Santa Visit
Once again pictures with Santa was a huge success. We had 64 children
stop by to visit Santa, get pictures taken, and share their Christmas wishes
with our jolly visitor. We even had an elf stop by to help Santa. You can
view some of the photos on our Facebook page.
Holiday Lights Contest
Thank you to all who put up lights and decorations to make our neighborhood festive
and welcoming for the holidays. A special thanks to those who submitted photos and
voted on our winners! The winner of the Holiday Light Contest is:

ROHA and NLHA Assessments
Annual assessments from ROHA and NLHA were mailed out at the end of December.
All residents in Remington Oaks and Chestnut Point are obligated to pay the mandatory
ROHA assessment (due Jan 31) and all Newport Landing residents are obligated to pay
the mandatory NLHA fee (due Feb.1). OLRA assessments will be mailed out to all
homeowners in late January and are due March 1.

OLRA Officer Elections
The OLRA Board held elections at the December meeting. Thersea Calvert has been
elected OLRA board president, Shane Wecker will be Vice President, Sam Crossen is
the Treasurer, and Chuck Schwarz as the Secretary. Thank you for all your time and
dedication to OLRA.
Snow Shoveling
Residents periodically call looking for someone to shovel their driveway after a
snowfall. If you are interested, please stop by or call the clubhouse. We will keep a list
of names to give out to residents when we receive calls.

PHOTO IDs Please remember residents must have their OLRA ID with them when using any of the clubhouse facilities. The new IDs with a blue background that began being issued in 2012 are the only IDs that are accepted. If you have not had a chance to get your new ID, stop by the clubhouse anytime to have one made. In most cases IDs can be issued while you wait. You will need to provide proof of residence in the form of a current driver’s license. There is a charge of $5 per ID, however, there is NO CHARGE for IDs between January 1st and March 31st. Please feel free to call or email the clubhouse if you have any questions. 636-225-2183 or [email protected] OLRA ID Stickers Stickers for ID’s will be issued again in 2015. Stickers will be issued for permanent residents living in your household. Proof of residence in the form of a 2014 tax return, a current bank statement, a current drivers license or a current Missouri State ID card may be required. IDs and/or stickers for the clubhouse and pool facility cannot be issued for temporary residents. Your OLRA ID must have the 2015 sticker in order to be able to use the pool or clubhouse after April 1st. Stickers are ready for pick up as of April 2nd along with Pool Guest Passes. Thank you so much to everyone who donated to OLRA’s second annual canned food drive
to benefit Circle of Concern in Valley Park. Circle of Concern concentrates their efforts in
our very own community providing assistance to low-income families living in the western
St. Louis County. They were voted Best Local Charity in the West News Magazine in 2012.
Your generosity is greatly appreciated by many families in our area. Thank you again and
we look forward to collecting again next year!

Clubhouse Rentals Too many relatives and friends to host your party at home? The clubhouse is available for rentals 365 days a year, even on holidays. Book your rentals now! Call or stop by to check available dates and make your reservation. NOTE: ONLY RESIDENTS may rent the Clubhouse, complete the rental contract and make payment. The resident must also be present during the rental. Failure to abide by these rules will result in the loss of rental privileges. Call the Clubhouse for more information. OLRA Meeting The next OLRA Board Meeting is Monday, January 26th at 6:30 p.m. in the Clubhouse. As always, residents are invited and encouraged to attend.
Weight Room Rules All children under the age of 18 seeking use of the exercise equipment or tanning bed must have a signed parental consent form on file in the Clubhouse office. Minimum age to use this equipment is 14. Minimum age to bring a guest is 18. Office staff will be checking all youth to be sure
requirements are met. Parental Consent Forms are available in the Clubhouse office. Parents, please stop by to sign one for your child. Residents are welcome to bring 1 guest with them, per visit, to the weight room.
After School Hangout Middle schoolers — looking for something to do in the afternoon? Gather up your neighborhood friends, grab your OLRA ID card, and head over to the Clubhouse to do homework, watch TV, play games or just hang out. All subdivision kids aged 11+ are welcome. Grab a parental consent form online or from the clubhouse office for more info.

Laura Larson announced her resignation effective Jan 1, 2015 The Board reluctantly accepted her resignation and thanked her for her performance during the past year. We will begin an immedi-ate search for a replacement. An offer was made to Linda Tallin, current assistant manager and we are waiting on her response. Manager’s report:
Financial Update Rockwood Account Balances as of December 18, 2014
Checking - $11,477.26 Money Market $107,053.65 The most recent Checking and Money Market Account statements are attached. November P & L is attached. We are currently operating under budget in our expenses for the
2013/2014 fiscal year. The Rockwood Money Market balance is $107,053.65 and if you add in the checking account to cover expenses for the remainder of this fiscal year.

