Eric Molobi Housing Innovation HubBackground on Eric Molobi Housing Innovation Hub
The Eric Molobi Housing Innovation Hub is a result of a joint collaboration betweenpublic and private sector companies in bringing forth quality, innovative andaffordable housing to the people of South Africa.
All South Africans have a right to affordable, quality housing and this InnovationHub is a response to the challenges faced by the housing sector to better the livesof most vulnerable, and contribute to Housing delivery.
The focus of the Hub is to identify, draw-in and support innovative housing systemsdeveloped locally and internationally, with the ultimate aim of providing aestheticallypleasing and affordable homes to the housing beneficiaries. This is a Hub that willbe able to provide beneficiaries and end-users with a wider choice of good qualityaffordable housing depending on the income level of the beneficiaries. TheInnovation Hub is named after the late Eric Molobi.
Eric Molobi(05 June 1945 – 04 June 2006)
The late Eric was born in Alexander Township on 5 June1945. He was the second of five children born to Mrs.Welhemina Majoele Molobi and the late Enoch RampofengMolobi. He married Martha Maleshoane Moleleki in 1969and their union was blessed with two daughters, Leleand Tiisetso.
He was a member of the Black Consciousness Movement where he played asignificant role with his best friend Onkgopotse Tiro.
In 1974 his political activities in the liberation struggle against apartheid led to hisarrest and subsequent imprisonment at Robben Island. Prior to his release in 1980,he obtained his BA degree through UNISA.
Eric joined the Kagiso Charitable Trust (Kagiso Trust) in 1990 as Chief ExecutiveOfficer where he was a key negotiator for the South African Partners in the EuropianUnion Special Union on South Africa. His role also made him responsible for raisingfunds from foreign government agencies to channel into educational and communitydevelopment projects in South Africa. In 1994 he initiated the establishment ofKagiso Trust Investments (KTI) as an investment arm to support the work KagisoTrust was doing. KTI together with its subsidiaries has grown to become one ofthe largest empowerment groups in South Africa, with Kagiso Media Limited beinglisted on the Johannesburg Securities Exchange (JSE).

Eric was awarded numerous awards including:
• 1990: The Kohl International Peace prize by the Kohl Foundation in Chicago for his work in helping to resolve the educational problems, particularly in Soweto following school boycotts in the late 1980’s.
• 1994: The Prestigious Ordre National de la Legion D’Honneur presented by the French Government for his work in promoting development in South Africa.
• 1995: Presidential Award from the Institute of Personnel Management as an acknowledgement of his role in people management.
• 2003: The University of Witwatersrand honorary doctorate for excellence in business.
At the time of his death Eric held directorships in a number of companies, includingthe National Housing Finance Corporation (NHFC).
In a tribute to the late Eric Molobi by Minister of Housing, Dr Lindiwe Sisulu wrotethe following:
“As the chairperson of the NHFC board, the late Eric Molobi was charged totransform the NHFC into one that provided access to housing finance for the poor.He guided the development of a new housing dispensation, which changed theemphasis of government housing and subsidy policy from one that explicitlyexcluded the poor to one that was firmly based on their needs.
Eric called upon the housing fraternity to provide him with a project that he couldsponsor and give patronage to. A project that was not merely a dream but wouldhave tangible results. A project that was not only sustainable but has cleardeliverables. And thus was born the Innovation Hub, now rightfully re-named theEric Molobi Housing Innovation Hub.”
Eric Molobi passed away at the Wits Donald Gordon Medical Institute inJohannesburg on Sunday morning on 4 June 2006.
Eric Molobi Housing Innovation HubThe NHBRC ABSA Housing Innovation Competition
The Housing Innovation Project was established at the end of 2005 at ThorntreeView (Soshanguve A) in the Tswane Metropolitan Municipality in Gauteng. Theproject, initiated by the previous Minister of Housing the Honourable Dr. LN Sisulu,had been tasked to the National Homebuilders Registration Council (NHBRC) andABSA. The objective of the project was to identify, draw-in and support innovativehousing systems developed locally and internationally. The ultimate aim is toprovide a wider choice of quality, aesthetically pleasing and affordable homes tothe housing beneficiaries and end-users.
The Hub consists of innovative housing systems constructed by 22 developers,a Testing and Conference Centre. This Brochure, however, covers the housingunits that were constructed during the 2005 NHBRC ABSA Housing Innovationcompetition and the housing units built after the competition.

PROFICA/VELA SHOW HOUSE
System DescriptionThe Profica/Vela lightweight steel frame consists of a galvanizedsteel stud channel and truss system that makes up the structuralcomponent of the Profica building system. The steel frame is thenclad externally with a brick façade or an alternative specified finish.The internal cladding and insulation contributes to improved thermaland acoustic qualities, with an approved fire rating.
The steel framed system is designed using the CAD/CAM engineeringsoftware technology. The fully automated rollformers enable thecomponents to be produced with all the assembly features andservice holes precisely engineered. The duration of construction ofthe unit was 2.5 weeks.

