LETTERS FROM THE SCBA

The Summit County Builders Association (SCBA) is bringing you 24 remarkable homes to tour inour 15th Annual Parade of Homes. Your admission to these homes directly supports The SummitFoundation. This well-respected grant-making organization funds more than 255 nonprofit organi-zations in the area. Through admission fees and corporate matching funds from SCBA membersApex Mountain Homes and Trilogy Partners, $72,929 has been contributed to The SummitFoundation over the past three years.

SCBA is comprised of 200 member businesses whose employees live and work in the community. They take pride in bringing you many innovative products and energy-saving systems. Some ofthese innovative technologies may not be visible, so be sure to ask the builder’s representativeabout these features.

Today, new homes are safer, more efficient, and more packed with popular features than ever. Safety—Technological advances mean that today’s homes are safer, because new homes take

advantage of breakthroughs in building science. Most homes in the parade have advanced electrical systems, hardwired smoke detectors and fire-resistant construction details. Some haveincluded sprinkler systems. Windows in patio doors and near stairways have tempered glass, which makes them less likely to cause injury if they break.

Efficency—Watch for a larger array of products and materials to make a home more energy-efficient. Many home-builders participate in programs like ENERGY STAR,® which promotes energy-efficient appliances. One of the latest movements in the building industry is the incorpo-ration of sustainable building practices. Our local builders are siting homes to take maximumadvantage of sunlight and shade, and using innovative products like active and/or passive solarsystems, light-conserving windows, insulation, decking made from recycled materials, andreclaimed materials like dead standing timber and beetle-kill pine.

DESCRIPTION

When it comes to building “green”, ApexMountain Homes does more than acceptthe responsibility. The firm embraces thechallenge. The Hart residence in Frisco is abeautiful example of this commitment tosustainability and demonstrates that home-owners needn’t sacrifice luxury when building to eco-friendly standards.

The exterior of this home is crafted in classic Apex style to engage the surroundingviews. Massive hand-hewn timbers of localbeetle-kill wood are angled to echo thecraggy slopes of nearby Royal Mountain, while natural dry-stacked moss rock reflectsthe grandeur of its exposed rock faces.Inside, natural stone, reclaimed hickory floor-ing and locally crafted alder cabinetry arenot only beautiful, but also represent sus-tainable materials and practices. Eco-friendlywool carpet adds another natural, environ-mentally friendly element to the interior.

While the home is luxurious in appear-ance, it is miserly in energy consumption andis a stellar example of sustainable building. The home earned so many points under thenewly adopted Summit Sustainable BuildingCode that the plan-review fee was refundedby the town of Frisco. What’s more, thehome tested 55 on the internationally recog-nized Home Energy Rating System (HERS),meaning the home is 45% more efficientthan one built to typical code standards.

Superb efficiency results not only fromcraftsmanship and design, but from the useof features like triple-pane windows,ENERGY STAR appliances, airtight spray-foam insulation, and a heat-recovery ventilator. The practical scale of the homeitself—which makes efficient use of space—makes all the difference.

Nature has left us a spectacular inheri-tance in Summit County. This home is anexample of how Apex Mountain Homes will complement, preserve and protect that green legacy.

DESCRIPTION

The owners of this home wanted a warmand inviting mountain home in the woodswhere their family and friends could gather.Breckenridge Realty’s Kim Stevenson foundthe ideal lot to meet the owner/architect’srequirements: one with dense trees and a sloping terrain.

The lot’s dense forest and privacy beggedfor outdoor spaces that would allow the family to enjoy that tranquility even if theweather would not cooperate, and so thedesign team created a covered deck thatextends the indoor space to the outdoors; astone fireplace removes the chill from the air.

The owners wanted their home to feel asif it had already stood the test of time. Theirvision was realized with reclaimed woodfloors, a reclaimed wood ceiling in the master bedroom, the use of exterior stonematerial inside the home, distressedDouglas fir timbers, knotty alder cabinets, trim and doors, stones and granite, warmearth-tone colors, and attention to smalldetails at every turn. The exterior designallows the home to exist in harmony with its natural setting.

