Community Information

2020 Annual Assessments2020 Annual Assessment Rate . . . . $1090Some homes have additional Neighborhood and/or Lake Assessments in addition to the general Annual Assessment. Contact us at [email protected] for more info on Neighborhood or Lake Assessments.

Our goal is to keep you informed of the latest news, community events and activities. To that end, we have developed multiple ways for you to stay connected:

• Our website, www.rshoa.org, is where you can view our event calendar, local news, and access Riverstone governing documents and deed restrictions, board agendas and meeting minutes, association financial information, commonly used forms such as Architectural Modification Applications, Amenity ID Forms, Gate Access Forms, and more!

• Your Resident Portal, also available on our website, is where you can access important information unique to your home, such as payment history, architectural requests, and more.

• The LUKE App (Let Us Know Everything!) is your new community assistant. LUKE allows you to directly submit maintenance issues to the HOA at any time of day. Use LUKE to add pictures

and locations to help us get issues resolved faster. You’ll be able to watch the process from start to completion. Download LUKE for your Apple or Android phone. www.getluke311.com

• Our Riverstone App will keep you up to date on events throughout the community, discover community spaces, and get involved in Riverstone’s Tennis and Fitness Programs. Download the App for your Apple or Android phone, click “View as Guest”, and click “Request Resident Access.”

While the HOA office is closed to visitors, our staff is still available during business hours and will be available to provide most services remotely:

• LUKE APP: While you are walking around the neighborhood, did you see a fence that need repairs, a sprinkler head broken, gates not functioning, or a tree needs trimming? With the LUKE App you can report common area work order requests directly to the Association. Download the App for Apple or Android by visiting www.getluke311.com.

• RESIDENT PORTAL: Visit www.riverstone.com/residents-accountportal to view your HOA payment history, or to make a payment via credit/debit card or echeck.

• WEBSITE: This situation is very fluid, and changes are being made daily. Visit our website at www.rshoa.org to view the most up-to-date information about events, changes to office hours, access HOA governing documents and guidelines, and more.

Services The HOA Can Provide Remotely

is a very fluid situation, and we strongly encourage you

to visit our website at www.rshoa.org for the most up-

4 OCTOBER 2020

HOA Corner

Few events in life are more exciting than buying your first home. We’re glad you’ve chosen Riverstone! You’re now a member of our community association. We’re proud of our association and trust it will contribute to the quality of your experience in our community. Here are a few tips and bits of information to help you make the most of community association living.

Your Own Space—There’s one important difference between rent-ing and owning a home: Unlike renting, your home, land, and its up-keep belong entirely to you. You’re responsible for all maintenance for any part of your home and land that is used only by you or your family. So, when the faucet leaks, the first person to call is your favorite plumber, not the HOA.

Common Elements and Assessments—The community has a num-ber of common areas and services—pools, tennis courts, playgrounds, common areas, and the maintenance to keep them attractive and en-

joyable. We share these areas and their expenses when we pay our assessments.

Community Rules—Because many residents share the common ar-eas, it’s necessary to have a few basic rules so everyone can enjoy the community. If you don’t have a copy of the CCR’s (Conditions, Covenants, & Restrictions; the “rules” of the community) you can grab them from our website: www.rshoa.org

Membership—When you bought your new home, you became a mem-ber of our community association. Membership entitles you to attend and observe board meetings and vote in board elections. You may even want to consider running for a board seat yourself. Our community thrives because residents volunteer for committee assignments and eagerly stand for board elections. Get involved—we need you.

Contact us at [email protected] for more information or if you have questions about the association.

Welcome New Neighbors!

The Riverstone Compliance Department encourages all residents to take a few minutes and look over their property for any poten-tial Deed Restriction issues that may result in a violation letter being sent out.

Trash Bags—Reminder that all trash and trash bags must be placed in a trash container per our deed restrictions. All trash cans and recycles bins must be stored out of view on non-trash days. Please do not place trash bags on the curb without a container as it can attract wildlife.

