1. Do not leave your unwanted junk mail on top of the mailboxes.Yourneighbors do not want your junk mail either. Please dispose of your junkmail properly in your own recycle bin.

Fireworks: Did You Know?The use and discharge of firecrackers and other fireworks is prohibited withinBonbrook Plantation. Please help us keep the community safe by following this rule.Violators will be fined for discharging fireworks in the community.

Electrical Fire Safety TipsEach year in North America, hundreds of people die and thousandsmore are injured in accidents involving electrical fires or shocks. Mostof these incidents can be prevented by following simple electrical-safety rules:

Electrical cords and outlets• Never overload electrical outlets, and use only one appliance per extension cord.

• Maintain all electrical cords. Replace any cord that is cracked, frayed or otherwise damaged. Also, replace cords that become hot when in use.

• Never allow an electrical cord to become crimped against walls or furniture.

• Don’t run extension cords under rugs or across doorways, and never hang themover nails.This may cause the insulation to deteriorate, exposing a wire that cancause a fire or electric shock.

• Have a professional electrician replace old or damaged outlets with modern,three-wired, polarized receptacles. Proper grounding is essential to minimize fireand shock hazards.

• Plugs should match outlets. Three-pronged plugs require three-wired receptaclesor a properly grounded adapter. Polarized plugs with one prong wider than theother require polarized receptacles.

• Never cut off or bend the ground pin of a three-pronged plug. This groundconnection protects from severe shock caused by a faulty cord or malfunctioningappliance.

Common deed RestrictionsAnimals and PetsNo animals, livestock or poultry of any kind shall be raised, bred or kept on any portion of the Property, except that dogs, cats,or other usual and common household pets, not to exceed a total of two (2) pets, may be permitted in a Dwelling. Theforegoing limitation on number of pets shall not apply to the removal of any litter born to a permitted pet prior to the time thatthe animals in such litter are three (3) months old. No pets are permitted to roam free. If, in the sole discretion of theAssociation, any pet endangers the health, makes objectionable noise, or constitutes a nuisance or inconvenience to the Ownersof other Dwellings or the owner of any portion of the Property it shall be removed upon request of the Board. No pets shall bekept, bred or maintained for any commercial purposes. Dogs and cats shall at all times whenever they are outside a Dwellingand or fence be confined on a leash held by a responsible person. When walking your pets outside of your Dwelling unit, it isthe Owners responsibility to clean up behind their animal and properly dispose of waste.

Swimming Pools / SpasNo above ground swimming pools are permitted. All swimming pools and spas require architectural approval.

Outside storage and Trash CansTrash may only be placed outside for collection the evening before collection. Such trash must be contained to protect fromanimals or spillage and trash cans must be removed from sight the same evening of collection.

The Summer Hours for BonbrookPlantation’s Fitness Center effective May 1st are as follows: Open seven days a weekfrom 5:00 am to 11:00 pm.

All homeowners should have an access cardto gain entrance into the Fitness Center. Foryour own safety, please do not allowentrance to anyone without an access card,thank you. To obtain an access card, you

must complete the access card registrationform in order to obtain an assigned accesscard.

You can drop by your clubhouse during openoffice hours or simply go to your communitywebsite: www.bonbrookplantation.org andselect the Clubhouse Recreation AccessCard Registration form. Complete and eitherbring into the clubhouse office or drop in themail and we will issue your access card toyou.

NOTICE: the camera surveillance system ismonitoring the recreational center and allaccess cards are monitored through theaccess card system, so all entry times arerecorded 24 hours a day – 7 days per week.

In Your Home- Dispose of fallen fruit outside your home.- Clean trash containers and trash areas.- Use tight fitting trash lids.- Repair dripping hose connections.- Dispose of uneaten pet food daily.- Keep counters and floors free from food crumbs.

In The workplace- Discourage eating at the workstation.- Keep dumpsters away from the building.- Use lids on dumpsters.- Repair dripping sprinkler connections.- Empty trash cans daily.- Keep coffee area free from food crumbs.

Social Committee Update:We had a great 2018 year! Thanks to all who attended and helped out at our events throughout the year.

Throughout the year we had mini-events for our neighborhood kiddos. Every month or so we’ll have a themedmovie and a craft in our Rec Center Movie Theater. Of course we always have lots of goodies. We did aHalloween Social where the children worked on crafts, bobbed for apples and enjoyed games, prizes and popcorn.We had a bounce house, train for them to ride and rock climbing wall; everyone had a great time. For Christmaswe had pictures with Santa, Mrs. Clause and their elves. We watched a movie, had homemade hot cocoa, cookiesand snacks.

Our next scheduled event is the fall Carnival on October 19th. Hope to see you there!

fencesHomeowners shall be responsible for the maintenance, repair and /or replacement of all fences inexistence at time of transfer from Builder to Owner. The fence that encloses your back yard is yourresponsibility. Many iron fences on the lakes and facing gaps are rusting out or fallen over; it is timefor these to be replaced. This is a homeowner issue and cost. Please make plans to replace your fence.Fence stains are only permitted in clear. Fences that have already been color stained, will have to beredone in clear when time to renew. Thank you.

General MaintenanceEach Owner shall maintain and keep in good repair his or her Dwelling and all structures, parking areaand other improvements, including mail box, driveway and its apron portion forward of the buildingline comprising the Homesite. All structures and other improvements designed to be painted must be keptpainted and the paint may not be allowed to become faded, cracked, flaked or damaged in any manner.

ImprovementsAll Members’ replacement, repair and restoration practices as to the improvements on Property within the Subdivision are subjectto the prior approval of the ARC and must comply with all Guidelines.

General NuisancesNo portion of the Property shall be used, in whole or in part, for the storage of any property thing that will cause it to appear to bein an unclean or untidy condition or that will be obnoxious to the eye; nor shall any substance, thing, animal, or material be keptupon any portion of the Property that will emit foul or obnoxious odors or that will cause any noise or other condition that will ormight disturb the peace, quiet, safety, comfort, or serenity of the occupants of surrounding Homesites, Recreational Sites, orCommon Areas. No noxious, illegal, or offensive activity shall be carried on upon any portion of the Property, nor shall anythingbe done thereon tending to cause embarrassment, discomfort, annoyance, or nuisance to any person using any portion of theProperty. The use and discharge of firecrackers and other fireworks is prohibited within the Property.

Commercial Vehicles ParkingA vehicle with commercial advertising located thereon may not be parked in the driveway.

Garage SalesThe community has two community-wide Garage Sales held in May and October each year. Individual garage sales are notpermitted.

Mow and Maintain YardsPlease remember to mow, edge, weed, water and maintain yards. We’ve noticed some yards that are turning brown.

4-wheelers and ATVs not allowed to be ridden in the communityPlease be reminded that 4-wheelers and ATVs are not allowed to be ridden in the community.

Watch out for School Buses! Did you know that passing a school bus that is loading or unloading children is illegal? The lawstates that even if you are on the opposite side of the road, driving in the opposite direction, you may not pass the bus unless theroad is divided by a median, the bus has begun moving again, they have removed their little Stop Sign or turned off theirflashing red lights, or unless the driver has waived you on. Hefty fines of up to $1,000 for violators!

Here are several safety measures drivers can take to help keep children safer:

• When driving in school zones, be alert and watch out for children.

• Slow down and watch for children gathering near bus stops.

• Look for children who might dart into the street without looking for traffic.

• Know and obey the laws concerning school zones and school buses.

Lock your doors:While this may seem simple, up to a quarter of vehicle thefts are from unlocked cars.
