DirectionsLeave Perth on the A9 travelling north, and leave on the exit for A827 signposted Aberfeldy. After three miles and at the T junction turn right (A827). Continuing into the town of Aberfeldy, turn right onto the B846 at the traffic lights, signposted Weem and Kinloch Rannoch. Travel for a further 5.3 miles and turn left signposted for Fortingall and Fearnan. On reaching Keltneyburn village, cross the bridge over the river and immediately turn right by the monument onto a track. After the left and right bend, The Steadings is the second entrance on the left after about 50m.

SituationKeltneyburn is a small community around the banks of the Keltney Burn, amidst very picturesque scenery.

Aberfeldy is the nearest main centre with all essential services to hand, including a new medical centre and a cottage hospital; banking, veterinary, optical and dental practices; a varied selection of quality shops, and schooling at the well regarded Breadalbane Academy which provides nursery to sixth year secondary education. Pitlochry, about 22 miles away, is home to the famous Festival Theatre and has a mainline railway station. The pleasant county town of Perth is 37 miles to the south.

The area provides ready access to a wide range of recreational pursuits including golf on a number of nine and 18 hole courses, water sports on lochs and rivers, climbing and walking, with several Munros nearby. The Aberfeldy Recreation Centre has a 25m swimming pool and squash courts amongst its facilities. There are also many clubs and organisations catering for an extensive range of interests.

The main attraction of the area, however, is the beautiful scenery with many of the most famous beauty spots in Scotland including Glen Lyon, The Falls of Dochart, Kenmore on Loch Tay, The Queen’s View at Loch Tummel, the Pass of Killiecrankie, Schiehallion and Ben Lawers. Just beyond the property an SSSI (Special Site of Scientific Interest) begins, which includes the Keltneyburn Wildlife Reserve of Balcroich Meadow.

DescriptionThe original steading was converted into residential accommodation in 1973 and the current owners have carried out a number of sympathetic alterations and modernisation of the property. The elevated rural setting provides outstanding views over open countryside and the hills beyond. The Steading has oak cottage-style doors with latches, exposed stone walls, vaulted ceiling and a log burning stove. The flexibility of the accommodation allows for further development if required. There is an attached cottage with separate entrance and garden. Known as The Knock, it is currently used for holiday accommodation but could also be used for families with teenagers, relatives and guests. The mature grounds surrounding The Steadings include extensive gardens, a courtyard, chipped driveway with parking for several vehicles, a double carport and a log/garden store.

AccommodationA glazed door opens into a welcoming reception with a staircase to the first floor. There is a coat cupboard.

The sitting room has a vaulted ceiling, exposed stone walls and a focal log burning stove.

The large windows take full advantage of the beautiful southerly views. A French door opens to the courtyard and front garden. The dining room is open plan to the sitting room. It has an oak floor. A short flight of stairs leads up to the office/snug which has a Velux window and a door out to the rear garden.

The kitchen was fitted by Monzie Joinery Ltd and has breakfasting space. It has a large window to the front, solid oak base and wall mounted units and oak block worktops. The breakfast bar also houses a 1½ bowl sink with mixer tap. There are tiled splashbacks, concealed lighting and a slate floor. The double oven solid fuel Rayburn range has two hotplates and there is a separate double oven, microwave, ceramic hob and a large free standing fridge freezer.

A separate utility, laundry and boot room also has base units with oak block worktops, and inset Belfast style sink, plumbing for an automatic washing machine and a dishwasher, floor mounted oil fired boiler with the hot water tank to the side. There is ample space for larger appliances, and storage space for coats and boots.

On the ground floor, with a large window overlooking the front garden, is one of the three double bedrooms. Also on the ground floor is a shower room with WC and wash basin.

A games room, workshop and store provide further development opportunity. The games room has windows to the back and front, and a door to the driveway. The workshop has a glazed door to the front courtyard. The store room has a window to the front.

The KnockThe Knock is a cottage with independent access which is linked to The Steadings. It has a sitting room with exposed stone walls and a large window taking advantage of the elevated views. The kitchen has base and wall mounted units, worktops and an inset sink, electric double oven, hob, dishwasher and fridge. It opens to a breakfasting area with space for table and chairs. The bathroom has WC and wash basin, bath, shower, heated towel rail, a tiled floor and partial tiling on the walls. There is one double bedroom with a wall of fitted wardrobes and windows overlooking the rear garden. The utility room has a boiler, plumbing for a washing machine and a window to the rear garden. The knock is currently run as Scottish Tourist Board 4* holiday accommodation with a Certificate of Excellence from Tripadvisor.

Building PlotTo the north east corner of the grounds is a serviced building plot of about 0.35 acres with full planning permission (Ref No. 14/00975/FUL) granted on 19th August 2014 for a dwelling house extending to 230 sq m, and a garage. The Steadings is also available without the plot with grounds extending to about 1.13 acres.

Garden GroundsThe grounds include a courtyard to the front which is hard landscaped with planters and various seating areas and entertaining space. The chipped driveway has ample parking for several vehicles and gives access to a carport to house two vehicles, and a log and coal store.
