PERSONAL QUALIFICATIONS
Colin P. Fay, PELEED® AP BD+C, O+MAEE Certified Energy AuditorColin joined PDC in 2009, and has relevant experience in building HVAC systems, plumbing systems, and fire protection systems. Supporting his design experience and expertise, he also has specialized certifications including Certified Energy Auditor certification, as well as his LEED-AP BD+C and O+M.
Colin is active in the field of sustainable design including attendance at national conferences and training seminars on LEED credit interpretation, LEED credentialing, and credit documentation. Locally, he is an active member of the Cascadia Green Building Council chapter, serving as the Alaska Branch Chair. Additionally, Colin spearheaded an internal LEED training program at PDC that included marketing, organizing, and developing coursework for the in-house training of employees to achieve the LEED Green Associate Credential.
CHANGES IN OUR INDUSTRY
Why now? Energy cost increases Push for sustainability & environmental responsibility Improved return on investment Alternative energy technology is now proven Building codes
WHAT IS AN ENERGY AUDIT
What is an energy audit?
What is the goal of an energy audit?
Audit levels: Simple vs. in-depth LCCA vs. simple payback Identifying energy usage Grant opportunities & institutional requirements
AHFC DEED Private Banks
SITE WALK THROUGH
General Identify current code violations Identify maintenance improvement opportunities Collect equipment information
EEM/ECM DEVELOPMENT
Energy Efficiency Measures (EEM)
Energy Conservation Measures (ECM)
Engineered calculations Energy savings
Cost/benefit analysis Simple payback LCCA Return on investment
Report process
COMMISSIONING
What is Commissioning? “Commissioning is a systematic process of ensuring that all building
systems perform interactively according to the design intent and the Owner’s operational needs.”
What is Retro-commissioning? Commissioning for existing buildings. Usually includes a facility assessment
Who Should Commission?
GOALS OF COMMISSIONING
Ensures the building operates properly
Reduce warranty calls
Lower operational costs
Achieve expected energy savings
Provides 3rd party voice
Ensure proper staff training
WHAT SHOULD BE COMMISSIONED?
Systems: Automatic Function Complex Facilities
Health Care Laboratories Schools
Industrial Projects Power Plants Water/Waste-water Plants
Energy Efficient Projects LEED
Rural/Remote Projects
LEVELS OF COMMISSIONING
Which should you choose? Simple
Couple of systems Simple systems
Advanced Complex systems New maintenance staff Critical facilities LEED
RETRO-COMMISSIONING
Existing Buildings or Remodels Normally includes Site Assessment
Corrective Actions (CCA): Basic Repairs Conservation Measures (CCM): Low cost upgrades, < 1 yr
How does this benefit? All of the benefits of commissioning Lower energy costs Better building comfort and controllability Save a lot of money in remodel costs
BENEFITS OF GREEN CONSTRUCTION
SUSTAINABLEDESIGN
increased productivity
fewer sick days
better staff retention
better test scores in schools
marketing
environmental responsibility
HOW IS THIS ACHIEVED?
3rd Party Certification
LEED – Leadership in Energy and Environmental Design
Green Globes – Building Owners and
Managers Association
