Joshua Green Building

Urban Renaissance Group successfully managed the complex, multi-million dollar renovation of this 100-year-old iconic building in the heart of downtown Seattle. Working closely with the Joshua Green Company, URG reimagined and reinvented the historic building—expanding its small, 1900s-era tenant spaces into desirable 8,000 square foot full-floor plates. Within a year of completion, the 100,000 square-foot historic building was 85 percent leased, with five full-floor office tenants, in the midst of a challenging market. The renovation project was recognized as the 2009 NAIOP Historic Renovation of the Year in Seattle.

Spalding Building Urban Renaissance Group teamed with Manchester Capital Management to renovate this historic 1910 property. The first phase of the renovation took less than six months and included a complete renovation of the lobby, entryway, canopy and select building common areas. A new best-in-class fitness center was created on the mezzanine level with the bank vaults from the original tenant being used for bicycle parking. The market responded very favorably to all renovations, sparking new deals and renewals signed at above-market rates.

Yeon BuildingLocated in the heart of downtown Portland, Urban Renaissance Group teamed with the Jonathan Rose Companies in early 2011 to acquire and reposition the Yeon Building. New TI standards for tenant spaces were established and included removal of acoustic ceiling tile, which exposed the original, plaster ceiling and the full height of the building’s operable windows. This repositioned asset was well received by the market, dropping vacancy rates from 50% to 25% in less than 12 months – including two multi-floor leases.

1600 Seventh Avenue The highly complex acquisition of 1600 Seventh, and subsequent lease with Nordstrom and CenturyLink received the NAIOP “Deal of the Year” for 2012. Urban Renaissance Group was a leader in the acquisition, and is coordinating all major capital improvements in the building. A complete lobby renovation and expansion, including additional retail and tenant amenity space, new building conference rooms and fitness center, and expanded underground parking are underway. The 1600 Seventh transaction is one of the largest off-market acquisitions ever completed in Seattle.
