Project Summary

BACKGROUND: American Mattress is a retail mattress sales store proposing to occupy an existing tenant space at 2840 Patriot Boulevard which was previously occupied by a different retail establishment. The applicant is proposing to install one (1) illuminated channel letter sign on the façade above the front entrance of the business. The Glen Design Guidelines encourage individual letters with halo illumination. The applicant is requesting a waiver from the Glen Design Guidelines to be able to install a regular illuminated channel letter sign to save money while opening the business. The Glen Design Guidelines for the Willow Triangle are included in the packet. The applicant has submitted two (2) versions of the signage; the first option exceeds the Wall Sign Design Guidelines for sign size, while the second option is compliant with the guidelines. The applicant’s preferred signage Option 1 includes 18.0-inch “American Mattress” lettering mounted on a raceway to the southeast facing façade of the building. The wall sign detailed in Option 1 would require a waiver from the Wall Sign Design Guidelines to allow a wall sign in excess of 5% of the total storefront area. The proposed Option 2 includes 14.0-inch “American Mattress” lettering mounted on a raceway to the southeast facing façade of the building. The wall sign detailed in Option 2 would be compliant with all characteristics of the Wall Sign Design Guidelines. Signage at Patriot Marketplace is mixed in size and type. The Home Depot signage is a halo-illuminated reverse channel letter, and the Costco signage is externally illuminated. The Home Depot, Costco, and La Z Boy signs were all approved by the Glen Redevelopment Commission. Metrix previously occupied the proposed American Mattress tenant space. The Chicago Home Fitness sign was the first sign to be approved by the Appearance Commission instead of the Glen Redevelopment Commission. Chicago Home Fitness was approved with 18.0 inch red illuminated channel letters and was 33.0 square feet, which was smaller than the proposed sign. The Glen Design Guidelines allow for up to 10% of the square footage of the tenant space to be signage, which would trigger a zoning variance request as the Code only permits 8% of the frontage for signage. The sign area in Option 1 is 6.9% which is over the 5% allowed in the wall sign design guidelines but does comply with the Wall Sign Design Guidelines. PROJECT DESCRIPTION:

Staff comments: o The Commission should decide whether the following recommendations of the Glen Design

Guidelines should be followed: Signs made of individual letters are encouraged to be back-lit.

o The Commission should decide whether a waiver should be granted to allow the Option 1 wall sign to exceed 5% of the façade as prescribed by the Wall Sign Design Guidelines. The previous tenant, Metrix Physical Therapy, had a sign comprised of 43.61 square feet and was granted a waiver. However, the Metrix sign was a re-use of an existing sign from a retail location in Northbrook.

o The petitioner shall furnish material and color samples of all proposed signage for review by the Appearance Commission.

POTENTIAL NEIGHBORHOOD IMPACTS: The proposed sign is located in an existing retail center and there would not appear to be any apparent impact on any neighboring properties.