Assessment Update
As of December 18, 2014, we have received full payment from 570 out of 580 OLRA homeowners. Two families have paid $200 of their 2014 assessment and still owe $123 Liens have been placed on the following properties:

Clubhouse Office General
Christmas Decorations were placed throughout the clubhouse. Annual Pictures with Santa activity:
We had 63 children come by to have their pictures taken with Santa on December 6th. We were able to accommodate everyone who requested time with Santa making it a very full and successful event.
Trumpet Lesson – continued through December. Clubhouse closes at 3p.m. on Christmas Eve and New Year’s Eve. Clubhouse is closed on Christmas Day and New Year’s Day. Bookkeeping Express met with Schneider’s Accounting to review 2014 Federal & State Taxes. They will communicate with one another for future questions. Salted parking lot and sidewalks. Received several phone calls concerning their trash service. Waste Management was not picking up
their trash. Routed all calls and emails to Rick Lord (ROHA). Progressive will be the new trash service beginning January 1, 2015.

pliant. Response below.
Oaks Landing Clubhouse is only obligated to comply with the ADA if you make structural alteration to the pool. That
notwithstanding, you have the ongoing obligation to remove physical barriers to the pool if doing so is "readily achiev-
able". Essentially, the ADA would like for pools such as yours to have a lift with independent operation. A fixed lift is
preferred, but if a portable lift is all that is "readily achievable then that will do. Here are the statutory factors to con-
sider when determining whether or not installing a lift is "readily achievable":

NOTE: The Board reviewed comments received from both our lawyer and St. Louis
County Inspector and agree that we are not required to make any changes
at this time. We do not plan to install lifts in the pools at this time.
We will investigate the cost to install safety handrails in the bathrooms
the bathrooms and the outside ramp/stairs and make a decision at a future
meeting.

Clubhouse Repairs
Additional clubhouse repairs done by Staff members. Lumber 84 had to rebuild a new gate for the dumpster, due to other being in very poor condition.
The new gate will have a wheel at the bottom for more support to the gate. Cost for this will be $325.00.

BOOKKEEPING EXPRESS:
* Tina Seidel advised us that she is leaving Bookkeeping Express and starting her own business. The Board discussed the options to stay with BE or go with Tina’s new company and voted unanimously to go with Tina since she gives us a local presence and has an intimate knowledge of our account. ADP will continue to handle payroll. There will be a Net add of Approx $300 per year but the Board felt that it was worth the cost to have a local contact. *RESERVE FUND: Kristopher Kern of Asset Guardian gave a report to the Board and we then had a detailed discussion on the future needs of OLRA. Our current Reserve is approx. $ 100k and it was decided that we will establish a separate account for the Reserve fund and set a goal of keeping it at this amount. Kristopher presented a Long Range plan for future Capital Improvements and maintenance which includes the cost to accomplish these. The Board has asked Kristopher to make a presentation to the residents at a future meeting so we can share his data with them . *POOL RESURFACING: We received bids from three different companies to resurface the adult swimming pool. All three offered different finishes and the Board decided to go with a “Pebble Sheen” finish based on expert recommendations, past performance, and the fact that this matches the finish
in the other pools. We are reviewing the bids and are going back to the firms for clarifications. We hope to make a decision before the January Meeting. Final bids will be posted on our website.

“What Do All of These Acronyms Stand For?”
ROHA, NLHA, OLRA: What You Need to Know
1. So, what do the acronyms stand for? ROHA — Remington Oaks Homeowners Association NLHA — Newport Landing Homeowners Association OLRA — Oaks Landing Recreational Association 2. Wait — so what’s “RORA?” RORA, the acronym for the Remington Oaks Recreational Association, was changed to OLRA in 2005. The
recreational association wanted to make sure its name represented all residents of the subdivisions, not just those in Remington Oaks.
3. What does each association actually do?
ROHA governs the Remington Oaks and Chestnut Pointe neighborhoods (AKA the “tree-themed” streets), and NLHA governs the Newport Landing neighborhood (mostly “sea-themed” streets on the other side of Hawkins). Homeowners belong to ONE of the two organizations based on their address.
4. Can you give me a refresher on the annual assessments? Each resident receives two mandatory assessments each year: one from either ROHA or NLHA, and one from
OLRA. The ROHA and NLHA assessments are distributed in late December and are due Feb. 1 each year. The OLRA assessments are distributed in late January and are due March 1 each year.
5. What, exactly, do the fees cover?
ROHA fees cover common ground maintenance, main entrances maintenance, insurance and streetlights for the Remington Oaks and Chestnut Pointe neighborhoods. NLHA fees cover trash pickup, common ground maintenance, main entrances maintenance, insurance and streetlights for the Newport Landing neighborhoods. OLRA fees cover Clubhouse membership and maintenance, including the pool, tennis courts, work out rooms, rec. room and Clubhouse-sponsored neighborhood activities.
6. I don’t ever use the Clubhouse facilities. Do I still have to pay the OLRA fee? Yes; all households are required to pay the recreational association fee. Whether you utilize the Clubhouse
facilities or not — and we hope you do — your property values are increased due to this private Clubhouse membership. (Please stop by the Clubhouse to see all we have to offer!)
7. When do I get my 2015 ID stickers and pool guest pass? Pool guest passes will be available for pick-up in mid-May. Residents must be up-to-date on all fees for
both their homeowners association and the recreational association to receive guest pass. 8. I still have questions. Whom can I contact?
NLHA can be contacted at [email protected], and ROHA can be contacted at [email protected]. “The Voice of the Villages” features a page of information from each homeowners association each month. ROHA and NLHA both list their meeting information in the newsletter, and residents are encouraged to attend the meetings for their respective neighborhoods. OLRA meeting information is also included in the newsletter, and all residents are encouraged to attend these meetings as well. The OLRA website is www.oakslanding.org.
