With a goal to cut its environmental footprint in half by 2020 the company is aggressively going green

Faced with aging boilers in need of eventual costly replacement implementing a CHP system made more economic sense The principle of CHP is simple when electricity is generated so is heat CHP captures this heat and transforms it into useful energy

Today the new CHP plant

bull supplies up to 93 of Campbellrsquos annual steam requirements

bull saves utility and food production costs

Uninterrupted power is another key benefi t The plant can operate off the grid and avoid costly downtime during outages ldquoOur sterilizers need consistently hot temperaturesrdquo says Mark Galvin Manager Engineering and Maintenance ldquoEven a short outage can set us back for up to fi ve hours We have to scrap food clean up and re-sterilize our equipmentrdquo

Toronto Hydro support and funding made the project viable with incentives that paid 40 of project costs The transition has also been smooth ldquoThe new system has lived up to its billing Itrsquos reliable and easy to operaterdquo says Galvin

Campbell has also embarked on other energy-effi ciency projects including a $100000 compressed air upgrade a major LED lighting upgrade the introduction of sensors and an impressive employee engagement program

At any given time Cadillac Fairviewrsquos Simcoe Place offi ce tower has at least fi ve energy-effi ciency projects underway ldquoYou canrsquot manage what you canrsquot measurerdquo says General Manager Nathan Mordaunt who relies

on regular team reviews of energy data to identify where the building consumes the most electricity

Itrsquos the simple innovative solutions that Mordaunt fi nds most compelling Take the example of a recent transformer optimization project that uncovered that only three of the buildingrsquos six transformers were really necessary

ldquo It was a $10000 project that yielded 400000 kWh in electricity savingsrdquo says Mordaunt By cycling the transformers their lifespan is longer and they need less maintenance which reduces costs

A ldquoquick winrdquo lighting project also had a big impact on load After discovering that lighting was at nearly double the required levels Simcoe Place reduced lamps from two to one in thousands of fi xtures This pragmatic cost-effective fi x cut lighting load in half ndash at little cost

Today Simcoe Place is saving close to $070 per square foot every year which translates into about $555000 in annual cost savings Quite a big bang for their buck

Owens Corning develops and manufactures building materials ranging from insulation and fiberglass to roofing A Fortune 500reg company for over 61 years its signature PINKreg insulation is a go-to product for residential commercial and industrial customers

The company is a pioneer in product innovation ndash it invented fiberglass in 1933 The culture of innovation at Owens Corning extends beyond how it comes up with new products to also how its products are made Ambitious targets have teams continuously looking for opportunities to reduce its environmental footprint

Even though the Toronto facility completed a plant-wide lighting upgrade just two years ago due to rapid advances in LED tube lighting the business case to complete another upgrade was too compelling to turn down ldquoIt just made sense with the current incentives and potential energy savingsrdquo says Maintenance Leader Ari Delopoulos ldquoWe were able to justify the upgrade right awayrdquo

All of the high-bay metal halide lights were replaced with T8 fluorescents in the original retrofit two years ago The second upgrade involved replacing the 32W T8s with 165W LED tube lamps ndash an easy switch that has reduced lighting load by close to 50 in offices the plant and warehouse ldquoIt was essentially plug and playrdquo says Delopoulos of the installation ldquoThe LED lamps were compatible with our existing ballasts so there was no need to bring in electriciansrdquo

Expert help was invaluable Owens Corning worked closely with Toronto Hydrorsquos Energy Experts to plan the project and apply for incentives ldquoThey were very helpful in calculating our energy cost savings and taking us through our lighting optionsrdquo says Delopoulos Before proceeding with the installation they were also able to test the new lighting on site to be sure the LEDs were suitable for each location and met their expectations

New LED tubes rarely need replacing Longevity factored into the decision to upgrade to LED lighting which lasts far longer than the original T8s ldquoMany of our fixtures are located in areas that arenrsquot accessiblerdquo Delopoulos explains

ldquoNow itrsquos much easier to replace lamps and we donrsquot need as many resources to deal with it LEDs are also safer to handle as they donrsquot contain mercuryrdquo