EEZYBUILT SHOW HOUSE
System DescriptionThe EezyBuilt Housing System uses Structural Insulated Panels(SIPs) for the wall, ceiling and roof components of the home,providing an attractive, low maintenance textured finish to both theinterior and exterior of the home. The greatest advantage of thissystem is the speed of construction, saving time and money withoutcompromising quality. The EezyBuilt home is also available inconventional form with face brick exterior walls and a plaster andpaint finish on the inside. The duration of construction of the unitwas 1 week.
When erecting the EezyBuilt Housing System, the builder is requiredonly to assemble the precut panels and mount them on the concreteslab. The finished dwelling is airtight and sound proof, making theEezyBuild home more comfortable, energy-efficient and quieterthan a conventional house.

FINN BUILDER SHOW HOUSES
System DescriptionFinn Builder System is a slip form of concrete shuttering, using non-slump 20 MPa concrete, compacted and moved forward to extrudea continuous concrete wall. Materials used are cement, aggregateand sand and are sourced locally. The walls are constructed ofpolystyrene form with concrete infill forming the core. The durationof construction of the unit was 2 weeks.
Only accredited Franchised Contractors may use the system anda key component of the process is the Quality Management Systemwhich ensures a Franchisee’s compliance with the technology. Acompliance certificate is issued on satisfactory completion of training.

STYROX SHOW HOUSE
System DescriptionThe Styrox System consists of hollow expanded polystyrene buildingblocks. The walls are constructed with polystyrene form with concreteinfill. The final strength of the concrete is between 15 MPA and 22MPA, which makes the walls stronger than the traditional brick andmortar methods. The outside of the form is plastered with custom-made plaster, “Styroguard”, which is finished off with another layerof normal sand and cement plaster to give a smooth finish similarto the plastered brick wall.
The system is Agrement certified. The duration of construction ofthe unit was 1 week.

A & D HOLDING SHOW HOUSE
System DescriptionThe A&D System consists of specially designed interlocking blocksand the mortar is replaced by Fiber Reinforced Polymer (FRP) witha tensile strength of 3.8 MPa. The joining of the interlocking blocksis achieved with a mixture of one part (by volume) of FRP Adhesiveto one part (by volume) of river sand. The mixture is fed into a“Caulking Gun” duly calibrated to dispense one milliliter of mixtureper shot. The jointing between two consecutive blocks, in the samecourse, is made with one stitch of adhesive. The jointing of blocksoccurs in consecutive courses: each block in the bottom course,receives six stitches, one stitch on each of the four corners of theblock and two stitches, one in each recess in the middle of theblock. The duration of construction of the unit was 2 weeks.

MOLADI SHOW HOUSES
System DescriptionThe Moladi System is an in-situ cast reinforced 100mm thick wallingsystem consisting of ‘No 133’ reinforced mesh and aerated mortar.The aerated mortar comprises a mixture of graded river sand,cement, water and a chemical called ‘Moladi Chem’. A lightweightplastic injection mould formwork system is used, branded as Moladi,to cast the wall. The reinforcing of the walls of the superstructurewill need to be designed and certified by a structural engineer. Thefollowing basic requirements are given below:
• External and internal walls thickness of a 100 – 150mm.• No beam-filling is required as block-outs are used to create the
cavities to position purlins and trustees accurately.• Steel window and door frames are cast into position.
This is a system approved by the South African Bureau of Standard(SABS). The duration of construction of the unit was 1 week.

UBOMI SHOW HOUSE
System DescriptionThe Ubomi Housing System consists of light steel frame, withpolystyrene infill. A layer of mortar plaster (40mm) is applied to theinterior and exterior of the expanded polystyrene, applied to metalmesh wrapped around the wall assembly. This allows for any finishto be applied, for the desired architectural effect on either the interioror exterior walls. Support pillars of 76mm steel square tubes areused at 1500mm intervals, which add to the longevity and rigidityof the wall. All models make use of aluminium window and woodendoor frames that improves the overall quality of the design. Theduration of construction of the unit was 2 weeks.

SOLBRIC SHOW HOUSE
System DescriptionThe Solbric Housing System comprises dry joint walling, consistingof cement brick with interlocking faces; on the top, bottom and onthe end. The average compressive strength of the cement bricksis about 8.6 MPa. The bricks are stacked closely together to allowinterlocking of units, after which the horizontal and vertical jointsare filled with grout. The grout mix is one part cement and two partsof clean plaster sand. Once the wall is finished, the surface mustbe watered for curing purpose. The duration of construction of theunit was 1 week.

