3. PaintFreshen up your walls with a clean-up coat of paint.Painting takes time and can delay getting your house onthe market when the time is right.

4. Clean Infrequently Cleaned ItemsYou’ll need to do a thorough cleaning of your houseright before it goes on the market, but these weeksbefore the sign goes in the yard is a good time to cleansome unlikely places. Clean ceiling fans and lightfixtures, appliances, closet shelves, and kitchencabinets. Clean anything you don’t normally clean on aweekly basis.

5. Check Your Curb AppealIt may be too early to plant flowers, but you can start onitems like painting your mailbox and replacing worn outor faded house numbers, cleaning and painting porchlight fixtures, painting hand railings, or raking up leavesand tree branches from the yard.

Last Month’s Hottest Selling Nashville Neighborhood!The Nashville neighborhood with the most sales in December 2016 was The Nations (or just Nations),the area in west Nashville bordered on the north by Centennial Boulevard, on the south by I-40, onthe west by Briley Parkway, and on the east by 40th Avenue N. There’s some dispute over why thisarea is called The Nations since most of the streets are named after U.S. states, not nations.

Nineteen houses sold in The Nations this past December. The minimum list price was $309,900 for ahouse with 1,306 square feet; the maximum list price was $439,900 for 2,522 square feet. All buttwo of the houses sold were new construction. Most of the houses sold were 3 bedroom/2bathhomes, averaging 2,059 square feet. Typical lots for new homes in The Nations are small with 0.13acres being the average lot size.

If you think you’d like to live in The Nations, call me. There are currently 28 houses for sale in theneighborhood.

In Williamson County, the hot neighborhood in December was Franklin’s Ladd Park-Enderly Pointe.Twenty-one of these new construction homes sold with an average price of $432,284 and averagesize of 2,753 square feet.

There’s A New Word in Our Lexicon

Or at least it’s new to me, the word that is,not the act. Phubbing is the act of snubbingor ignoring the person or people you’re within favor of looking at your cell phone.

If you’re the person doing the phubbing,you’re a phubber. If you’re the person beingignored, you are the phubee.

We’ve all been mildly irritated when we’rephubbed while out to lunch with friends, butnow there are studies suggesting phubbing iscausing trouble in relationships, sometimeseven leading to divorce.

Professor James Roberts of Baylor Universityrecently did a study on the effect phubbinghad on the phubee.

According to Roberts, when someone isphubbed, it creates conflict and leads to low-er levels of relationship satisfaction. “Theselower levels of relationship satisfaction, inturn, led to lower levels of life satisfaction and,ultimately, higher levels of depression”, saysRoberts.

If metro Nashville’s increasing home prices have you thinking you’ll be an apartment dweller forever,consider buying a home in a smaller town nearby that offers lower home prices and an easy com-mute to Nashville.

Towns to the north, south, and east of Nashville (Mt. Juliet, Brentwood/Franklin, Nolensville) are al-ready priced out of many first time buyers’ budgets.

But to the west, there’s Pegram, Kingston Springs, White Bluff, and Dickson, all still offering afford-able housing and all within easy access to I-40 into Nashville.