Brighter light ndash inside and outDelopoulos has received positive feedback from warehouse and office staff about the colour output of the new lighting which to many compares to natural daylight ldquoItrsquos a huge difference aesthetically and everyone seems to like themrdquo he says ldquoWersquove installed dimmer switches in some offices to allow employees to adjust the lighting to their desired levelrdquo Since LEDs are ideal for outdoor use Owens Corning also upgraded exterior lighting and the employees now feel safer at night

Set in a thriving community with sweeping views of Lake Ontario the Waterford Condominiums are among the most coveted residences in the area Another selling point ndash the condo board is striving to make the building a leader when it comes to energy eshy ciency

After a 2012 boiler upgrade yielded favourable payback the board looked for more savings building-wide When a subsequent lighting audit revealed that the parking garage accounted for nearly half of the overall lighting use in common areas they immediately decided to pursue upgrades in the garage stairwells hallways party rooms and outdoors

With a payback of just over two years the proposal to upgrade to more energy-eshy cient LED lighting was an easy sell to residents and has reinforced confi dence in the board ldquoOur mandate is to generate value for our owners and mitigate fee increasesrdquo says board member John Goudey ldquoWhat we save gives us the fl exibility to do more building enhancementsrdquo

A custom solution for every tenantTo meet the needs of different businesses especially retail showrooms where display lighting is so important Allied worked with each tenant to create a custom lighting solution for each suite ldquoSome people were worried that LEDs would look utilitarianrdquo explains Talverdi who gave each tenant the option to choose their own colour temperature

ldquoWe want to reduce costs ndash but we also want happy tenantsrdquo

Heaters also represented a significant loadThe assessment also uncovered a savings opportunity with the buildingrsquos electric baseboard heaters Rather than replace the entire system which would have been a huge cost and disruptive to tenants Allied added automated controls to reduce the operating hours of the heaters Today tenants control the temperature as usual during work hours but after 7 pm itrsquos automatically adjusted to use less electricity ldquoIt wasnrsquot a complex project but itrsquos had significant impactrdquo says Talverdi ldquoOur tenants donrsquot notice a difference as they typically leave before the temperature adjusts for the night but wersquove cut costs in half after hoursrdquo

Engaging tenants is also key to savingTenants at 555 Richmond pay electricity costs based on the size of their suite regardless of what they actually use Thatrsquos why Allied has started a tenant green council that meets quarterly to discuss environmental initiatives that will encourage tenants to adopt energy-saving strategies Says Talverdi ldquoNowadays everyone wants to do their part We want to give them the tools and methods to saverdquo

Allied Properties REIT is a real estate investment trust (REIT) with a sizeable portfolio ndash 104 million square feet of urban office space across Canada Sustainability is a pillar of its corporate social responsibility strategy Many of its buildings are LEED or BOMA BESTreg certified to achieve high building performance Allied is well known for adaptive re-use or the ldquorecyclingrdquo of older buildings which has less environmental impact than building new

Recently Allied acquired 555 Richmond Street West a 12-storey commercial office building built in 1988 The tenant mix runs the gamut from fashion houses to health technology companies to a members-only fitness club

As with every new acquisition Allied assessed the property by looking at its operations and the condition of its equipment ldquoWe realized the buildingrsquos electricity usage was high relative to other properties of its sizerdquo says Powell Talverdi Director of Technical Services ldquoToronto Hydro was extremely helpful in identifying where we could be using lessrdquo

Allied tackled the low-hanging fruit first replacing over 8000 T8 and T12 lamps with long-lasting LEDs in individual suites hallways stairwells and the garage The upgrade has reduced electricity costs by $158500 a year ldquoThe whole life cycle of LEDs is betterrdquo says Gerry Casey Maintenance Manager who also notes that operational expenses are down ldquoWersquore spending far less on replacement and the cost of disposalrdquo

