NAHB index shows Nashvillehousing market improving

Nashville is among 5 Tennessee housingmarkets showing measurable improve-ment in March, according to the

National Association of Home Builders/FirstAmerican Improving Markets Index (IMI),released last week.

The index identifies metropolitan areas thathave shown improvement for at least six months inhousing permits, employment and housing prices.

“Nashville first appeared on the IMI inNovember of last year and continues to showimprovement in all three of the statistics inde-pendently analyzed by the index as indicators ofimproving economic health,” said NAHB ChiefEconomist David Crowe.

The Nashville market has experienced a1.9% increase in single-family permits sinceMarch of 2009, a 5.4% increase in employmentsince September of 2009, and a 1.9% increase inhousing prices since February of 2009.

Given these numbers, the NAHB is expect-ing the local housing industry to show steadyimprovement in the months ahead.

“Our latest forecasts project Nashville's sin-gle-family housing starts to increase 13.3% thisyear and 40% in 2013,” Crowe said. “These num-

bers would outperform our national projectionsfor the same period.”

Local builders have already started to noticean increase in buyer traffic and home sales.

“Closed sales for January and February ofthis year were up 24.1% over the same period in2011,” confirms Trey Lewis, Vice President ofSales and Marketing at Ole South Properties, Inc.“Likewise, pending sales during this same periodincreased 84.7% over the prior year.”

Lewis credits many factors as contributingto these numbers.

“Historically low interest rates, rising rentalrates, business relocations, and positive jobgrowth are all influencing our new home salesfigures,” Lewis says.

With existing homes sales on the rise newhome production will continue to improve.

“Nashville recorded 730 starts in the fourthquarter of 2011, the highest level for that quarter in3 years,” said Jason Brown of Metrostudy, anational housing data and consulting firm. “Asinventory continues to dwindle, organic growth hasbegun to fuel resurgence in demand for new starts.”

Other Tennessee markets joining Nashville onthe NAHB's IMI include Chattanooga, Clarksville,Kingsport and Memphis. Nationally, the indexreached an all-time high with 99 markets. A com-plete list of all 99 metropolitan areas currently onthe IMI, and separate breakouts of metros newlyadded to or dropped from the list in March, is avail-able at: www.nahb.org/imi.

Nationwide housing starts edged down 1.1percent to a seasonally adjusted annualrate of 698,000 units in February,

according to newly released figures from theU.S. Commerce Department. This was the sec-ond-best pace of new construction sinceOctober of 2008 following an upwardly revised706,000-unit pace in January.

“Builders are reporting increasedbuyer interest and are expecting demand fornew homes to improve in the comingmonths, but continue to exercise cautionregarding new projects until that interesttranslates into more signed sales con-tracts,” noted Barry Rutenberg, chairman ofthe National Association of Home Builders(NAHB) and a home builder fromGainesville, Fla. “This process is certainlybeing slowed by today’s overly tight lend-ing conditions, the difficulty of obtainingaccurate appraisals on new constructionand competition from distressed propertiesthat can make it tough for prospective new-home buyers to sell an existing home.”

“NAHB’s most recent builder surveyshave shown steady improvement in builderexpectations for the next six months, andtoday’s report reflects that optimism in thepermit numbers, which are up across theboard and are typically the most statisticallyreliable data,” noted NAHB Chief EconomistDavid Crowe. “At the same time, we believethat January’s exceptionally good weatherwas a factor in pulling some single-familystarts activity forward that might otherwisehave occurred in February.”

Following four consecutive months ofgains, single-family starts declined 9.9 per-cent to a seasonally adjusted annual rate of457,000 units in February. Meanwhile, mul-tifamily starts, which tend to display greatervolatility from month to month, gained 21.1percent to a 241,000-unit rate – their fastestpace since November 2011.

Regionally, starts activity was mixed inFebruary, with the Midwest and South post-ing gains of 3.0 percent and 1.5 percent,respectively, and the Northeast and Westposting respective declines of 12.3 percentand 5.9 percent.

