GENERAL DEVELOPMENT INFORMATION
Design Rationale:Timnath Landing has been thoughtfully planned around the creation ofa series of lakes that will provide a connection to the land, a great featurethat will include parks, trails and other recreational opportunities forall residents. e community is intended to have a mix of residential
options throughout the ultimate build out of the development, a portionof the property is located on the west side of the proposed Parkway, and isintended to include a ‘main street’ area as well as a civic park and associatedresidential options.
Drainage and Stormwater Management:At the Sketch Plan stage of this project we have anticipated that the majorityof the required drainage and storm water management will be handledthrough the careful design of the lake features. e lakes are anticipated tobe at three dierent elevations, and will likely include a pump house at thelow end to facilitate the conveyance of the drainage.
Water Supply Information:e development anticipates connecting to the Municipal water system.
Commercial Mineral Deposits:We do not anticipate any commercial mineral deposits, we are currently in
the process of dening all mineral owners for the property.Floodplain:A portion of the property is currently in the oodplain; however, there iscurrently a CLOMR being processed as part of a larger regional improvementfor the Box Elder drainage that will remove the oodplain f rom this property.
Comprehensive Plan:As part of our continuing discussions with the Town Planning sta weunderstand that we may need to pursue an amendment to the ComprehensivePlan Map for a portion of the property that is identied as a strip of futurecommercial along the Parkway.

CONCEPTUAL OPEN SPACE AND LANDSCAPE PLAN AND NARRATIVE
Open Space and Parkse open space network will be a combination of pathways, irrigated parks and low-grow loareas in combination with the variety of lake edge conditions. A Neighborhood Park is locaentrance into the community from E-Harmony Road and will include typical features like a playarea, multi-use courts and multi-use elds. Trees will be used to shelter from windy conditioshade in summer months in areas that will be expected to be in higher use zones. A specic plist will be provided for street trees and vegetation in open space and parks as per recommeTown of Timnath and Regional standards. A community recreation center is identied in the Mthe banks of Middle L ake, and the paths around the lake, as well as the lakes and linear parks aact as a Regional Amenity/Park. ese combined areas are intended to be a community ameunique recreational opportunities including a potential pool, pathways to the water, shing pnon-motorized boating, outdoor seating, a shade shelter and a play ground for children. neighborhood is anticipated to include a regional trail corridor and connections to the southPocket Park and Neighborhood Park locations are identied on this plan, along with the recomile Pocket Park service radius, and 1/2 mile Neighborhood Park service radius to ensure goo
residents.
Civic and Community Spacese Timnath Landing Master Plan identies a Civic Park at the corner of 4th street that is a civic space that may include a combination of plaza components and public art opportunPocket Park uses. is civic park will have an urban feel yet be respectful of the Town of Timrural history and community. e Master Plan also identies a community orchard and gpays homage to the communities agricultural past, this area will also function as a NeighborhPROST plan survey identies community gardens as an important element. ese types of places where community members grow their own fruits and vegetables while giving the comof ownership, not to mention the benets of fresh produce. Orchard like tree plantings wilthe enclosure of the space and can provide added benets of f ruit production very similar to tgardens.
Trails and Pedestrian ConnectionsAn extensive trail system will provide multiple opportunities for pedestrian connections tTimnath as well as connecting to the larger regional transportation system. Two larger diagonally through the property and allow for biking connections and even equestrian trailin the Timnath regional trail network. Further to the East of the project the Timnath Reditch runs north south and will provide additional access through the community. An ehead is identied at the corner of LCR 5 and LCR 40 and will allow access to and though the
identied on the Timnath regional trails system is a bicycle trial that runs diagonally from 4ththe property and connecting to the parcels just adjacent to the East. Street Treesroughout the project street trees will provide attractive identication as well as help discCommercial areas will be dierentiated from single family areas with dierent types of vegetaEntries and the parkway will have a landscaped median that will provide additional opportunitcolor, interest and project identication. Trees will be planned to avoid mono cultures, meanspecies will be used providing variation and in extreme conditions should infestation or diseof mass will be reduced. Primarily street trees will be deciduous per Town of Timnath recohowever, evergreens may be used to provide accent and or attenuation when necessary aentrances, open space corridors and trail heads.
Entrances and Buffer ZonesAt specic entrance areas, special attention will be paid to create a sense of arrival using more ornof vegetation and trees. ese areas will be irrigated but special attention will be made to selespecies that are lower water consuming while still providing color and seasonal form. On perthere are higher speeds of automotive trac buering will be used in combination betweenforms and masses of vegetation. At the entry to the project on E. Harmony Rd, the Sketch Plarge water feature, with a linear park along the entry.
