Downtown St. Louis continued its dra-

matic redevelopment in 2009. Since 1999,

overall investment downtown is estimated

to be over $4.4 billion with another $800

million in development for 2009-2010.1

Downtown now has over 7,500 residential

units with over 270 units under construction

and another 180 in development as of June

2009. This residential redevelopment has

increased the downtown population from

8,300 in 2000 to 12,000 in 2009.2

The downtown residential growth has

come at the same time as the popula-

tion of the City of St. Louis has started

to increase after years of decline. The

U.S. Census Bureau has again accepted a

challenge to their population estimate. The

2008 population of the City of St. Louis is

356,730, up from the original estimate of

354,361.3

Downtown passed a milestone in 2009

with the opening of the new 27,000-square

-foot Schnucks’ Culinaria grocery store next

to the restored Old Post Office. Another

notable development is the Roberts Tower,

the first new residential tower built in down-

town since the Mansion House in the 1960s.

This $70 million, 25-story LEED-certified

tower will contain 55 condos.4

on existing resources to strengthen our

competitive advantages and bolster the

regional economy.