During the conceptual design phase, input was given by family, friends, MarcHogan and Tom Eble. Hogan provided con-structive comments that enabled the ownerto transition his schematic designs to BHHPartners. Tom Eble, President of CabernetConstruction, was chosen early in the designprocess served as a valuable resource forplanning, design and construction.

Cabernet Construction made the buildingprocess a wonderful experience, and thefamily appreciates the efforts of all thecraftsmen who worked on the home. Aftervisiting Colorado for over thirty years withthe dream of a place of their own, they nowhave their little piece of wooded bliss.

DESCRIPTION

“Stone columns supporting wooden beams, the warmth and scent of a wood-burning fire-place and carefully framed views of green valleys and snow-topped peaks. A rusticmountain homage to F. L. Wright, a residenceinspired by 1920s craftsman architecture. Ahome filled with light, music, art, laughter, and calm.” These inspired words from clientswere interpreted and transformed throughthe design/build process by Trilogy Partners. And the result: the home that the owners of581 Preston Way in Breckenridge had beendreaming of for a lifetime.

The owners, who had been inspired byother Trilogy projects, charged the designand build team at Trilogy Partners with allaspects of planning, design and construction. With the assistance of their design partners,Trilogy helped the owners achieve a homeperfectly sited to capture stunning valleyand mountain views. A rustic stone fireplaceanchors the living room. Two master suiteswere a must, as was a romantic owners’bathing suite and a gourmet kitchendesigned for multiple chefs because theowners enjoy cooking together.

Because this home above all was a placeto gather, there is plenty of room for family

and friends to unite during the holidays toski, watch a movie, cook a meal, and enjoyone another’s company. A place from whichto appreciate the high country, to watch thesun set, the snow fall, the seasons change.

A home like this is not built in a day butin many. Much thought and energy arerequired, just the right balance of creativityand practicality, and, above all, patience. And in the end, as with all Trilogy Projects, the result is something uniquely reflective ofthe owners, and lasting. On display now andfor many years at 581 Preston Way in TheHighlands at Breckenridge.

DESCRIPTION

What is it that truly defines a dream home?Is it lavish and luxurious finishes, abundantamenities or sprawling mountain views? Thisunique home has it all and takes it a stepfurther, focusing not only on quality finishesbut also on what lies below the surface.

Energy efficiency and sustainability areimportant, and this home proves that you canbe a good steward of our planet while enjoying the benefits of the high-end, quality custom finishes of a mountain home. Thisgraceful home combines a beautiful, environ-mentally responsible design with technologythat makes it even more sustainable.

Working together with the owner anddesigners, RJB Development was able toconstruct a home that utilizes a “house as asystem” approach. By looking at the home asa whole and realizing that no one system wasenough, the various unique “micro systems”were brought together to function as a highefficiency, beautifully constructed home.

The home utilizes water-saving featuressuch as low-flow plumbing fixtures and smartirrigation systems that water the lawn andplants using an underground drip/micro irrigation system. The home is constructedfrom engineered, environmentally friendlymaterials, with radiant-heated floors and anefficient lifetime composition and metal roof.Walls contain closed-cell spray-foam insula-

tion, which seals the envelope of the homeand limits unwanted air infiltration. Europeantilt-and-turn low-E2 windows reflect heat andharmful ultraviolet light while providingample natural ventilation. With the touch of aswitch, motorized Rolladen security shutterscan automatically shade the windows to keeprooms cool. The HEPA whole-house air-circu-lation system helps maintain a healthy envi-ronment and a high level of indoor air quality. All the appliances are ENERGY STAR ratedfor better efficiency, from the Viking refrigera-tor to the low-water-consumption dishwasher.

What’s more, this 4,000-plus-square-footcustom home is powered by 45 solar panels. The Sanyo solar-photovoltaic (PV) panelscomprise a 9.0-kilowatt system that feedselectricity to the grid and effectively spinsthe home’s meter backwards duringColorado’s abundant sunny days.

Tying together these unique systems is thehome-automation system. The automationinfrastructure is set up with the capability toefficiently monitor and control lighting, blinds, shutters, irrigation controls, thermostats, thesecurity system, audio and video, weathermonitoring, elevator and other components.

It is the hope of all who have helped putthis masterpiece together that you’ll have theopportunity to visit this unique home that isan example of what meticulous planning andquality construction can accomplish.
