2010 PROVIDES SA WITH OPPORTUNITIES

Preliminary figures indicate that the South African tourism industry can expect a huge

fillip from the Soccer World Cup – provided that new development is done with an eye

on the environment.

Quoting recent figures more than 100 000 international visitors were counted during the

opening days of the soccer tournament, with more expected as it progresses towards

the final.

Moreover, the country benefited from a 34% increase in inbound tourism spending

during the first quarter of 2010 – arguably thanks to the additional interest in the

country generated by the World Cup. And tourists generally, as well as soccer fans

who will undertake short tours during their stay, are undoubtedly attracted by the

country’s famed wildlife and spectacular scenery.

Which presents a challenge for all stakeholders in the local property industry: while SA

faces pressing housing and infrastructural needs, new development simply must take

account of the impact on the environment and thus on future tourism, which is one of

South Africa’s most promising sources of foreign exchange, not to mention the

opportunities it holds to create much needed jobs.

Stakeholders, which include homebuyers as well as town planners and developers,

should wholeheartedly commit themselves to sustainable development that is

environmentally responsible. Putting the brakes on urban sprawl is imperative to

prevent degradation of our natural attractions.

One way of limiting encroaching development is to take a......

WEEKLY PROPERTY UPDATE

Although it’s over for Bafana Bafana the World Cup stay

spoken about and supported by many South Africans.

Furthermore it has raised South Africans' expectations of

what the country can achieve in the future.

One lessons the World Cup offers on the stock market is

that you must watch your margin of safety. The same

with real estate. Turnarounds happens all the time and

almost anything can happen.

Is the property sector benefitting from the influx of the

World Cup visitors? I suppose it’s one of those things

that is not easy to counter for as the effect might only

show in years to come. One thing we can say is that

South Africa did an excellent job in showcasing the

property industry.

SMALLER HOUSES IN BIG DEMAND

Financial pressure pushing South Africans to purchase

smaller houses.

Good news for homeowners of small houses who are

looking to sell up and buy something larger, is that

smaller houses (80m²-140m²) are the strongest growth

category in the year-on-year figures, read Upward trend

in house price growth continues.

The average nominal value of small houses continued

on the upward growth trend rising 29.2% year on year in

May after rising by a revised 24,4 year on year in April.

This brought the average nominal price of homes in this

category to about R843 700 in May.

FOREIGN BUYERS ADVICE

With Cape Town suddenly taking on a truly international

look as a result of the influx of World Cup visitors - South

Africa is one of the easiest countries in the world in

which to buy a residential property.

Unlike so many countries, the red tape and restrictions

are minimal and the SA Reserve Bank allows you to

repatriate your money if and when you decide to sell.

South Africa does list overseas buyers as non-residents

unless they take out SA citizenship – but it is

exceptionally accommodating to them.

Firstly, if the buyer is paying with cash, he must ensure

that he has his own copies of the title deeds and

financial documents and that these are stored in a safe

place. They will have to be produced if the buyer at any

stage chooses to sell and repatriate his cash.

GOOD NEWS FOR THE HOUSING MARKET

"CGT was the main story, as the proposed increase was

heavily trailed in advance. In reality the rise to 28% for

high-rate tax payers is a non-issue for the housing

market.

"The rise is coming into play overnight - so there will be

no sudden sell-off of second homes or investment

properties. The new rate takes us back to a similar rate

to where we were under the pre-2008 rules, when taper

relief was able to reduce a 40% headline rate of CGT to

24%.

"With higher-rate CGT at 28% the argument for property

investment still looks strong, and capital gains still

compare very favourably with income tax at 40%.

ACCOMMODATION INDUSTRY INCREASE

Total income for the accommodation industry increased

4,2% year on year in April to R966,8m, according to data

from Statistics SA released yesterday.

TAFF REPORTER

These figures show that the accommodation industry is

gaining momentum although the spin-offs of the Soccer

World Cup will be known only at a later date.

Total income for the accommodation industry for the

three months ended April increased 0,9% from the three

months ended April last year.

Income from accommodation rose 0,5% from the three

months ended April last year, mainly due to an increase

of 4,6% in the average income per stay unit night sold

during the same period.

WHAT HAS 2010 DONE FOR SA

South Africa has been a busy place over the last few

weeks. With the World Cup kicking off less than a

fortnight ago, the country has been dealing with the

enormous influx of visitors arriving from all over the

world. Hundreds of thousands have come steaming in

to enjoy the finals for the first time on the African

continent. Between June 1 and June 21, the South

African Department of Home Affairs reported 682,317

foreigners arrived in the country. Not surprisingly, the

majority of visitors came from the UK, Germany, USA,

Brazil, Netherlands, and Argentina. The local population

in South Africa and neighboring countries hasn’t been

quite as high in numbers, but the country has definitely

seen an enormous rise in tourism since the tournament

began.

CAN LANCE WIN THE TOUR DE FRANCE

From his first, unprecedented Tour de France victory in

1999 just three years after being diagnosed with

testicular cancer, the seven-time champion's ability to

confound expectations has become legendary among

the public and his fellow racers. On his way to a third

victory in 2001, he used the now-famous "bluff" to trick

his rivals into thinking he was weak and about to fall

behind. Then at the base of the final climb, he exploded

out of the pack to win the stage atop Alpe d'Huez. In

2003, Armstrong was the least prepared he'd been for

any of this Tour wins, and was under the fiercest

pressure yet from the other contenders when Joseba

Beloki crashed in front of him on a high-speed mountain

descent; Armstrong swerved off the road, bumped over a

grassy field, dismounted and hopped a drainage ditch

then neatly rejoined the pack on the road below the site

of the carnage. Later that same year, knocked down on a

climb when a spectator's bag snagged his handlebar,

Armstrong remounted then powered up Luz Ardiden to

not only catch his rivals but win the stage-on a snapped

bike frame.

TAFF REPORTER

These figures show that the accommodation industry is

gaining momentum although the spin-offs of the Soccer

World Cup will be known only at a later date.

Total income for the accommodation industry for the

Income from accommodation rose 0,5% from the three

Armstrong remounted then powered up Luz Ardiden to

not only catch his rivals but win the stage-on a snapped

bike frame.

Armstrong remounted then powered up Luz Ardiden to

not only catch his rivals but win the stage-on a snapped

bike frame.
