Comprehensive lease management is fully integratedwith accounting information in the sub ledgers andgeneral ledger. All relevant data is integrated to ensureefficient reporting across the application. Security canbe defined down to the table and row level, and can berole-based to display only those fields to which the userhas access.

Ease of use means clear, uncluttered screen displays withstep by step drill-down to the data. A proactive event-driven tickler system advises users of date-sensitiveevents such as rent reviews, lease options (e.g.,renewals), issues pending and personal appointments.We have also developed a comprehensive range ofinterfaces - such as GIS and CAD - to allow data to beavailable to our clients in their existing applications.

Standard Management Module

The Standard Management Module is thecore of the Manhattan solution. Itprovides the capability to handlecomplex data structures incorporatingowner, property, tenant, vendor, and leaserelationships. Setup is extremely flexible,with Administrators having the ability tomodify or edit fields and configurescreens around data types. Manhattanalso has an event-driven Diary/Ticklersystem that can be based on any dates inManhattan, allows user-defined warningperiods and is compatible with third-party email applications.The Organizational Breakdown StructureModule is a unique management toolthat enables user-definable organizationaland physical hierarchies to be createdand tagged to data elements, providingoutstanding analysis and reportingcapabilities. Besides standard reports,Manhattan has a cross-form ReportWizard that enables simple 'point andclick' reporting across all key screens.Third-party reporting tools such asMicrosoft Office®, Cognos®, BusinessObjects®, SQL® and Crystal® can also beused to report over Manhattan data. Onthe Transaction Management sideManhattan has a comprehensive, projectbased Acquisition and Disposals Module.

Financial Management

Manhattan has a fully contained financialmanagement suite. The Accounts PayableModule provides full AP functionality,including a vendor database, payablerents, service charge accounting, anddetailed expenditure reporting. TheAccounts Receivable Module providescomplete AR functionality, includingreceivables rent, service charge/expenseapportionment and recoveryreconciliation, rent demands, statementsand reports. The General LedgerModule is a powerful, US GAAPcompliant, multi-company consolidationsystem that fully integrates with allManhattan sub ledgers. Manhattansupports an unlimited number of ledgersto provide a multi-dimensional structure

and superb consolidation capability. TheGeneral Ledger Interface allows for theexport of transactions to the third-partyledgers of the major ERP systems (e.g.,Oracle®, SAP®, PeopleSoft®) as well asmainframe solutions. The Fixed AssetModule supports asset recording withserial numbers, locations, cost centers,etc. and provides full depreciationaccounting. It is integrated with thePlanned Maintenance and Help DeskModules for reactive maintenancepurposes.

Facility Management

The Projects Module has a built-inworkflow to manage the variousprocesses and stages or any proposedcapital works or moves/adds/ changes. Itautomates the tasks involved in movingand/or changing assets throughout anorganization. Purchase Order Processingallows work orders to be placed withvendors, close monitoring of deliveredgoods and services against orders, andinvoice matching. This module isintegrated with the Help Desk andAccounts Payable modules. CADIntegration enables a full bi-directionalinterface to AutoCAD, while ImageStorage & Retrieval provides the abilityto store and retrieve graphical images(photographs, plans, leases documents,etc.) associated with properties andleases, as well as individual units.Manhattan can be integrated with arange of third- party GIS products suchas MapInfo® and Arcview®.

Space Planning & Management

The Space Management Module isdesigned to assist in the overallallocation and usage of the tenant'sphysical space in order to maximizeefficiency. Not only does this moduleprovide full space managementfunctionality, it also has powerful financialcapabilities for rollups and allocations.Space Planning & Forecasting providesassistance in all stages of managingmoves within an organization. User-defined move workflows streamline the

process. Users can automatically raise amove order, track assets throughout thefacility, record the purpose of the moveand display CAD drawings.

Maintenance Management

The Planned Maintenance Moduleprovides full control of cyclicalmaintenance and decoration schedulesand can be used for the management ofanything from simple assets to majorcyclical plant and equipmentmaintenance. This module is fullyintegrated with the Condition SurveyModule and Purchase Order Processing.Condition Survey provides efficient andstructured management of conditionsurveys for a variety of assetclassifications, including both internal andexternal buildings and structures as wellas plant equipment and M&E, allowingfield data collection through PDAs. TheHelp Desk Module enables prompt,efficient management of reactivemaintenance calls, subsequent responsemonitoring and analysis, and resourcescheduling. Portal-based Employee SelfService provides a portal interface thatallows employees to access a range ofreal estate and facilities services, as wellas non-facilities services.

Project Management

The Project Management & CostingModule controls project initiation andstartup, project communications, tasks,budgets and resources against a projecttemplate, works package or sub-workspackage basis. This module interfaceswith Microsoft Project® as well as otherkey Manhattan modules.

Procurement Management

The Procurement & ContractManagement Module enables therecording and processing of tendersfrom initial RFI creation through thevendor selection and contract stage.This module also provides onlineintegration for comparative purposes,historic analysis and reporting. TheCommitment Accounting Module is an

advanced purchase control system withbudget management facilities to controlthe full procurement cycle. Additionalfacilities include links to contractmanagement services and productlibraries as well as variable workflowfunctionality to control authorizationhierarchy. The Construction IndustryScheme Module offers seamlessintegration with the Accounts PayableModule to monitor all tax certificates forcontractors. It provides administrationfacilities for payments made tocontractors according to the relevantgovernment tax schemes.

Portfolio Performance Analysis

This module supports the analysis of pastperformance in terms of growth incapital investment, market value, rentalincome and total return. It also enablesthe analysis of future performance interms of internal rates returned atdefined points in the future. Projectionsof future performance can be carried outbased on historic actuals and varioususer defined assumptions. Manhattanalso supports the valuation of propertyinvestments by open market, DCF andequivalent yield methods.
