Tower Width and Floor Plate Size
Tower Width
The Zoning for the Hornby Slopes Neighborhood, calls for towers with a maximum horizontal width of 90’, but in order to maintain proper separation distances between our project and our neighbhours we are forced to spread our area along this North South Axis. Thus Tower A’s width becomes 124’ & Tower C’s width becomes 113’. Through Sculpting and the additional height requested, the towers remain slender in appearance even with this wider floor plate. Below is a chart illustrating other large floor plate towers in the City.
Tower Floor Plate
For sites with frontages greater than 300 feet, some latitude in floor plate size can be considered, based on the current zoning, in order to accommodate the greater permitted floor area available on larger sites. Below is an illustration comparing our floor plate with other towers recently constructed around town.

Tower Height
Tower A’s height is 525.7' measured from Base Plane to Top of Parapet of mechanical level. It will have an appurtenance that further rises up to 547.7'. Tower B’s height is 187.1' with an appurtenance rising to 194.1'; this is within the zoning’s maximum height but enters into the Granville View Cones. This overage, however, will have no effect on the Granville View Cones as there are existing buildings built before View Cone Legislation, which lie between Tower B and the View point. Tower C’s height is 353’ measured to Top of Mechanical Parapet; with an appurtenance that rises up to 373.3'.
The additional height of Tower A is required in order to give it presence when viewed from the Burrard Bridge arrival into Downtown. Without the height, a great opportunity is lost to make this a Signature Gateway project for the City. Tower B’s additional height allow for the higher floor to floor height required for Office buildings. While Tower C’s height increase improves the height ratio across the project and their perceived proportion.