Lawn and House Maintenance—Even in the Fall, you may need to mow, weed, and edge your lawn every 7 to 10 days to keep your property and the Community looking its best. This is also a great time to check your house for any signs of mil-dew and to have any mildew, dirt, or stains removed as needed.

Parking—Please do not leave vehicles parked in the street for more than 7 days. In gated neighborhoods, vehicles should not be left on the street for more than 24 hours. Please be considerate of your neighbors and not park in such a way to block their driveway or to

block the cul-de-sac of a street. For more information on our parking policy please visit our website.

Basketball Goals—Portable Goals are not permitted in the front yard of a property. All basketball goals require ARC review and approval. Please submit an ARC application prior to installing a basketball goal.

ARC Modifications—Reminder that any modification to a property requires ARC review and approval prior to any work being done.

For more information on the Deed Restrictions, to obtain a copy of the ARC application, or to view more of our policies, please visit our website at www.rshoa.org

Feeling Fenced In?

You may have noticed the new fencing that was recently in-stalled where Steep Bank Creek intersects with University Blvd. The HOA Board of Directors recently approved to spend more than $90,000 on additional hog fencing throughout the commu-nity. In addition to the iron fencing on University Blvd, additional hog fencing was installed in areas near Brookside, The Orchard, Creekstone Village, Lost Creek, and more.

Park in well-lit areas, remove spare keys and do not leave garage door openers in the vehicle. If possible, park in the garage.

Tip: Set an alarm on your phone for 9pm daily that will remind you to check your vehicle for valuables.

Cameras can be a deterrent for vehicle and property crimes. Doorbell cameras are easy to install and exceptionally reliable if a crime was to occur.

When ordering online packages, track the packages and know the arrival date so you or some-one can be there to receive it. If you cannot be there to receive the package leave a note with instructions for the carrier with your desired placement of the package.

Look for suspicious activity and report accordingly while occurring.

For Emergencies dial 911 and for Non-Emergencies contact your area agency. Fort Bend Coun-ty Sheriff’s Office (281) 341-4665, Missouri City Police Department (281) 403-8700. Traffic Complaints/Other Concerns: Direct to Sgt. Jesse Trevino, [email protected]

With the end of the year fast approaching, we want to send out a reminder to be on the lookout for the 2021 Annual Assessment information that will be mailed to all Riverstone property owners in the last few weeks of November. Here are some important tips to make sure you are ready:

• If you have any changes to your mailing address please contact us no later than Friday, November 6th or log on to your resident portal to update your account.

• All Annual Assessments are due on January 1, 2021.

• Online Payments are the easiest way to go! Log in to the Resident Portal at www.rshoa.org to check it out.

Assessments are levied annually to enable the HOA to pay Association Expenses; including maintaining and improving common areas, as well as other general purposes that promote the common benefit for Riverstone residents. More information, including payment options, will be in the assessment mailing and December Newsletter.

For questions about the 2021 Annual Assessment or mailing address changes, please contact Shannon at [email protected] or 281-778-2995. We’re here to help!

6 OCTOBER 2020

In The Community

Annoyed by the persistence of solicitors’ unwelcome knocks on the door? It seems like no matter what they do, they always man-age to show up on your front porch. They come with fliers, door hangers, a rehearsed speech and the distinct ability to ignore the polite decline of the products they’re peddling.

Homeowners associations like us are particularly easy, frequent targets of solicitors; part of the appeal is that population den-sity makes Riverstone an easy environment for them to canvas. Because of this, finding a way to keep solicitors away can be invaluable.

The simplest way to deter solicitors is by posting a “No Solicitors” sign on your door or in your front window. If you get knocks on

the door anyway, you also can ask solicitors for their license or company identification; many don’t have it and will leave. If the solicitor doesn’t leave or keeps coming back, tell them the com-munity has nuisance restrictions and there are legal ramifications for violating them. And if that’s not enough to make them high-tail it off of your lawn, you can also call the Fort Bend Constables Non-Emergency number at 281-341-4665.

