Bucharest is continuously expanding by incorporating the surrounding areas:

In five years, Bucharest could have opening to the Danube. Under the project, the Bucharest-Ilfov region will develop in three stages, followed by the inclusion of the municipality ofOltenita and communes from Dambovita, and Giurgiu by 2016.

In the first phase Bucharest will merge with Ilfov County. We will have 48 administrative units on an areaof 2,800 square kilometers, ten times more than now.In the second stage we will have 62 locations and an area of 3,800 square Km.

Over a five years period, Bucharest-Ilfov area will be 5,600 square kilometers and the borders from thesouth part will go to the Danube. The first phase will be made by law, followed by theother two stages which will be made on the principle of associability of the administrative territory units,"deputy project Gerasim stated to us. He also stated that PDL would want the2012 local and parliamentary elections to be made after the new administrative territorialorganization as in eight constituencies, instead of 42 which are now.

After approving the draft law on regionalization, for the Bucharest- IFOV Metropolis will follow thelaw and a special law for capital

After the draft of law regionalism will be approved by Parliament, will be completed in afew months a new General Urban Plan (PUG) for the entire region Bucharest-Ilfov;

In Metropolis draft, the General Council of Bucharest will be replaced by MetropolitanArea Council. According to the creator of this project, "the numbercould reach 105 advisers, compared to 55 as they are now. Each territorial administrativeunit will be represented by a counsel.

WHY VIDRA

THE FUTURE OF BUCHAREST IS IN SOUTH

Vidra is located in the southern sideof Bucharest, at 10.5 miles fromdowntown, also known as ‘kilometer0’- Bucharest City Center and at 8miles from the boundary, having astrategic location in the NewMetropolitan Area.

Vidra has an easy access from SuduluiSquare at only 20 minutes drive fromUnirii Square (City Center) and 10minutes from the Metro station.

THE FUTURE OF THE SOUTH OF BUCHAREST

The Government’s declared intention is to allocate more resources towardsdeveloping the south of Bucharest. In addition, the majority of industrial siteswithin the City perimeter are now moved outside, mainly in this area.

• A low cost airport will be built in south, at 5 miles from Vidra;• The second ring road for Bucharest will link Vidra with the main existing motorways;• The current logistic link to Southern Europe is around 5 miles from Vidra;• The biggest hotel in Europe is in the south of Bucharest (over 1500 rooms), at 6 miles fromVidra (Rin Grand Hotel);• The biggest Hospital in Bucharest will be built also in south of Bucharest (in the same areawith the hotel);• The main supermarkets are also in south: Carrefour, Metro, Praktiker etc• A Metro Station (end-line for Bucharest Metro) is located at only 13 kilometers from Vidra• There are busses connecting Vidra and surrounding communes from Bucharest

• Is a residential compound with 53 villas.

• The residential compound Mamina Residence was finalized in 2007 and hasmedium to low end finishing.

• Despite its poor outcome Mamina was a success in the area and all the houseswere sold within a few month at an approximate price of 120 000 Euro/ unit

• The houses from Mamina Residential have an useful area of 100 to 140 sqm,with a plot of 175 to 350 sqm

• In 2011 there were adds for sale in Mamina Residential at a price range of130 000- 155 000 Euro but no evidence that transactions were actually made.

• Dealul Verde is a residential gated community from Vidra that is currently underdevelopment

• The gated community concept is adapted as there is no security, no retail area or anyother facility that the residents could use

• It is being developed in two stages: 1st will comprise 100 villas, was launched in 2009and has to be complete by the end of 2011 and the second stage will start in 2011

• The sales strategy is divided in two, having the option to buy a plot and develop thehouse separately from the developer or buy a completed villa

• The price for a constructible plot is 40 Euro/sqm + 2 600 Euro for the connection toelectricity and sewerage system

• The price for houses starts from 40 000 Euro + 5% VAT for a 56 sqm villa (constructedarea) up to 74 000 Euro + 5% VAT for a 113 sqm villa (constructed area)- Thecompound does not have success on the current market, only few villas being sold andmore plots.
