Q.1 What is “SUN ORGANOFARM” project all about?

Ans. “SUN ORGANOFARM” is an agro based project of Sun Infratech in which It has planned to develop organic farm lands at various location in india to promote organic ways of farming & provide healthy organic food to people .

To implement the project Sun Infratech has its own land bank in various parts of north India & it has also decided to get in to contract farming on profit sharing basis with actual land owners. Initially we have decided to launch this project in Greater Noida, Meerut & Garh Mukteshwar where we own agricultural land.

As mentioned before, to make healthy organic food available to people we have also planned to open a chain of Organic food stores across Delhi NCR in initial phase & we would extend this chain across all over India later on.

Q2. What is this organic farming?

Ans. In simple words “Organic farming is the natural way of farming in which we cultivate crop without using any chemical fertilizer, synthesizer & pesticide.” It is done with the spirit of nature & only natural measures are taken up to cultivate crops .Thus the food which we get from organic farming is free of toxic elements & any harmful residue of pesticides.

Q 3. How normal farming is different from organic farming & why should we choose organic farming?

Ans. In normal farming we use chemically prepared fertilizers, pesticides & synthesizers which have a hazardous effect on our health because the traces of the chemicals present in these fertilizers, pesticides & synthesizers remain even in the processed food which is ultimately consumed by us.

Nowadays to earn more profit & fulfill the ever growing demand of market producers resort to the ugly means of farming which includes heavy use of pesticides & chemical fertilizers which ultimately leave harmful effects on our body through the processed food produced in this way.

Use of hormones like oxytocin provides overnight growth to vegetables & fruits which ultimately make food devoid of nutrients, vitamins & other element which is required by body.

Thus the food ,which is produced by normal farming ,is not healthy for our body causes various diseases.

Q 4. Will you please elaborate the benefits of organic farming?

WHY ORGANIC FOOD?

Food is the most essential part of our life as it provides us the energy in various forms which is necessary to survive .But it is quite ironic that today we pay little attention to what we eat.

Today food producers turn to ugly means of hormones & chemical synthesizers to gain profits & meet the demands of food market. All this has played havoc on our health as these chemical fertilizers & pesticides remain in traces in processed food which is consumed by us .use of hormones & chemical to ripe vegetable s & fruits provide soft growth which further deprived fruits & vegetables of essential vitamins & minerals .

BENEFITS OF ORGANIC FOOD

Better health: Since organic food is not prepared using chemical fertilizers and pesticides, it does not contain any traces of these strong chemicals and might not affect the human body. Better taste: People strongly believe that organic food tastes better than non organic food. The prominent reason for this belief is that it is produced using organic means of production. Further organic food is often sold locally resulting in availability of fresh produce in the market. Environment safety: As harmful chemicals are not used in organic farming, there is minimal soil, air and water pollution; thus ensuring a safe world for future generations to live in. Animal welfare: Animal welfare is an important aspect of producing organic milk, organic meat, organic poultry, and organic fish. People feel happy that the animals are not confined to a miserable caged life while eating organic animal products.

ADVERSE EFFECTS OF NORMAL FOODFood which is produced with chemical fertilizers & pesticides contain the traces of these chemical even after it is processed. this fertilizers & pesticides contain nitrogen, phosphorous and potassium which may have serious effect on human bodies.

Q.5 what exactly is the action plan for “Sun Organofarm”?

Ans .For all those people who wants to own an organic farm land Sun Infratech has developed organic farm lands of size 1000 sq yard at various locations & Keeping in mind the financial interest of people who would buy these Sun Organofarms, Sun Infratech offers Tax free return on investment in these Organofarms .

We will work on the concept of cooperative farming, in which Sun Infratech will provide complete technical know how & necessary equipment along with man power for farming & investors will provide their land on lease. We have also planned to open the ORGANIC FOOD STORES across various locations. The yield of these organic farm lands will be made available through our stores from where people can purchase organic food in processed form. We will also start an organic dairy to provide pure milk & natural fertilizers. Q.6 How come this return, from Sun Organofarms, is tax free?

Ans. Under section 10(1) of Income Tax Act of India, agricultural income or agricultural Income by way of lease rental ,is exempted from Tax.

Q.7 what are the locations of “Sun Organofarms”?

