Idealab: 4 major and 2 minor Tenant improvement projects over five years, Pasadena CA.

130 W. Union Street 35,000 S.F. owner occupied (on Pasadena’s list of historically protected structures)

Complete roofing system on entire building. Updating of interior lighting systems (including solar tubes

and skylights). Exterior remodel: chemical removal of all paint (necessary to protect the historical

significance of the masonry). Restoration of exterior brick to original unpainted condition and addition

of architectural valance systems over windows. Commissioned a 250 foot mural on the back side of

433 N. Fair Oaks Avenue 15,000 S.F. leased space. Turned into 30% office and 70% R&D, testing,

warehousing, assembly space. Built walls, distributed electrical, cut out and installed loading dock rollup

door, installation of building access and security systems, distributed cabling for computer/phone

network, paint and carpet. Moved new company in.

116 W. Del Mar Boulevard 7,100 S.F. leased space. Gutted entire interior. Turned into 30% office and

70% R&D, testing, assembly and warehousing. Built new compliant restrooms, new lighting throughout,

added conference rooms, distributed electrical, added HVAC and exhaust systems, insulated warehouse,

building access and security systems, distributed cabling for network and phone, paint and carpet.

Moved new company in.

120 W. Waverly 8,500 S.F. leased space. 30% office and 70% R&D, testing, assembly, machine shop and

warehousing. Remodeled existing office component. Distributed electrical, built walls, installed HVAC

and exhaust systems, created a dedicated cooled server room, distributed cabling for network and

phone, installed building access and security systems, insulated warehouse and installed new lighting,

paint and carpet. Moved new company in.

1880 Locust Street 4,000 S.F. leased space. Warehouse with truck docks. Remodeled interior with new

lighting, security system, electrical distribution and paint/carpet.

33 W. Valley Street 10,000 S.F Warehouse/Machine Shop leased space. Electrical distribution,

installation of skylights and lighting, building access and security systems, paint.