System DescriptionThe Ikhaya structures are made up of arched steel frames coveredin corrugated sheeting with a wooden ladder leading to a loft. Thefacades consist of fibre-cement boards, wooden doors and plasticsheeting. IBR sheeting was used for the upstairs platforms. Theduration of construction of one unit was 4 days.

SHIEBROOK ‘EVG-3D’
System DescriptionThe Shiebrook System consists of 3D Panels - three-dimensionalwelded wire mesh and a built-in expanded polystyrene insulationcore. The panels are erected over steel reinforcing bars embeddedin a concrete foundation, then fastened to one another with wire -splice mesh. Concrete is sprayed to both sides of the panels to thedesired thickness (40 - 70 mm) giving a total Three Dee wall thicknessof typically 150 mm with various types of finishes. The result is ahomogenous structure with excellent thermal and acoustic properties.The concrete cover is a durable, waterproof exterior and providesinterior thermal mass. The double shell configuration of the panelsminimises sound transmission. The entire structure works effectivelyto distribute loads and has an extremely high strength to weightratio. The Three Dee construction system is used as a totalconstruction system - walls, floors and roofs, but it can also beincluded in other construction systems as a component.

ECOBEAM
System DescriptionThe Ecobeam System is formally presented as a modified timber-frame house. The frame is constructed with Ecobeams – two timbersections joined together by a lattice made of galavanised steel strip- forming the base, wall plates and boxing for walls. The bulk of thewall is made up of sandbags filled with ordinary sand and laid insidethe framed walls like bricks. The bags are covered with chickenmesh, plastered and finished with a coat of paint. The constructionof the unit only takes 8 days to complete.

ECODWELL
System DescriptionThermotech 21 is a structural building system incorporating tubularsteel and expanded polystyrene foam that provides a complete wallor roof sub-system. Strength and rigidity are produced by galvanizedsteel tubes that are recessed in the polystyrene foam on both theinterior and exterior sides and secured with self-tapping screws.Additional support is provided by base and top angles of galvanizedsteel. The interior is finished with Rhino board, plaster and paint,whereas, the exterior is finished with Rhino board and a flexiblewaterproof concrete based coating. The house can be constructedwithin a period of 1 week.

EPS BYGG/INDEPENDENTPROJECT
System DescriptionThe system comprises walls made of 150mm thick expandedpolystyrene (EPS), plastered on both sides with 20mm plaster. Theplaster is reinforced with chicken wire. The walls are covered withmesh prior to construction and when erected are tied together withmesh. The windows and doors are cut out and the mesh foldedthrough the openings. An EPS roof beam is mounted after it iscovered with mesh and plastered with two 10mm plaster layers.The roof is tied down with 2, 5 -3mm galvanized steel wire. A teamof seven to eight unskilled workers can build seven 25m2 unithouses in five to seven days, and if worked on simultaneously cancomplete a house a day.

ECO INNOVATIONS
System DescriptionThe top structure consists of precast concrete panels for the wallsand the roof that is produced in a precast concrete factory plantunder controlled conditions (plant is transportable to large sites).An in-situ raft foundation will work in most soil conditions. Theprecast concrete panels are built in the form of a pyramid, whichensures long-term durability of the structure and improves theacoustical and insulation properties. The joints of the panels needto be sealed and maintained every 10 years. The house built on sitewas constructed in 5 days.

TESTING CENTREThe main purpose of the Testing Centre is to provide facilities that will enable theimprovement of structural quality and technical standards through physical testingof building materials and products; and to support the development of emergingcontractors through training.
In the broader perspective the centre will be used amongst other for the following,once it has officially been launched:
• Support the training of historically disadvantaged home builders.• Test the structural performance of the houses to be erected at the hub.• Support organizations, as agreed upon, in the approval of innovative housing
systems by conducting structural tests of the housing systems.• Perform or complement some of the material tests completed by existing
organizations in the case of imported materials from other countries, as stipulated in the home building manual.
• Test suspect materials and/or products identified by our inspectors during their routine inspection of houses.

CONFERENCE CENTREThe main purpose of the NHBRC Conference Centre is to serve as a multi-functionalfacility that allows for complimentary and main functions of NHBRC to be held.This Centre would provide stakeholders first class facilities that will promote thevision of enhancing the quality of the standard of building work.
Generally, this Conference Centre will be utilized for the following, although notlimited to, once it has officially been launched:
• To provide conference facilities for main events that caters for 100 people, including a podium that allows 8 presenters.
• To assist home builders with training by providing training rooms that each allow for 50 trainees.
• To allow access to latest industry literature and material by providing a librarythat can cater for 30 people.
• To provide a canteen that can cater for 100 people and a coffee shop.• To include administration facilities for NHBRC staff to adequately provide
good customer service.
