Roofing Paper 18" Eave Overhang (Not Shown) FOUNDATION: The foundation for IHE homes is provided on site by the builder and consists of reinforced concrete foot- ings measuring from 18" in depth and 12" in width to larger footings, based on soil conditions. The reinforced 4" slab, which is poured monolithically with the footings, provides the finished floor surface that can be covered with tile or carpets. STEEL FRAMING: The perimeter walls consist of 3 1/2" or 6”- 18ga or 20ga cold formed steel studs with top and bottom track. Load bearing openings for sheer transfer are spanned with a 16ga or 18ga L-Headers. Shear walls are cross braced with 16ga straps and shear plates. The interior walls are framed with 20ga studs and track. The entire steel frame assembly is screwed together with self-tapping screws... No Welding! ROOF FRAMING (ROOF TRUSSES): Trusses are built on site with engineering calculations provided by the manufacturer. Roof trusses can be designed for all climate conditions including wind loads and snow loads. ELECTRICAL WIRING: IHE homes utilize UL-approved insulated, grounded wiring, outlet & switch boxes, and circuit breaker boxes. As the wire passes through pre-drilled holes in the metal studs, a plastic insulator is installed to prevent the wiring from making contact with the steel. PLUMBING PIPING AND FITTINGS: Water is delivered through CPVC or copper pipe and fittings. The waste drain and vent piping are ABS or PVC. Solder and or glue for installation of pipe is provided in the plumbing pipe and fittings package. GYPSUM BOARD / DRYWALL: Interior walls are covered with the same product used throughout the US. "Type X" Fire–rated gypsum board is screwed directly to the steel studs with self-tapping drywall screws. Once installed, the gypsum board joints receive tape & topping to provide a smooth surface, which is then hand or sprayed textured prior to painting. INSULATION: The fiberglass batt insulation is installed in the exterior walls and the interior ceiling. The fiberglass insulation provides a thermal rating of R-11 or R-19 in the exterior wall cavity and R-19 or R-30 in the ceiling. This allows the home to stay cool in the warm season and warm in the cool season. Fiberglass insulation provides comfortable living conditions year-round. DOORS: The exterior doors are available in steel insulated or fiberglass insulated, six panel or smooth flush doors. Interior doors are hollow core, six panel or smooth flush doors. WINDOWS: Every window is built to strict speci- fications. The windows have a painted aluminum or vinyl frame with single or dual glaze glass. Frame is extruded with flanges for ease of installation and screwed directly to the steel framing with a waterproof barrier. ROOFING: Choice of asphalt shingle, stone coated metal shingle or concrete tile. All three roofs have a choice of colors to coordinate with your exterior stucco colors. LATH & PLASTER: Installed directly over the steel framing, the water-proofed, 3.4 galvanized paper- backed metal lath serves as the foundation for our MX³ Stucco application. The base coat scratch and brown serves as a pre-blended, lime-free product that only requires the addition of water. The stucco or color coat is the final application in the process. The color coat is available in many colors and may contain a fungus-fighting agent for moisture rich environments. An alternate, eco- friendly, exterior stucco, GX², is also available as an upgrade. FIXTURES AND FINISHES IHE homes are finished with quality plumbing and electrical fixtures. Additionally, the walls, doors and trim are painted for aesthetic appeal.