Nationwide permit issuance, which canbe an indicator of future building activity,rose 5.1 percent to a seasonally adjusted717,000 units in February – the strongestpace since October 2008. This gain wasreflected across both sectors of the market,with single-family permits up 4.9 percent to472,000 units (best pace since April of2010) and multifamily permits up 5.6 per-

cent to 245,000 units (best pace sinceOctober 2008).

Permit issuance was also up in three out offour regions of the country in February, with theNortheast posting a 14.3 percent gain, theMidwest a 14.7 percent gain and the West a 12.8percent gain. Meanwhile, the South posted a 1.9percent decline in permit issuance following asignificant gain in the previous month.

Builder confidence unchangedBuilder confidence in the market for newlybuilt, single-family homes was unchanged inMarch from a revised level of 28 on theNAHB/Wells Fargo Housing Market Index(HMI). This means that following five consec-utive months of gains, the HMI is now holdingat its highest level since June of 2007.

“While builders are still very cautiousat this time, there is a sense that manylocal housing markets have started to movein the right direction and that prospects forfuture sales are improving,” saidRutenberg. “This is demonstrated by thefact that the HMI component measuringbuilder expectations continued climbingfor a sixth straight month in March, to itshighest level in more than four years.”

“Builder confidence is now twice as strongas it was six months ago, and the West was theonly region to experience a decline this monthfollowing an unusual spike in February,”observed Crowe. “That said, many of our mem-bers continue to cite obstacles on the road torecovery, including persistently tight builderand buyer credit and the ongoing inventory ofdistressed properties in some markets.”

Derived from a monthly survey thatNAHB has been conducting for more than 20years, the NAHB/Wells Fargo Housing MarketIndex gauges builder perceptions of currentsingle-family home sales and sales expecta-tions for the next six months as “good,” “fair”or “poor.” The survey also asks builders to ratetraffic of prospective buyers as “high to veryhigh,” “average” or “low to very low.” Scoresfrom each component are then used to calcu-late a seasonally adjusted index where anynumber over 50 indicates that more buildersview conditions as good than poor.

While the HMI component gaugingcurrent sales condit ions declined onepoint to 29 in March, the componentgauging sales expectations in the next sixmonths gained two points to 36 and thecomponent gauging traffic of prospectivebuyers held unchanged at 22.

Regionally in March, the HMI gained fivepoints to 25 in the Northeast, two points to 32 inthe Midwest and two points to 27 in the South,but fell 10 points in the West following a 22-point gain in the previous month.

The green share of new single-family resi-dential construction has grown dramati-cally—increasing from two percent in

Another special event this year is theSmartMarket Report presentation from McGraw-Hill Construction, Waste Management, Inc. andNAHB, where the three groups will reveal the find-ings of the latest survey on green building trends.

Attendees will also have the opportunity totake part in a green tour of homes. The tour willshowcase several local green built homes, andparticipants will be able to talk to the builders tolearn about the rationale behind the design, greenbuilding certifications they used and the valuethe homes bring to their owners.

Round one of the 2012 Piedmont NaturalGas Bass Trail Tournament was held March20th at Mason’s Boat Dock.

The 2012 Piedmont Natural Gas Bass Trail Fishing Tournamentlaunched March 20 on Kentucky Lake at Mason’s Boat Dock. Thefirst of five qualifying tournaments to be held prior to the Grand

Finale this fall, round one found event sponsor Piedmont Natural Gaswell represented on the leaderboard with three of the top four spots atthe end of the day.

Jerry Bell and Rob Hall took first place honors overall following theafternoon weigh-in. The Piedmont Natural Gas team bested the field aftertotaling 19.52 lbs worth of catches.

Second place was reeled in by Piedmont representatives Danny Barksdaleand Bill Ingham. The duo weighed in with catches totaling 11.43 lbs.

Mike Hollingshead and Sam Lashlee of the Smyrna Ready Mix boatsecured third place honors with a weigh-in of 16.89 lbs.

And fourth place bragging rights went to Piedmont’s Tommy Lynch andScott Mrzena who weighed in with 15.92 lbs.

The first “Big Fish Award” of the year also went to Piedmont’s Bell andHall, whose 8.33 pounder helped them reach the winning score.

A complete list of posted scores are listed to the right. The scoreboardincludes only those teams who chose to weigh-in and therefore does notinclude every fishing boat that participated during the tournament.
