Super Condominium Composition: Apartments: 24 in six buildings Villas: 11 Super condominium common areas: drive and swimming pool. Accompany Report list of the values of the tables of shares. This study was commissioned to proceed to verify the tables of the values in millesimal, proportional to the tables of shares of the property specified above. (table A) For the evaluation of the general rights expected on common parts for the individual condominium, it has been estimated land value and not market value and of which the comparative measure has been the cadastral area. The land surface cadastral has been corrected with the coefficient floor (buildings with no elevator) in order to highlight the advantages and disadvantages arising from the "floor" and with the coefficient "typology" to differentiate pertaining external areas and those without pertaining external areas, also from the villas, “individual homes”. The land surface cadastral represents the commercial surface of the units and it is calculated in the following way: calculating the whole to maximun 50 cm thickness. The perimeter walls, the internals walls and the common walls are calculated 50% to maximum 25 cm thickness. The stairs are calculated only once and independently from the number of the connecting floors. Rooms such as: laundry, garage and cellar are calculated in reason 50%, porches and balconies in reason 30% up to 25 square metres and 10% for the part in surplus. The pertaining area is calculated 10% to the surface covered from the building, the remaining pertaining area surface in reason at 2%. The cadastral surfaces are indicated in the statement which is presented at the Land Regisrty Office more qualified. DESCRIPTION OF COEFFICIENTS 1. Coefficient of height. This coefficient expresses numerically the advantages and disadvantages held by a property unit in relation to its position of elevation above the ground. In this specific case having the building an elevator inside, the units privileged are the ones placed on the upper floors. Description Coefficient ground 0.90 first 1:00 second 0.98 third 0.96 2. Typology coefficient. This coefficient puts in evidence the difference of the typology and so the value of the single units of the “villas”, and the “apartments”, with pertaining external area and apartments with no pertaining external area. Description Coefficient Apartments with pertaining external area 1.05 Apartments with no pertaining external area 1.00 Villas 1.20

Description of the Tables of share for their practical application in the distribution of service charges. TABLE A - A1 - A / 2: Values of the tables of shares in general of the property of the complex. The tables "A - A1 - A2 'will be used for the allocation of common expenses (Articles 1117 and 1118 cc, and art. 68 Avail. Att. Cc). Table "A", is referred to the general property of the individual buildings (ABCDE) that make up the complex called Amalfi. This table will be used for the distribution costs, this, in considering the fact that the six buidings are all one independent from one another.(example: the reparing of the roofing of only one building) Table "A1", is referred to the general property of the complex as a whole Amalfi (ABCDE buildings).This table will be used for the sharing out of the ordinary and exstraordinary expenses concerning the common inner parts of the building. ( for example: mantainance of the common passages, maitainance of the common sewer system parts etc)

Table "A2", is referred to the general property of the complex Amalfi and Villas. The table will be used for the sharing out of the ordinary and exstraordinary expenses concerning common parts both in Amalfi complex and villas. For example: drive maintenance, maintenance and swimming-pool expenses, drive illumination etc.) TABLE B Tables shares of the stairs Table "B" will be used for the sharing out of ordinary and exstraordinary maintenance of the stairs. The millesimal values of the tables of shares "B" have been calculated, as provided in the art. 1124 of the Code, but the height floor has not been considered since the units that use the stairs are located on the same floor. This same table will be used for the access of the stairs of the lodgings of the Amalfi complex (for example: the cleaning of the stairs, ordinary and exstraordinary maintenance of the stairs, the division of the expenses of the lights of the stairs etc.)
