1 Project overview

The Bristol Retail BIM team were approached by the temporary works manager. Problems were experienced on a previous similar shop conversion project; Temporary works design was uncoordinated and

restricted the working space. Temporary works clashed with the proposed works. Supplied drawing information was un-reliable.These problems resulted in programme and cost implications. It was proposed that using some of the tools of BIM could prevent these problems from occurring on the proposed Tesco shop conversion project at Budleigh Salterton.

2 Objectives and benefits

Having in-house surveying capabilities allows ISG to undertake point cloud surveys on a short notice wherever needed. This provided the design team with accurate measurements of the existing building used to validate the supplied drawings.

Using the validated supplied drawings, using Revit; ISG produced 3D models of the existing building and the proposed structural works.

The temporary works consultant produced a 3D model of the proposed temporary works along with the drawings.

Using Navisworks; ISG federated the existing, proposed and temporary works models together. A construction programme was put together using the phasing of the works. The phasing was linked to the components to achieve a 4D simulation model. Clash detection can also be carried out in Navisworks to run interference checks. This will lead to smooth running of events on site.

ISG produced an animated video of the phasing of the whole works showing the demolition, proposed structural works and temporary works. The video was used for site induction training to educate the site workers.

With the temporary works being fully coordinated with the existing and proposed works, we were able to achieve the most efficient and safest solution to carryout the project.

Clash detection using Navisworks

A key aspect which lead to the success of the project was employing an independent temporary works designer with 3D design capabilities who got onboard early in the project who assisted ISG to control and manage the propping solutions that were needed to carry out the works.
