In this edition of the quarterly newsletter, we would like to wish our Residents a Happy New Year and
hope that it is a Prosperous one for all.
We will be going through major works that have happened in our community in the past year in a
summary of events, achievements and improvements. Also we have some reminders regarding Service
Charges and their importance to clear and Fire safety and how the whole community is responsible to
do their part to ensure we all live in a safe environment.
Reminders
Service Charge Payments:
Provisional Service Charge Invoices for the first five months covering the period (1 May 2018- 30
Sep 2018) have been sent out on 11 September 2018. The 5 months invoice have been issued as
per RERA approval in order to facilitate a 14 month financial cycle. Alongside normal standards for
financial years. It is important as ever to make payments on time so that we have the necessary
funds to keep Tiara Residence one of the best properties in Dubai. The pleasant family environment
is unmatched on the Palm and we are all proud to be part of this stellar community.
Health Club Usage: The Gym Management at the health club are holding regular classes for
various disciplines at special rates for the residents of Tiara Residence. The trainers are all
certified and have all legal documentation as required by the local authorities as well as having
insurance coverage for any incidents. They have been put into place for the residents to insure all
activity is legal on our premises and that all residents are safe while enjoying Tiara Residences
superior gym.
The health club is strictly for residents only and their guests. There is no
tolerance of sale of ‘memberships’ or abusing the guest policy. Please report
any matters to [email protected] if you feel that the rules are not being followed,
only serious and verified complaints will be taken seriously and acted upon.
The Kids club arrange various activities during the week for little children, the
health club management are always open to suggestion. You may approach
them on anything you may have in mind to better serve the community.

Car Windows left open in Parking
It has been noted that car windows have been left
open in the car parking. Please remember to lock
and secure your car at all times to avoid any
mishaps and damage to property. The management
is not responsible for any loss or damage incurred in
the car park. Our security do regular patrols in the
parking, but cannot be everywhere at all times.
Returning towels to the Health Club
As much as we appreciate residents keeping health club towels and washing them for us, please
return your towel after usage to the health club. Your club card will be returned only upon returning
all towels taken out.
We have our own laundry facility to wash and clean towel. Whenever you come to visit again you will
be provided with a fresh clean towel, No extra washing required.
Fire Safety and responsibility of residents
Please find below an extract from the DCD responsibilities of owners. This is to gravely important to be
adhered to, as we have had another fire in the Dubai Marina.
1.21. Resident’s and Tenant’s Responsibilities (Extract)
4. BARBEQUE: BBQ is not permitted in balconies, basements,
indoors and on flammable
Surfaces. Residents shall not cook and BBQ either with open flames
or with
Electrical appliances at balconies, terraces, basements, parking and
on flammable
Surfaces.
ii. Barbequing and cooking at balconies, terraces, basements and
parking is against
the Civil Defense regulation and is punishable.
5. SMOKING: Smoking shall be permitted only at designated
smoking areas.
ii. Discarding cigarette butts in public areas, on roads and throwing
cigarette butts from balconies is against the Civil Defense regulation
and is punishable.

Sauna usage and Safety
The sauna is a great facility that can be used by all
residents; it is recommended though that the sauna be
used properly in order to ensure its full life and to keep
you and others safe. It is important that the saunas
temperature is not kept higher than 85 degrees on the
settings. Also, in order to preserve energy, please contact
the health club at least 15mins in advance, if you would
like to come in for a preheated sauna.
Removal of Items stored in Common area Parking
On 15 November 2018, Security moved ahead with removal of all unauthorized storage in common
areas by residents. This poses fire and safety risk to residents and gives an untidy look to the
community parking. In the operation, 24 Lots of items were removed from P1 and P2 parking areas.
Please note that the items not claimed by the residents will be disposed by the security, therefore
any claims should be made or before 20 January 2019.

Major Improvements in 2018
Landscaping works and new flower plantations
New flowers have been planted for the winter season along with regular landscaping activities such
as lawn mowing, weed removal and bug spraying.

Paint touch up of damaged floor in Parking Areas
Paint is being conducted in parking areas in order to deter further deterioration of the flooring. This
work is expected to be carried on for the coming months.
BEFORE AFTER
New speed breakers in Parking
New speed breakers and speed limits signs have been added in the
parking area to ensure a safer environment for pedestrians in the
parking areas. The speed limits should be followed as advised to
avoid any injury.
Beach Net Cleaning
Tiara Residence Jelly fish Net replacement has been completed and the old net has been removed in
the previous year. In addition, new Buoys, which have been placed along the border of the net,
replaced old Buoys and seven were deployed at anchor points. The new net design has far better
floatation on its own and general performance. Beach net cleaning took place in January as regular
maintenance to ensure a full life for the net, safe, and happy swimming for the residents.

