HistoryThe Old Rectory is a very attractive, traditional Rectory, dating from the mid-15th century, with later 17th and 19th century additions. The first inhabitant of Dunsfold Rectory was probably Henry Dyer, who was Rector there for sixty years, from 1462 to 1522. Notable former residents include the famous critic Joseph Warton (1722 – 1800) who was born in the house. On 1 November 1833, Henry Wellesley (1791 – 1866), nephew of Arthur Wellesley the 1st Duke of Wellington, was appointed Rector of Dunsfold. All the rectors lived at The Old Rectory until 1965 and their names are listed in the church.

The Old RectoryThe Old Rectory occupies its own island site in an enviable and private setting close to the sought after village of Dunsfold and within the Church Green Conservation Area. It faces south west to the 13th century church and the track to the Holy Well by the Loxwood stream, a tributary of the River Arun. In addition to the church, the village has a shop with post office, a village hall, a sports & social club and a public house. There are plans to restore the village’s listed infant school built in 1839. On the wall of The Old Rectory’s coach house, there is a Victorian post box from which there is a daily collection. The Grade II listed house has a 15th Century timber frame and is architecturally noteworthy because of its eight Crown posts. The principal reception rooms are of generous proportions retaining much of their original charm, of particular note being the open fires, large bay windows providing good light throughout and a unique ‘stepped’window flooding the reception hall and landing with natural light. The principal rooms have a wonderful outlook over the gardens.

All the bedrooms enjoy different aspects of the gardens and there are traditional wooden beams throughoutgiving the rooms great character.

The master bedroom is a wonderful room with a vaulted ceiling and a dressing area. There are a further five bedrooms and two bathrooms on the first floor with a 7th bedroom doubling up as a dressing room.

Planning PermissionThe current owners have recently obtained Planning Permission and Listed Building Consent which was granted on 18th January 2016 for a two-storey rear extension which would bring greater space, daylight and garden views to both floors. It would allow the creation of an enlarged open living space for the kitchen/breakfast room on the ground floor and on the first floor a larger bedroom with en suite bathroom/shower room and dressing room. Other bathroom accommodation would also be altered.

Gardens and groundsThe gardens have been lovingly designed and immaculately maintained by the current owners. The formal gardens are to the south of the house and are laid to lawn interspersed with herbaceous borders and specimen shrubs and trees.

The rear southerly facing terrace is accessed via double doors from the drawing room, partly covered by a pergola making an ideal al fresco dining and entertaining area with lovely views of the garden. At the bottom of the lawn

is the tennis court, which is well sheltered and screened from the main house and gardens. In addition there is a well-stocked kitchen garden, green house, summer house, gardener’s loo and barn as well as a working well with a Grundfos pump.

Beyond the tennis court to the south there is a circa 5 acre paddock and a belt of woodland.

To the front, the house is approached through a wooden five bar gate onto a gravelled drive with parking for several cars.
