Dear NOAA Member,
This has been a year, 2018.
For some of us, it has been the best of times and for others, not.
Either way, the New Year brings new opportunity and a fresh slate. If it was less than desired, you can put it behind you, but if it was great, just build on it.
New year – new opportunities. Successful businesses recreate themselves with some regularity. At NOAA we must consider constantly striving for improvement. But in order to improve we must ask ourselves some tough questions.
• Are we taking our members in a good direction? • Are there members needs that we need to consider? • Can we make ourselves more valuable in our market? • What changes can we make to enhance our value to our members?
These are a few of the tough questions that we ask ourselves.
Our 2019 direction includes the opportunity to take advantage of Maintenance Assessments and a new track of maintenance workshops, designed to be hands on in both Toledo and Cleveland. If you’d like more information about these assessments, please ask Jacqui, Ryan or me.
Many of you know that we joined the National Apartment Association two years ago. But I am not sure that many of you know what that means for you. We will be happy to answer that question, as well. In 2019 we will be teaching NAA's management designation course (CAM), NAA's leasing track (NALP), NAA's maintenance track (CAMT), as well as, (CAPS) NAA's certified apartment portfolio supervisor, (IROP) NAA's independent rental owner professional, and NAA's apartment supplier track, (CAS).
So what else are we working on? Here is a teaser for you:
• NOAA is working on a strategic initiative that can help drive long-term positive impact to owners. • Through volume, in members and dollars, we can generate opportunities that most members are simply not able to pursue themselves. • These opportunities which will create non-traditional streams of income, dividend income potential, and pricing reductions for property management companies large and small.
There will be more on this opportunity for owners in 2019, but if you’re interested in learning more about this initiative, call me.
At NOAA our first goal is and remains to create meaningful programs for you.

One is a hulking former distribution terminal situated on Cleveland’s lakefront; the other designed as multiple buildings landlocked in a nearby suburb.
One property, built almost 90 years ago, is on the third ownership group since its conversion to apartments. The other is still owned and managed by the company that developed and built it in 1998.
Yet they share one very important characteristic. A bragging right, actually: Both The Shoreline, on the lakefront near East 55th Street in Cleveland, and The Terraces at Northridge in suburban Brooklyn, captured the coveted title of the Northern Ohio Apartment Association’s 2018 Key Award Property of the Year.
Each finished with identical top scores from on-site judging in a vast and extensive competition that spanned 188 apartment properties across northern Ohio. Most of the

judging was conducted June 19, although outlying areas —Toledo to the west, Conneaut to the east, Galion to the south and Youngstown to the southeast — were visited throughout that week and into the following week.
“They’re basically judged against themselves, as to whether they’re as good as they can possibly be,” said NOAA President Chuck Schulman, explaining the competition’s significance. “These properties just excelled beyond what most achieve.”
NOAA has presented the Key Awards for more than 15 years, “and they do represent the best of the industry,” Schulman said. “The awards are done for many reasons: number one, to challenge ourselves to meet our potential and, two, to recognize industry excellence.”
And to the winners, what does the title Property of the Year mean for them?
“It’s validation,” said Dan Ross, director of operations for The Landmark Cos., which bought the former Quay 55 in July 2017 and immediately embarked on an improvement and expansion plan as the rebranded Shoreline.
“It’s a big honor, with all the new properties coming on line,” said Kate Wilson, property manager at The Terraces at Northridge, operated by Comet Management — the property management arm of Stark Enterprises, which developed and built the community. “And (for the community) being 20 years old, it’s a tribute, it’s nice.”
And hard-earned. Along with the title, 2018 Property of the Year, the two winners share something else in common: A creative, attentive management culture. Contest judging is detailed and stringent. No one walks away as the No. 1 property without hard work and putting residents first at every turn.