New Palm Trees Installed Beach

Additional Palm Trees have been added
on the beach front with two more trees
coming up soon we hope you have
enjoyed the enhanced look of our beach
front.
Fire Drills at Tiara Residence
Fire Drills throughout 2018 were carried out as per DCD requirements. All vendors concerned were
present to monitor their respective systems and it has been noted that there were no major issues in the
equipment is installed in the community (Ex: Elevators, Firefighting system, fire alarm devices etc).
Residents who participated we would like to thank as they were patient and cooperated with the
evacuation team. We hope to ensure an alert and safe environment for all residence.

The onsite team has painted Service Rooms
Repainting of service rooms has been carried out to
ensure the safety/look and to protect the walls and
flooring of the community.
Thermal Imaging of Electrical distributors:
We would like to thank residents patience and cooperation with the
Thermal Imaging exercise that was conducted onsite, this was vital to
conduct with the use of Thermal Image Cameras.
This allowed for the following:

LED Replacements in the Technical Galleries:
In Technical galleries, the process of changing
Hallogen lights with LED lights has been completed.
This will help reduce the cost of electricty for the
building.

In P1 and P2 car park, the process of changing
Hallogen lights with LED lights has been completed.
This is in continuation for reducing energy
consumption for Tiara Residence.

Car washing company
New Car washing company was introduced in 2018, In case you haven’t already acquired the
services of the authorised car washing company “SSC car cleaning” details are below. They specialize
in using small amounts of water, in order to reduce wastage and this falls in line with our efforts to
have a more environmentally conscious community. For further details contact the numbers below.
The onsite team has painted water meter Rooms
Repainting of water meter rooms is being carried out to ensure the
safety/look and to protect the walls.
Earth Hour
Earth Hour was a success and we were able to save 157.5 kWh and reduced Tiaras carbon foot print
at the time by 0.08T CO2E.

Planned Preventive Maintenance of Fire Alarm & Fighting System
As a part of Dubai Civil Defense requirements, testing fire
alarms and firefighting systems in apartments and common
areas schedule throughout 2018.
Hand Rail cleaning
The House keeping team has conducted an extenisve cleaning of all the handrails in Tiara Residence
in the month of July as part of their maintenance program. This ensures cleaner look and also gives
a longer life to hand railing assets. Shortly Hand railing painting is to take place.
Kayak and water craft Registration
The Gym Management are keeping list of all water crafts in Tiara Residence and soon will be issuing
stickers that will need to be placed on the residents respective water craft identifying them. After this
is complete then any kayak/water craft without this identifying sticker shall eventually be removed
from the beach area into storage for a set time before it is disposed of. We would like to emphasis
that all residents register their water crafts in order to avoid any inconvenience. If there is any doubt
on ownership or dispute, the management holds the right to request evidence of ownership that
satisfies the management. We hope to have a clean and clear beach, and request full cooperation
with staff to ensure that a healthy, safe and pristine environment is maintained.

Rectification work of entrance ramp towards Tiara Residence car park
Due to damage to the ramp leading down towards the car park, mainly attributed to the expansion
and contraction of the flooring on the ramp, the in house Facilities team are conducting repair work.
We apologies for the inconvenience caused by this work, and the time it will take, but to ensure
proper drying of the materials used to repair the ramp area was partially cordoned and rectified.
Irrigation initiatives and TSE water line
We are having some new irrigation testing being
conducted to try to reduce water consumption. Not only
saving on DEWA bills but also the environment.
Furthermore, TSE connection request in under way, which
will further reduce costs for water and recycled water, will
be used for certain landscaping areas.
CCTV Cameras
CCTV camera installation is now complete; you will be able to
spot additional cameras in and around Tiara Residence. These
will lead to increased safety for our residents and to monitor
the service lift areas.
Repainting of bridges and stairways
Repainting has taken place in December for all the bridges and stairways for Tiara Residence to
maintain the exceptional look and feel for Tiara Residence.

Replacement of damaged Lift flooring
Elevators are one of the most used equipment in any
community and due to its repeated usage the floors tends to
be damaged or lose its shine with time. Therefore, the floors
of the damaged lifts are being replaced to give it a fresh
look. All damaged floors are expected to be replaced by the
first quarter of 2019.
Life buoy and Ring replacement
Older rings showed signs of wear and tear and aesthetics had
deteriorated.
