtimetotimeandmissedthesimpleluxuriesofclosestonesbeingaround.However,thatchangedaftermeetingsomeofthebestpeoplehereinVistancia.Again,it’sbeenagreatexperienceandwefeelblessedforwhatwehavehereinthiscommunity!

OurfavoritepartoflivinginVistanciaisthecommunityorientation,safeness, and open space. We love the Discovery Trail. OurchildrenlovebeingoutsideusingthepoolandwalkingorridingbikesontheDiscoveryTrail. Inaddition,wehavebeenregularattendees tomanyof thecommunitysponsoredevents.Eacheventhasitsownlookandfeelandweenjoyparticipatingandsocializingwithothers in thecommunity.Someofour favoriteeventsaretheLuau,LasVegasnights,HarvestDays,andthesnowinDecember.Wereallylikethemall!

AricworksinITforanInsurancefirmandJessicaenjoysworkingattheKivaclubinTrilogy.Weareabigsportsfamily.Adenplayssoccer,Christianplaysbaseball,andbothplaybasketballintheawesomeFutureStarsbasketballprogramleadbyCoachPeterEzugwu.Aubriellawillsoonfollowsuitasshegetsolder.

Over the past few months I havereceived several calls from residentsinquiring about the Peoria Regional

Medical Center (PRMC). The development islocatednorthof thenorthwestcornerofLakePleasant Parkway and Yearling Road, and iswidelyrecognizablebythelargesteelbeams.

In 2007, the principals of PRMC approachedtheCityofPeoriatodevelopanorthernPeoria

medical facility.Aswithanyprojectapplication, theCityofPeoriareviewed the development plans. Shortly after PRMC beganconstruction of the facility, the project stalled. Since this time,the City is and has been working closely with PRMC ownershipto understand the private financing issues associated with thisdevelopment project. Despite city requests for information anda timeline for resumption of construction activity from PRMCownership,nonewinformationhasbeenprovided.

ItisimportanttonotethattheCityofPeoriaisneitherprivyto,norroutinely asks for, financial statements associated with a privatedevelopmentproject.TheonlyexceptiontothiswouldbeiftheCity

StrongArmRobbery isgenerallyacrimeofopportunity.Thefollowingstrategiesdealprimarilywithpreventionfromtheftofpersonalproperty/moneywhileoutinthepublic.

• Alwaysbe awareof your surroundings. This includespeoplethat may be in the immediate area or vehicles that may bedrivingslowlythroughtheparkinglotanddonotappeartobelookingforaparkingspace.
