Overview

The Avenue Centre is a mixed use building, 70% of the building is occupied by the school on the ground floor and two floors of general office.

GSHP technology was chosen to provide efficient heating and cooling.

This technology works well with our well designed and insulated facility.

Ground loops, 24 x 70 metre bores located below playing field. 2 X 80kw GSHP units providing 46 degrees heating and 12

degrees cooling depending on demand to a under floor piped temperature controlled network.

Low maintenance and simple operation help make this an ideal technology for our sites.

How does GSHP compare to other forms of heating

Lower risk when using electricity in place of gas. Low maintenance costs, only one annual service visit requiring

measurements of refrigerants etc. No flues and no emissions on site. Fully automated controls allowing for minimal intervention by

site staff. No external plant cluttering the site. Small internal foot print required for plant. No unsightly and ineffectively positioned radiators. Can heat large rooms effectively using under floor pipes. Furniture can be efficiently positioned to use all the room

space, no need to leave wall space for radiators.

Running a facility with GSHP

The heating and cooling is slow reacting but we use this to our advantage.

The BMS decides the starting time for GSHP heating depending on average room temperatures and takes into account the time required to react in order to reach the preferred average temperature. This is called optimisation.

Each room or area has its own Individual capability of controlling its own temperature.

The system can heat or cool but cannot do both simultaneously, except for a free cooling plate-heat exchanger that can supply cooling to the training rooms when the rest of the building is in heating mode.

Continued

The heating is delivered via the under floor pipes, therefore does not use air handling units and has none of the issues related to AHU’s i.e. Maintenance, Fans, Filters, conditioning the supply air and draughts etc.

Natural ventilation using fresh air using cross flows and convection currents through doors windows and extracted via automated skylight vent windows.

The office areas also use windows for fresh air and these are managed by the staff using the areas. The FM team have trained staff over the years on how to manage there areas temperature i.e. only open the windows if you want to introduce the external temperature into the room.

Metering and monitoring

We have energy meters on our systems to allow for effective energy management.

Metering input/output energy consumption of the GSHP i.e. Electricity consumed by compressors (excluding circulation pumps) and the Heating or Cooling produced.

We have also included remote monitoring, Geothermal connect to our units for continuous live monitoring and data collection.

The data is used to calculate the systems energy consumption, generation and efficiency i.e. COP daily, weekly, monthly and annually.

This ensures the units are operating at their optimum all year round.

Energy consumption

• Electrical consumption based on the last 12 months = 589,900kWh or £53,563

• Gas consumption based on the last 12 months = 272,916kWh or £5,846

• Total annual consumption per m2 (total 8181m2) = 105kWh/m2

• DEC rating currently “D” 89 Electricity 31kWh/m2/year Heating 68kWh/m2/year

• 355 tonnes CO2/year