Off the Shoreway, along the Marginal Road at East 55th Street with nothing to the north but endless, expansive views of Lake Erie, stands an apartment community carved from a piece of the city’s industrial history.
Now christened The Shoreline, the building was originally named the Nicholson Cleveland Terminal, built in 1929 by the Nicholson Transit Co. as a four-story distribution point for newsprint and automobiles shipped in from Detroit. In its heyday, it stood as a hub of activity. But, decades later, the building stood vacant until the structure and five acres were bought in 1993 for redevelopment as luxury apartments.
The community consisted of 138 units when The Landmark Cos., based in downtown Cleveland’s Warehouse District with apartment buildings in Cleveland and Indianapolis, bought the property last year and immediately began an expansion project.
Over the last year, the company added 29 units, so the property now totals 167 apartments. The expansion involved converting a level of the garage and first-floor retail space into apartments, according to Property Manager Katie Poelking.
The Shoreline consists of five floors of one- to three-bedroom units, ranging from 650 to 1,800 square feet: specifically, 38 one-bedroom suites, a pair of three-bedroom apartments and the balance two-bedroom units. Monthly rents range from $1,150 for one-bedroom apartments to as much as $2,740 for the exclusive three-bedroom units.
The community is drawing boaters and empty-nesters, with at least half of its residents who work in University Circle, the city’s cultural district just minutes away. The Shoreline is situated between a few private marinas to the west and the public East 55th Street Marina next door.

Residents are drawn, says management, by that massive body of water staring the property in the face.
“No other view like this,” Ross said. “Just where we’re located — it’s quiet, it’s serene, with a view of boats and marinas.”
“There’s no building like this,” Poelking said.
But to create a “community,” management goes beyond the bricks and mortar.
Residents and their pets can enjoy a “Bark Park” — an area designated specifically for dogs. (There are no size restrictions, although some breeds are restricted.) An outdoor heated pool overlooking the lake is open
from Memorial Day to Labor Day. Along with a 24-hour accessible fitness center, residents can bike, run and walk along the Marginal Road.
During the summer, management arranges for food trucks to line up in the surface parking lot outside the building for “Food Truck Tuesday.” And in the fall, residents are invited to enjoy a catered cocktail party labeled “Sips by the Shore.”
“I’ve always said that each property takes on the personality of the manager — and its location. She deserves all the credit for this,” Ross said, with a nod toward Poelking. “She’s put her heart and soul into it.”

But that’s exactly what Stark Enterprises and its Comet Management division accomplished at The Terraces at Northridge, conveniently located minutes from Interstates 480, 71, 77 and 90 in suburban Brooklyn. The community also won the Property of the Year Award in 2013.
A repeat performance is unheard of, but Lori Reynolds, Comet’s director of residential operations, and Kate Wilson, The Terraces’ property manager for 10 years, took the honor in stride.
“The property is very comfortable and easy to tour, and I think when people get into our model suites, they can see themselves living in it,” Wilson said, explaining why it made such a lasting impression once again.
"We focus on delivering an extraordinary experience for the tenant and their guests," said Reynolds. "Everything we put into our properties is driven by our philosophy: It's all about the experience."
The Terraces at Northridge, is anything but small, consisting of 256 apartments in 16 two-story buildings.
Units measure 750 square feet for one bedroom and 950 square feet for two-bedrooms. Rents change daily; they fluctuate based on availability.
“We use every inch of our 950 square feet; we don’t leave any gaps, so you kind of get to live in all of that space,” Wilson said. “That’s a big difference between us and others.”

Residents enjoy an outdoor heated swimming pool, a clubhouse with a party room and fireplace and a 24-hour fitness room with locker rooms.
Suites are spacious and homey, featuring fully-equipped kitchens, private entrances, private storage and walk-in closets, but the community’s exterior is as much a selling point as the living space.
“Our landscaping is always beautiful, and we also have a lot of green space, which makes it more homelike,” Wilson said.
Residents use the green space for studying, sitting, relaxing outside, playing cornhole or catch, to walk their dog (pets up to 80 pounds
are allowed) or “whatever activities they would in their own backyard,” Wilson said.
But then management takes customer service one step further: What began as a seasonal community herb garden has expanded to include peppers, zucchini and spices that residents can help themselves to when preparing that day’s meal. (Wilson started the home-grown community garden because she disliked having to go to the store for basil when cooking.)
Next up: They’re looking to introduce a community coffee bar in the clubhouse in early 2019.
All about “the experience” indeed.