While a visit from a solicitor is often annoying, they can sometimes be more than just a nuisance; some might have ulterior motives, such as fraud, canvassing a home to commit a crime, or other unseemly behavior. If you believe a solicitor is acting suspiciously or you feel threatened, call the police immediately.

TIPS FOR A FANG-TASTICLY SAFE HALLOWEEN! Walk Safely

1. Cross the street at corners, using traffic signals and crosswalks.

2. Look left, right and left again when crossing and keep looking as you cross.

3. Put electronic devices down and keep heads up and walk, don’t run, across the street.

4. Teach children to make eye contact with drivers before crossing in front of them.

5. Always walk on sidewalks or paths. If there are no sidewalks, walk facing traffic as far to the left as possible. Children should walk on direct routes with the fewest street crossings.

6. Watch for cars that are turning or backing up. Teach children to never dart out into the street or cross between parked cars.

Keep Costumes Both Creative and Safe

1. Decorate costumes and bags with reflective tape or stickers and, if possible, choose light colors.

2. Have kids carry glow sticks or flashlights to help them see and be seen by drivers.

Drive Extra Safely on Halloween1. Slow down and be especially alert in residential

neighborhoods. Children are excited on Halloween and may move in unpredictable ways.

2. Take extra time to look for kids at intersections, on medians and on curbs.

3. Enter and exit driveways slowly and carefully.

FBISD Students are now heading back for face-to-face instruction. Please be careful driving around the neighbor-hood! Check out www.fortbendisd.com/relaunch for more information on returning to campuses.

Business SpotlightIndoor cycling studios can be intimi-dating, with beginners feeling there isn’t a place for them. Not at Cycle-Bar—a premium studio that invites everyone to rock their ride. CycleBar opened in Riverstone on Aug. 3 and it’s already gaining a following.

“We are not your average cycling studio,” said Kam Mack, general manager for CycleBar Sugar Land. “We are open to everyone. We want people to know that cycling is a holistic experience. People will come in expecting to get more fit, but they will find that they will make changes emotionally and spiritually so they feel better in all aspects of their lives.”

From a classic ride featuring a mix of strength, endurance and chal-lenges to an express ride that keeps cyclists working hard for 30 min-utes, CycleBar offers rides tailored to all fitness and experience levels.

“Classes are beginner-friendly,” Mak said. “Beginning riders can ex-pect to be guided through the entire ride so they don’t have to be nervous or feel anxious. Instructors will be with you every step of the way. They won’t push you past your limits. No one will call you out. We respect the rider.”

Health and safety are a priority. CycleBar has implemented a number of strategies to ensure riders feel comfortable during their workouts. Those strategies include temperature checks, contactless check in, hands-off corrections and deep studio and equipment sanitization including a fogger to clean the air. The studio has reduced capac-ity from 50 bikes to 15 per session and all are placed six feet apart. Masks are required until riders are clipped in, at which point they can remove them and enjoy the ride.

To sign up for a membership visit CycleBar online www.cyclebar.com/location/sugar-land or contact them at (832) 539-1629 for more information.

Fitness Tip

of the

MonthStock Up on TheseWhile there are heaps of good-for-you foods out there, some key ingredients make it a lot easier to meet your weight-loss goals. Next gro-cery store run, be sure to place these top three diet-friendly items in your cart: balsamic vinegar (it adds a pop of low-cal flavor to veggies and salads), in-shell nuts (their protein and fiber keep you satiated), and fat-free plain yogurt (a creamy, comforting source of protein). Greek yogurt also works wonders as a natural low-calorie base for dressings and dips—or as a tangier alternative to sour cream. Talk about a multitasker!

Have you been COVID Cleaning? It might be time for a garage sale!

We have a special change for 2020: this event will take place in your OWN driveway! So, clean out the closets, make way for new things, and prep those treasures for a MEGA community garage sale! It’s all happening from 7 a.m. to noon Saturday, Oct. 10th.

There will be a donation and shredding truck at The Club from 12:00pm to 2:00pm for any unsold items you may no longer want.
