    Waterloo is an innovative post-secondary city known for its well-educated population,and advanced technology. The Uni-versity of Waterloo, Wilfred Laurier University, Conestoga College, Research in Motion and the Perimeter Institute drawpeople to the city. These institutions reflect a new, modern architectural design, while prioritizing the interests of resi-dents.Despite Waterloo's reputation as an innovative city, it retains ties to its history. Residents value a rural feel for their homes,and frequent amenities such as the St. Jacob's Farmer's Market, which reflects the city's agricultural roots. Continuing festi-vals, such as Oktoberfest retains Waterloo's cultural history while remaining open to seniors, families and a new generationof university studentsAlthough it is a post-secondary city, there are 97,475 (Statistics Canada, 2006) permanent residents. With this in mind,Oath Consultants has developed a proposal that incorporates all age groups and universal design features.

    Our vision of an urban village is a neighbourhood that can accommodate the wantsand needs of people during all stages of life. Young families, students, seniors, work-ing professionals and anyone in between will find place in the neighbourhood. Peoplechoose housing based on distance to work, price, amenities, ease of access, transpor-tation and sense of community. The goal is to meet these needs within an age friendlydesign. To create an urban village that will appeal to people across age groups thereneeds to be a larger range of amenities that are accessible to all.

    Integrating different age groups within a community allows for the interaction and the continual transfer of knowledge andideas. This neighbourhood will have amenities to provide for the physical, social and cognitive needs of the population. Amix of uses will exist creating the opportunity for residents to walk to work, buy their groceries on the way home and goout for an evening of entertainment without leaving the neighbourhood. Office, retail, residential, commercial and recre-ational activities will be available within the site.

    Place making features such as local materials, modern architectural design will be implemented. Strong way finding fea-tures will be achieved with the use of clear path systems through the site. Residents will fell safe in their neighbourhooddue to all public spaces having multiple uses for different times of day. The public spaces will encourage a common medianfor all age groups to meet and interact.

    An urban village provides amenities for all age ranges. OATH Consultants has de-signed an urban village with a range of activities. There are mixed use commercialbuildings that provide retail and office space. Community amenities such as an artscentre, a community recreation centre, and lots of public space to bring residents to-gether. Architectural and design elements are built to the pedestrian scale withstreet level facades include window-shopping for pedestrian engagement.Public spaces on the site have a range of uses. The town square can be programmedor relaxed; activity in the space will be natural based on surrounding uses. It is aplace for people to relax, meet and interact with each other. The many parks on sitesuch as the children's playground, the green roof garden, a structured walking parkand sensory garden. An indoor walking path will link the long-term care and retire-ment residences; this path will allow for residents to engage in physical activityduring all seasons. The path provides residents with opportunity to run into eachother while simply running errands.Some of the major design elements on the site are the town square, a natural parkand the mix of housing types provided.Multiple housing types on the site including row houses, condos, long-term care, re-tirement residences, etc. Housing types can be convertible as a family goes throughvarious stages. Owners have the choice to divide up their homes into smaller residen-tial units as their family size changes.

    The town square is surrounded by a mix of commercial and residential uses. Due to the mixed use ofbuildings surrounding the square, there will constantly be people overlooking, the square to createsafety. The square uses principles of universal design, for example the paving is stamped concreteto provide a non-slip surface for ease of mobility. Sense of place is created in the square through theuse of historical and local materials in the surrounding buildings. The architecture has modern ele-ments to pay tribute to Waterloo's innovative nature. The town square can also play host to commu-nity events, it will be a place for residents to come together. In the centre of the square is a largeoak tree; one of the three main way-finding landmarks found on the main path of the site. Theselandmarks were designed to each represent one of three attributes of Waterloo's personality of his-tory, innovation, and community.A natural park space borders onto Wes Graham Way. It reflects the natural form of waterloo's veg-etation. It consists of local plants, connected walking paths, a sensory garden. A gazebo is located inthe park and is surrounded by a forest of sugar maple trees. The gazebo looks out onto a field of On-tario wildflowers. A small stream runs from the sensory garden to Wes Graham Way, providing a ri-parian zone in the park. All pathways are constructed as a boardwalk to allow for universal access:"All surfaces are textures to prevent slippage. One side of the path will have a sculpted handrail td~provide texture and support. The other side of the path will be open to allow those who feel com-fortable to wander off the formal path.
