Wow! What a great start to summer 2019! The weather has been beautiful and Memorial Day weekend was spectacular in every way.

The Avalon and Stone Harbor market remains strong and it’s been a pleasant surprise for buyers to see near all-time low interest rates go down even further in recent months. This, along with an active rental market and resulting cash flow, aides in affordability and fuels continued demand.

So far this year, unit sales in Avalon are up 10% and the median price is up an astonishing 36%. Stone Harbor’s median price soared 34% while sold units declined by 13% largely due to the lowest supply levels in over 10 years - down 66% since 2010. Historically, the next three months are the most active and nearly half of annual sale contracts are agreed upon between July and September. If you are interested in selling, I’d be happy to provide a value update and discuss your real estate goals.

My sellers continue to receive tangibly better results. Year to date, they have *realized over 20% or $300,000 more (relative to assessed value) for their property than other top competitors and the market at large. Our group and company are also excelling at the high end of the market. We handled the two highest priced sales and garnered a 32% market share of this year’s sold/under contract properties with asking prices of $3.5M or more. PROTECTED BEACHES For your protection, bathing and swimming are permitted only at protected beaches where lifeguards are on duty 10am to 5pm, June 8-Aug. 18. From May 25-June 7 and Aug. 19-Sept. 2, a limited number of lifeguards will be assigned to one or more designated beaches as available personnel permits. Use of rafts and surfboards is permitted only at designated beaches.

The following beaches are protected by members of the Avalon Beach Patrol: 9th, 12th, 15th, 18th, 21st, 24th, 26th, 28th, 30th, 32nd, 35th, 38th, 40th, 43rd, 50th, 57th, 61st, 65th, 69th, 73rd, 76th and 79th streets.

RAFT BEACHES Rafts and other inflatable objects may be used only on designated beaches. The use of rafts and other inflatable objects is permitted at the following beaches: 9th, 12th, 18th, 24th, 28th, 35th, 40th, 43rd, 50th, 61st, 69th, 73rd and 79th streets.

SURF BEACHES Surfing is permitted at the 30th Street & 63rd Street beaches and either side of the 12th Street stand, but not near bathers.