Built in 1995 Cadillac Fairviewrsquos Simcoe Place was the only major office tower constructed between the recession and the subsequent real estate boom establishing itself as a landmark in Torontorsquos financial district Today thanks to award-winning conservation initiatives and an impressive energy management plan itrsquos ranked in the 98th percentile among the most energy-efficient buildings in Canada

When it began to pursue energy savings as part of Cadillac Fairviewrsquos ldquoGreen at Work Sustainability Strategyrdquo Simcoe Place worked with Enerlife Consulting to analyze its energy profile Systematic reviews of trends and data identified where the building was consuming the most energy ldquoYou canrsquot manage what you canrsquot measurerdquo says General Manager Nathan Mordaunt ldquoWe were able to calculate the buildingrsquos lighting and HVAC load right down to the square footrdquo

At any given time Simcoe Place has up to five energy-efficiency projects underway ndash and more planned While some projects are more compre-hensive itrsquos the simple innovative solutions that Mordaunt finds most compelling Take the example of a recent transformer optimization project that uncovered that only three of the buildingrsquos six transformers were really necessary ldquoIt was a $10000 project that yielded 400000 kWh in electricity savingsrdquo says Mordaunt By cycling the transformers the lifespan is longer maintenance is reduced and there has also been a significant drop in cooling costs

Another non-intrusive project had a big impact on the buildingrsquos lighting load After discovering that lighting was at nearly double the required levels Simcoe Place reduced T8 lamps from two down to one in thousands of fixtures This pragmatic fix cut energy use auto-matically by 50 throughout the building If some tenants were hesitant to move down to a single lamp they were given the option to switch from two 32W T8 lamps to two 28W T8 lamps This reduced energy use by 125 without a noticeable change in lighting levels

Incentives made the business case feasible Simcoe Place is now saving close to $070 per square foot every year which translates into about $555000 a year in energy costs Toronto Hydro worked closely with the team at Simcoe Place to identify savings opportunities prioritize key projects and help secure funding For Mordaunt the incentives are part and parcel of every project

ldquoThe total savings and return can be compellingrdquo he explains

Energy efficiency is a competitive advantageAccording to Mordaunt maintaining a building to sustainable standards is expected from tenants so much so that green initiatives are now a prominent part of Simcoe Placersquos tenant retention focus A green committee facilitated with JLL also regularly distributes collateral covering everything from energy conservation to recycling to green supplier procurement policies ldquoEnergy efficiency has become a differentiator in our businessrdquo he says ldquoItrsquos a new way to add value especially for companies looking to attract top talent And thatrsquos a win for tenants and building owners alikerdquo

Campbell Company of Canada has been a household name for over 85 years producing a variety of high-quality soups and simple meals to snacks and healthy beverages Sustainability is an important part of its corporate plan and the company is already well on track to cut its environmental footprint in half by 2020

Faced with aging boilers in need of eventual costly replacement implementing a CHP system made more economical sense The principle of CHP is simple when electricity is generated so is heat CHP captures this heat and transforms it into useful energy The CHP plant has achieved anticipated cost savings and now supplies up to 93 of the companyrsquos annual steam requirements

Beyond the more than $15 million saved annually in energy costs the new CHP system has led to substantial cost savings in food production

The transition has been smooth with no unexpected costs beyond planned maintenance According to Galvin CHP has ldquolived up to its billing Itrsquos reliable and easy to operaterdquo The company also invested in intensive training for maintenance crews to take ownership of the new system ldquoIt was an additional cost but it was important to us to retain that knowledge internallyrdquo says Galvin

Not all LEDs are a perfect fit with existing fixtures so a lighting upgrade may involve more than a simple switch Be sureyour contractor

Does a performance analysis that includes an option with replacement ballasts and without ndash the age of your ballastsdirectly affects LED performance Since LEDs last up to 50000 hours and allow for the use of controls which can add toenergy savings it may make more sense to re-ballast at the same time you upgrade to LED lamps
