Generally, not less than two years withforeclosures and bankruptcies filedunder straight liquidation anddischarge provisions. If the foreclosurewas on a VA loan, the buyer must havepaid the VA for its loss beforequalifying for a new VA loan.

Three years, but the FHA maygrant an exception if theforeclosure was a result of seriousillness or death of a wage earnerand the borrower hasreestablished good credit.

Four years (two years withextenuating circumstances).

Under a Chapter 7, two years afterthe discharge with reestablishedgood credit or no incurred newcredit obligations,

Two years from discharge date;four years from dismissal date.

After making 12 months ofpayments to a court-appointedtrustee and the trustee or thebankruptcy judge approves newcredit.

One year current on requiredpayments to be considered.
