ConservationKEY POINTS
• People had concerns around demolition within a conservation area. A consultant team was first appointed in October 2014 and workshops were held to introduce the team to the local community discussions about the conservation areas within which the site sits. Each subsequent exhibition has made reference to the conservation area and updates have informed people that changes can be made within a conservation area provided that those changes do not detract from the original designation.
• Whilst the proposed scheme demolishes the existing buildings on site of limited quality it aims to improve the setting of other significant buildings in the local vicinity, namely St Johns URC.
• A heritage addendum has been prepared following the public consultation period and additional design
work produced to reference the street frontage of Maxwell Road within a revised elevation for building 1 (the building over the bridge). The following analysis, sketches & elevations make particular reference to:
1. The verticality of the building fronts on Maxwell Road; 2. The sequence of gable ends and roof pitches along Maxwell Road that break up the appearance of individual blocks; and 3. An analysis of a typical shop front on Maxwell Road so that the street frontage across the bridge is designed to follow this rhythm.

Building Height and Massing KEY POINTS
• In response to concerns of building heights the design team have looked at the floor to ceiling heights throughout the scheme in order to reduce the heights of overall buildings where possible without removing any floor area.
• The following drawings show a reduction in building heights across the scheme. The red line shows the heights of the buildings at submission in October 2015.
• In the scheme submitted in October 2015 generous ceiling heights were provided. These have been r reduced to 2.6m where possible meaning that some buildings have reduced in height by up to 1.4 m.

Existing BusinessesKEY POINTS
Responding to concerns around loss of existing businesses and the retail mix in the proposed scheme an addendum to the mix of use has been submitted which would place a cap on particular uses as follows:
• 1240 sq.m of commercial space will be provided in the new scheme; • Up to 500 sq m of A3 use (restaurants and food outlets); • Up to 250 sq.m of A1 food use (a small grocers – negating one single retailer taking up a large unit);• Up to 50 sq.m of D1 use (this could (re)provide space for a dentist or other health use);• The remaining floorspace will be granted as flexible A1 (non food) and A2 uses (this provides for flexible
space for a range of shop types); and• There will be no A4 (pubs), or A5 (hot food takeaways) applied for, or consented as part of the project.
TfL will continue to work with their existing tenants who wish to take up the offer of support around business planning and relocation.

Pickup&dropoffKEY POINTS
Responding to comments about pick up and drop off provision the following changes have been made:
• The pick up and drop off space has been extended to provide 6 spaces;
• 4 spaces will always be available for pick up and drop off;
• 2 spaces will be restricted for retail loading only between 10am – 3pm;
• Minicab waiting spaces will be provided in the underground carpark; and
• Minicab pick up and drop off will remain on Central Way within clear eye sight of a minicab office allowing cars to be called round when needed.
