200 North Glebe Road Facility Condition Assessment Arlington, Virginia The subject property is located at 200 North Glebe Road in Arlington, Virginia. There were extensive upgrades to various systems throughout the property, but many systems were reaching the end of their expected useful lives. Facility Engineering Associates, P.C. (FEA) performed a facility condition assessment for property systems including the parking structure, facade elements, roof system, mechanical systems, HVAC systems, electrical systems, plumbing systems, and fire and life safety systems. The study also included a boiler feasibility study for replacement of the boiler with either an in-kind electric boiler or with a gas boiler. FEA visited the project site, reviewed available building drawings and previous reports, previous project documentation, and interviewed available building personnel. The intended use of the condition assessment was for capital planning for replacement of capital systems. FEA developed recommendations for replacement of building components based on overall condition, and not just remaining useful life. Operations and maintenance were also considered when assigning remaining useful life to building components.