Ans. As mentioned before, initially these Sun Organofarms will be developed in Greater Noida ,Garh Ganga (Garhmukteshwar) . Later on we will develop Organofarms in other parts of India also .As you can see below all these locations l are with in Delhi NCR & have an good approach

Q.16 What if I don’t want any return on this farm land & want to keep it for my personal use ?Will I get a separate access to my farm land?

Ans. Well ,we have already reserved a piece of land which will be exclusively for those people who don’t want any return & don’t want to give their farm land on lease .These people will have a separate entry for their farm land .

Q.17 Will you provide me a separate access to my farm land after my lease period is over & I don’t want to renew my contract?

Ans. Well, these farm lands have been planned in such a manner that every one will get a separate access to his/her farm land.

Q.18 How long it will take to get the registry in my name? How much I will have to pay for it?

Ans. It will take 30 to 45 days to get registry done in your name & it will cost according to the actual registration charges in the area where farm land is located

Q.19 How will I get assured about my ownership of the farm land?Ans. After the registry is done in your name all the documentation related to the registry

will be provided to you.

Q.20 What will happen to my land after lease period?Ans. Well, you always have a option to renew the lease agreement and if you don’t want

to continue with lease than you can develop your farm land according to your choice.

Q.22 Can I do any construction on this farmland site?Ans. Well, you can do construction only in 10 % of the total area of farm land with a

restriction of not having concrete roofs.

Q.23 Can I convert this farm land into a residential land?

Ans. No, this land is agriculture land and it can not be converted in to residential land. It may happen in future depending upon the norms of concerned State Govt.

Q.1 What is this Pali farm land project all about?

Ans. Pali Farm Land Project is an agro based project started by Sun Infratech at Pali District in Rajasthan. Sun Infratech has its own agricultural land in Pali & it is developing farm land in the size of 1000 sq yard on this agriculture land.It is selling out these farm lands at the rate of Rs 315 per sq yard and promise to provide 14% assured tax free annual return (which effectively becomes more than 14 % if you consider the exemption from income tax on this return) on the purchased farm land by means of contract farming of various herbal/aromatic plant & seed plantation. Thus Sun Infratech provides a golden opportunity to own farm land at a reasonable price with assured annual return. We have also earmarked some area out of this land to be developed as an educational city.

Q.2 How come this return is tax free?

Ans. Well, the property rate varies across a place according to the location of the property & facilities available around the property we are providing all the basic amenities like electricity, water & road with these farm lands so we are giving it to you after developing a raw agricultural piece of land into a farm land equipped with all sort of basic facilities. We will be providing the returns out of the profit which we will get from the farming .

Q.7 What is the guarantee of this 14% assured return?

Ans. We will provide you post dated cheques of assured annual return for every year of the lease period at the time of the registry of land in your name. You can encash these cheques at the end of each respective year.As an additional security of this return we are also providing a bank guarantee from any nationalized or scheduled bank.

Q.8 What if I don’t want any return on this farm land & want to keep it for my personal use ?Will I get a separate access to my farm land?

Ans. Well ,we have already reserved a piece of land which will be exclusively for those people who don’t want any return & don’t want to get in to any lease contract .You will have a separate entry for your farm land & this farm land will be provided with all the basic facilities.

revenue records have been computerized so after mutation you can confirm the ownership of the farm land allocated to you by visiting the official web site of Rajasthan Govt. which is www.apnakhata.raj.nic.in.

Q.12 What will happen to my land after three years of lease period?Ans. Once the lease contract is over you can further renew this contract & if you want to have a contract for

5 years instead of 3 year then we can do this for you with same 14% assured tax free annual return. We also hope that after 3 year we will be in a position to provide you more better return on your investment.

What we strongly believe is that after three years your land price will definitely rise & you would look forward to convert it in to a residential land & we can decide the future course of action by mutual discussion.

Q.13 How can I convert this farm land into a residential land?

Ans. It can be converted in to a residential land after paying the required conversion charges to the government.

Q.14 is there any installment plan for the payment?

Ans. We do have an installment plan wherein you can pay minimum Rs 50000 at the time of registration for the allotment of farm land and rest of the amount you can pay in easy monthly installment.But you will start getting return only after the full payment of farm land is paid by you.
