Happy Holidays! I wanted to wish everyone at Scottsdale

Shadows a very happy and safe holiday season. One of the

best parts about living in Arizona is that our winters are filled

with amazing weather. If you are a golfer it gets even better;

while must golf courses close down for the winter. Arizona’s

golf courses are in full bloom, so to speak.

Landscaping has done an amazing job with the golf course!

Many residents have commented on how lush the grass looks.

Whether you like to golf or not, take some time to enjoy the

scenery. It is amazing how peaceful it is to walk on the golf

course, just a few feet away from the street.

As we come to the end of the year I have recapped the capital

improvement projects that took place in 2016. The budget for

2017 has been approved by the RCI Board. For another con-

secutive year RCI has not increased assessments to the Re-

gimes. At the same time, RCI has managed to increase the

amount of funds going into the Reserve Fund. In turn, all the

capital improvements have not required a special assessment

to be assessed to the Regimes to fund these projects.

Capital Improvements

Over the course of the year RCI completed numerous projects

to enhance the aesthetics and resale value of the community.

1. Lower Lake Project - The lake is located behind buildings

23, 26, & 27. Decades of mud were removed from the

lake, once it was drained. The concrete was so brittle that

the contractor had to suck the mud out of the lake. This

time around a thick layer of concrete was placed to line the

lake. As a finishing touch RCI added two aerator/fountains

with lights.

2. Pool 3 had multiple changes this year. The

deck was resurfaced, new wider drains

were installed, dome panels were replaced

and finally the chairs were reupholstered

and new umbrellas were purchased. I want

to thank the Beautification Committee for

their vision in adding color to the pool.

3. Pool 2’s revamped design is still in the

works. The work was delayed until early

next year in order to minimize the disruption

to residents. In the meantime, new furniture

was purchased as well as some very ele-

gant red umbrellas. I want to thank the

Beautification Committee again for making

this change possible.

4. Pool 1’s improvements included re-

upholstering the chaise/chairs to a light blue

fabric and buying new umbrellas. Mainte-

nance will also be painting an accent wall in

the Jacuzzi room.

5. The next item was new flooring in the com-

mon area rooms: Pima/Cholla/Saguaro/

Library & Garden rooms, kitchen, and finally

the Regime Office. Tile replaced the carpet

in many of the rooms with the exception of

the Library which got new carpet. Next,

Maintenance painted the same color

scheme in all the rooms and in the Lounge

as was suggested by the Beatification Com-

mittee. Along the way, termites were dis-

covered in the divider in the Cholla/Saguaro

room. The divider was removed and a pro-

fessional company came out to treat the en-

tire building for termites. Maintenance did

end up replacing a window frame in the

Navajo Room (Billiards Room).

Insurance

It is in the best interest of you, the home owner,

to obtain home owner’s insurance or renter’s

insurance to protect items outside of the scope

of coverage by your association. Make sure to

sit down with your insurance agent and get the

correct amount of coverage. Your association

has provided an easy to read matrix that ex-

plains what is the responsibility to insure by the

association and by the owner. This can be

found on the community web page scotts-

daleshadows.org. The deductible will range

from $10,000 to $25,000. Please talk to your

Board for more information.

In Conclusion

All Regimes (association) meetings will com-

mence after the holidays. Please take the time

to consider volunteering on your board. How-

ever, if you feel that you are not ready to serve

on the board, please take the time to read the

candidate information and return your ballot.

Your vote is your number one responsibility

and right as a co-owner in your community.

If you have not already signed up for the Holi-

day Dinner, please do so. We had over 100

people at the Thanksgiving Dinner and the

Menu for the Holiday Dinner will be just as

good. They will have plenty of Cheesecake

too!!! The party will be in the Lounge on

December 17. Look inside this newsletter for

more information.

Page 13 Scottsdale Shadows

Leo Kagan was born in November 1916 in Ozone Park, New York, where he

grew up. In 1936 he left New York to attend Iowa State Teachers College (now

known as University of Northern Iowa) on a full football scholarship. After grad-

uating in 1940, Leo headed back to New York with plans of being a teacher. In-

stead he joined Uncle Sam and went into the Army … after 5 years in the Army

he returned to New York, having given up his dream of teaching. Leo went into

Sales and Marketing. He worked at Bendix in New York where he was to meet

his wife … Leo and Mabel were married for 63 years before Mabel passed away

in March of 2011. He moved the family to Philadelphia in 1952 and worked for

Elco Electronics. Later he moved into the automotive aftermarket business and

worked for Hurst Performance Products, American Racing Equipment (which

took he and his family to Northern California) and Amco. Leo continues to work

as a Senior Sales Consultant for Robbins Auto Tops and spends his days mak-

ing calls to customers. Leo and Mabel became owners in Building 30 since the

summer of 1994 and became fulltime residents in December of 2010. Many

of you have seen him doing his walks around the Shadows. Leo has three chil-

dren and three grandchildren.
