My best piece of advice when you’re apartment hunting is:
keep looking.
Being a student renter can be hard. Being a fi rst-time renter
puts you at a pretty hefty disadvantage. If you don’t have a
history as a tenant and you don’t have a full-time job, in a
market where there is a low vacancy rate and high demand for
housing, your odds are challenging enough. On a student budget
your options are limited. So maybe you won’t fi nd that dream
apartment, but at the very least, you need to ensure that you fi nd
something where you’ll be comfortable.
Keep looking.
Don’t stop until you’ve signed a lease. Don’t accept an
apartment if you don’t think it’s the right fi t. Don’t agree to
conditions you can’t live with. Don’t move into something you
feel may be inappropriate just because it works with your budget
– this is especially important if you feel it may be unsafe.
You will fi nd an apartment. Enjoy apartment hunting, and enjoy
living on your own. Keep looking until you fi nd the right place
and your fi rst apartment is bound to be great!

Dream home or rental nightmare?
FINDING QUALITY WITH CRBP
DO YOU KNOW WHAT THE difference is between a good rental experience and a bad one? Professional property management.
It may be your first apartment – it may be your second, or even your third. But there is so much to navigate – on top of having a short rental history established as a student – that finding a great apartment can be tough. And on a tight budget it can be even tougher. You may be happy to find a place that you can afford, in the right location and the right size – but without professional property management, you’re not likely to find it a very satisfying experience.
Unfortunately, it’s not until you’re an experienced renter that you realize what good property management means. You may have a landlord or you may have a property manager – a company that runs the rental for the property owner. Regardless, the person responsible for collecting rent, making sure the rental is in good running order and that the building itself is in good, clean repair, is doing property management.
But how can you be assured of quality property management before you sign on the dotted line? Too often, a dream apartment ends up becoming a nightmare when a tenant finds that the property isn’t being looked after properly. It can range from small inconveniences to serious safety concerns. The Federation of Rental-housing
Providers of Ontario started an interesting program. They developed the widely recognized Certified Rental Building Program (CRBP).
It’s as straight forward as it sounds. It promotes professionalism and provides tenants with a quality assurance guarantee when finding a rental home.The program, soon to launch in British
Columbia, is entirely voluntary. Property management and property owners apply to certify their buildings by meeting and/or exceeding over 50 minimum standard requirements set out by the CRBP, including mandatory education and training. These requirements are very extensive – but they’re also very reasonable initiatives that add up to a positive rental experience. The CRBP includes elements such as:
• maintenance and upkeep • education and training for all staff • safety standards • environmental standards
The quality guarantee comes from a third party auditor, J.D. Powers, that audits the apartment building to confirm all standards have been met, ensuring only properties that qualify get approved. Certified buildings are then provided with approval and signage – one look at that green checkmark sign is all it takes for an apartment hunter to know they’re in for a good rental experience. The next time you’re on the hunt, look
for the CRBP sign. There are definitely great buildings without certification, but it’s trial and error to discover which ones
– unless you see the sign. We all love a sure thing!
