DIRECTIONS From Leighton Buzzard take the B4032 towards Soulbury which is reached 1¾ miles after leaving Leighton Buzzard. LOT 1: GRACE’S FARM PASTURE 6.11 hectares / 15.10 acres Situated on the edge of Stewkley, adjacent to residential property, with good access off Dunton Road, this excellent parcel of permanent pasture is divided into three enclosures. The land is enclosed by good hedges and fencing and is well suited for equestrian, livestock or amenity use. There is a water trough in the western field fed by mains water with a meter on Dunton Road. The eastern field is notable for the extensive ridge and furrow – an archaeological pattern of ridges and troughs created by a system of ploughing used in the Middle Ages. The wood enjoys good access via a hard track to its own small private parking area from where a hedged track, which is also owned, runs to the woodland where it connects with a good system of grass rides.

The wood was established in two phases – the northern 16.8 acres in 1996 and the southern 7.2 acres in 1998. The well-presented crops are dominated by oak and ash.
